I recently listed a home in "Historic Ridgewood."  It was listed on April 6 and had an offer on April 8.  We don't often get a "quick" sale on our listings but every now and then we get a home that will move fast.  What is the difference between this home and other listings I've had?     Four factors come in mind: Location Price Staging Preparation Location:  This home is located in Historic Ridgewood in Canton, Ohio.  There are several different architectural designs in this area that make it unique.  The area also has a great history; you can read more about it by following the link below: http://www.historicridgewood.com/ Price:  The seller understood the importance of pricing a home to sell.  We looked at the comps and did an analysis of homes in the area that had recently sold. ...

He's backkKKKKKKK!!!!  YayyyYYYY!!!!  Coffy has just returned from his second consecutive trip to Jamaica! Ann and Josh agreed to allow him to accompany them on their recent vacation trip. Thank you Ann and Josh! Something tells me he had preferential treatment? Looks like he has his own seat on the airplane in this picture. The first leg of his trip was from Cleveland, Ohio to Key West, Florida:  Coffy is hoping he will get served a meal during his plane ride from Cleveland to Key West He likes Key West! Could he maybe stay here instead of getting on the cruise ship?  After watching the movie The Titanic, Coffy keeps eyeing those life rafts nervously. The sun is incredibly bright at Grand Cayman Island! He should have brought along some sun glasses. Ah yes! That's what friends are for!...

Have your thoughts turned to spring and summer activities? Do you think life would be better if you were living the great life in one of the condos at Meyers Lake? There are some great Meyers Lake Condominiums available right now in all price ranges. Some are high end with lots of amenities, while others will fit the budget for those more cost conscious. There are some waterfront properties available from time to time. Either give me a call or make an email request and I'll send along a list of all the active properties around the lake.  Can I do Real Estae when I get out of here? Yesterday, I participated in Career day at Indian River, a prison for teenage boys. The ages ranged from 13 to 21.  Most of them had never met a Realtor, or knew what careers were available in the field. They were so young looking.  Some were short and some were tall, but to get to this facility, you've been around the block a few times. One guy said he knew how to build sheds and dog houses, so he knew a little about being a builder.  He might be onto something.  Another guy said he would be a good salesperson.  He would make them buy a house based on his personality.  I've met agents with a dominate personality like that. One guy said isn't it like selling cars? It's all a scam anyway.  So jaded already.  NO, we have a code of ethics, we ha...

What are the odds of this happening... Coffy will be on his way BACK to Jamaica! This time he will be taking a cruise ship leaving from Florida, and even get to stop over in Cozumel.   Perhaps its the luck of the Irish? I don't even know if Coffy is Irish, or even what he is for that matter. But he sure is lucky this week. A trip to Jamaica would ordinarily be considered a "Once in a lifetime trip" for most of us, but Coffy is going back next week! Not only is he going back to Jamaica, he will be going to Ocho Rios once again, a place from which he has just recently returned! He will be gone for the week of March 22 - 28. Stay tuned for his latest pictures when he gets back. If you are planning an out of the state vacation and would be willing to let Coffy go along, please let me know? ...

In 2009, the Pro Football Hall of Fame celebrates it's 46th year. Since opening in '63, the Museum has grown in size and with that came expansions for new galleries. This is a sports showplace. And if you have not been to it-plan a day to stop by! Even if you have visited years ago-come again! It ain't your grandfather's Football Shrine. This place is amazing. And Canton, Ohio is pleased and proud to have it here. Today, as the annual Pro Football Hall of Fame celebration has grown-it now takes over 4,200 volunteers to pull it off. I am proud to be one of those volunteers. It's planning time and our mid-summer event is taking shape. We have been working on the details since mid January. Since those early years, the Pro Footb...

Coffy just got back from a super vacation trip to the island of Jamaica! He had traveled by plane with Eric and Tiffany and family and logged about another 3400 miles. He enjoyed his stay at the Beaches Boscobel Resort and Golf Club which is about 10 miles from the town of Ocho Rios. Ocho Rios is about a two hour drive from Montego Bay. This is one of his favorite hang outs during the week  Rules, rules, and more rules. Oh well, he still had fun despite of it all AhhHHHH yes! A great way to beat the heat Oh boy! A friendly face! This new pal is so much better than that character he met in Florida awhile back!

I LOVE DOGS! I love my darling Cats too!! All that know me well, know my passion for animals. In my office at DeHOFF REALTORS, the joke has been that I drive around in between real estate appointments and look for stray dogs. Some even have taken the joke a step further and say folks had better keep their dogs in the home, as I am out stealing them. Of course it is all in jest. In the humor, the sad fact is that I often return to my office with a "found this dog" story. On occasion it may happen twice within a couple week period. The fact is that you do not have to look to hard to see a stray dog running loose. I always have a dog lease and collar in my vehicles. I know many besides myself just can't allow a dog ...

It's pretty evident that this flood of REO listings is not stopping anytime soon. With unemployment rising and the sheer magnitude of available inventory, we haven't even seen the begining.  Somehow these banks have to eliminate these properties from their books. They are in the business of lending money, not owning property. Letting a property sit vacant for a few years will only cause depreciation of value. What's the quickest way to sell property? Auction.  Think about it. If banks would let their foreclosed properties go up for absolute auction as soon as possible, they would get a fair market price immediately. No need to wait 9 months to get it listed and then overprice the listing while letting it sit vacant for two years until the price is competitive. It's an endless cycle of d...

Frustrated that your home hasn't sold?  Have you thought about purchasing a St. Joseph statue to bury in your yard?  There really is no proof that the statue helps the home sell, but in my experience it's worth a try.  I took buyers through a home that had been on the market for about a week... inside the house was about 3 St. Joseph statues pointing towards the door.  A few days later the buyers wrote an offer and the house was sold.  Another client I know had purchased and buried a St. Joseph statue in his yard.  After a few weeks with no offers, he became frustrated and dug the statue up.  Did the home ever sell- no.  Here is an article that talks more about the St. Joseph statue.  St. Joseph If you are looking for something different to try to help get your home sold, why not try to...

Yesterday northeast Ohio was hit a snowstorm that dropped up to a foot of snow in some areas.  Most schools were closed and even some employers closed down and allowed employees to stay home for the day.  snowstorm So, what did I do yesterday while it was snowing?  Well, I had an appt. at 9:00 yesterday morning to show a house.  I called the buyers to make sure they wanted to venture out into the storm and they were ready to go.  We viewed the home, then went over to the office and wrote an offer on a house.  I had more showings scheduled at noon that day, so I called those buyers to make sure they wanted to venture out.  Sure enough they did.  They ended up picking me up at the office and driving because they had a truck with 4 wheel drive.  We looked at 5 homes and found the perfect o...

Our office has been selling a great deal of properties at short sale since the market started turning, so we have many horror stories of working with loss mitigation departments. Many times the work and worry involved with the banks outweighed the compensation, but we always toughed it out and did our best. Recently, however, a few of these institutions are becoming short sale friendly! To give one example, we recently received a call from a loss mitigation representative (shocking, I know!) for a property we have listed with great news. They told us that they would accept an offer at close to half of the current asking price! So we reduced the listing price to reflect the new bottom line. Last week, we received another call and the lender said that if the property sells, the bank will ...
