Stark County OH Market Report - the pulse Market Report for 3/8 to 3/15/2012. There were 76 sold properties during the first 15 days of March 2012.  Let's break this down into more detail.  Not everything was Bank owned either.  54 or 71% were regular sales.  Not distressed, short sales or foreclosures. 19 or 25% were foreclosures. The August 2011 Market Report for Plain Township Ohio. There were 66 active listings for August 2011, in Plain Township, Ohio 44706.  137 houses sold in the past 90 days at an approximate rate of 46 houses per month. It will take 1.58 months to sell the  current inventory of houses at the same rate.  What does this mean for sellers?  They have a 63% chance of selling in the next 30 days. The average list price was $119,182, The average sold price was $117,747.  The list to sale ratio was 96.80% and the average days on market were 71 days. The  absorption rate is the number of "months of housing supply" and how long it will take in months for all the current homes listed for sale to be sold. Market Absosrption Analysis 1-4 months of inventory is a sellers market.  There is less inventory...

Canton OH, I say FSB0, you say FIZBO I'm showing a house tomorrow to some new clients that is "For Sale By Owner."  I called and identified myself and asked would they pay me a commission if my buyers wanted to make an offer.  The FSBO lady said they needed all the money and how come the buyers couldn't pay me, after all you are the buyers agent. Couldn't the buyer just add the commission to the price?  I said that is not how we do things.   Isn't that kinda how we got into this mortgage mess with all the out of the box razzle dazzle? Trying to make the deal work?  I don't know, What do you think?

2010 End of the Year Market Report for Canton Ohio 2400 homes were sold in 2010.  The avg list price was $108,703.  The avg sold price was $104,100. The % of list price was 95.77, and the avg days on market was 78 days. The Paul and Carol David  YMCA in Jackson Township is one of the newest  YMCA's in Stark County.  It is in the heart of Jackson Township.   I joined the Paul and Carol David YMCA this past January, and I have been happy with the programs, staff and the facility.  They have programs for everyone, the staff is helpful, the instructors are professional and the building is clean, spacious and well planned.    My schedule includes yoga,  pilates, treadmill workout, weights, cardio and even the pool when I take swimming lessons.  I'm stiff and get fatigued easily from having MS, but I do what I can, and I can feel the difference already.   I have to say I don't feel all that graceful in the yoga class, but I love the cool down time when we lay on our mats covered with a blanket.  You would be...

A Short Sale is another way to stop foreclosures.  Be sure to read Stopping or Preventing Foreclosure in Canton, Perry, Plain, Jackson or Stark County  Part 1 and Part two.
