As of Friday morning, there's a new patio home owner in Batavia Township's Twin Spires at Lexington Run community! Our out of state buyer searched for information on Cincinnati patio homes and there's one agent team that will come up time and again for that search.  You get one guess as to who :)We worked together to assess her needs and identify good community fits.  When she was in town we visited a few patio homes for sale, then refined our search.  An adjustment to be near her daughter brought us to the Batavia Township area and soon to 4567 Citation in Lexington Run.This patio home met all the buyer's needs:  no basement, 2 bedrooms and a study (and bonus, a nice sunroom!).  And the price?  Well below the buyer's budget and one of the more affordable patio homes we toured. Our buyer ...

Once again we have helped a Cincinnati patio home buyer find the right match!  As of Monday morning, a Batavia Township patio home in the Twin Spires at Lexington Run community is under contract! Our out of state buyer first contacted us late last year and we reviewed her needs and budget and targeted a few communities as potential fits.  We toured those communities with her family during some visits but held off making a commitment until she finished relocating to the area.  Once back in town a couple of afternoons checking out the available inventory and a 2nd look on the weekend on the Lexington Run patio home before writing an offer.  The offer was accepted with no counter and we're now on to inspections!   Lexington Run is a recently completed Fischer Homes community and the Twin Sp...

How Do Schools Impact Your West Clermont County Home Values? If you follow us, you know politics and blogging aren't two things we typically mix.  We will however make an exception when it comes to our local schools, because what happens to our kids in the local school system can have a dramatic impact on the community, and from there, the home values for you and us!  While none of us want to pay more taxes, there are times it's the right thing to do.  We watched up close the battle royale in the Little Miami School District and documented the beating the home values took as a result.  Recovery only began AFTER they passed the levy.   When the Citizens For West Clermont approached us about providing our thoughts on schools and home values, it was an offer we couldn't refuse!  We know f...

I have been asked if the first time home buyer tax credit is working in Cincinnati, Ohio. I would say, "yes" to that.  Our activity for first time home buyers has increased steadily over the last several months and we had our best September ever recorded this past month!  We had 10 transaction sales... Below is the list of homes we sold in September, 2009: Eastgate, Ohio for $99,000 Mt Carmel, Ohio for $70,000 2 transaction sides in Amelia, Ohio for $112,500 Union Township Ohio, $105,000 Amelia, Ohio $175,000 Eastgate, Ohio for $161,000 Batavia, Ohio for $119,900 Amelia, Ohio for $175,000 Amelia, Ohio for 133,900 These were all single family homes and most were for first time home buyers.  The activity in Clermont County is very good and you can see by the price range that the house sal...

It isn't everyday that you get to meet a business owner that takes the time to sit down and discuss business and life in general with you at your first meeting.  I had the opportunity to meet the owner of Central Repair Service of Cincinnati Ohio, Garrett Slone.  The first time I was exposed to this business was when I needed a new condenser replaced on my refrigerator in my garage.  The service person was on time, replaced what was needed and left within one hour.  I heard of them later on the radio on a local Cincinnati Ohio radio station playing a commercial.  I went in to see the owner in person yesterday and was very pleased with my conversation with him.  He took the time to explain how thier business worked, how they kept the best employees working for them and how he cares for h...

I was driving down Glen Este Withamsville Road in Clermont County this morning and had the urge for a Carmel Latte.  After considering my options (Starbucks or Panera Bread) I stumbled across a new coffee shop right in front of the Kennedy's Landing Apartments and across the street from Chipolte.  The shop looked cute from the outside so I stopped in. As I entered, I heard some pleasant inspirational music that I recognized as "Third Day".  There was also some antiques and other merchandise sharing the space with comfortable looking tables and chairs.  It smelled of freshly steamed milk, hot espresso and peculating coffee.  I was immediately greeted by a friendly man who quickly finished serving the customer in front of me and proceeded to ask me what I would like to have.  I ordered th...

I read this somewhere, I think it was the rainmaker book. For those of you who missed it here goes! I just wanted to share a quick tip for marketing your home! This can be a successful tool for For Sale By Owners as well.I have done this for my sellers and it generates a great response. When marketing your home, choose 25 of your family and friends. Send them a hand written note about you selling your home. Ask them if they know anyone who maybe interested. Yes, even out of state family and friends. Sometimes Aunt Sally knows that Cousin Bob wants to move back to Cincinnati. The note needs to be handwritten and placed in the mail shortly after you decide to sell. Make it short and sweet, and leave your phone number. For agents of course, stick a card inside!Let your friends and family d...
