If you'd like a new Cincinnati patio home that would look like the one in the picture ,and complete with a SECOND garage door :), Brookstone Homes is making great progress in their The Enclave At Woodruff community in Anderson Ohio.  There aren't any finished houses YET, but they're working on the model home and have the streets and curbs in place.Brookstone Homes is the builder of other area patio home communities in Milford (still actively building) and Parkland Meadows in Symmes Township is completed (and that is our buyer's home there in the picture).Brookstone offers a very high quality patio home and as a smaller builder can more readily make adjustments to floor plans than your typical production builder. The Enclave at Woodruff is located between Woodruff Road and I-275.  We mean...

Ready for another Cincinnati new construction patio home option?  If your budget is in the high $300s and up, a new community coming to Anderson might be worth checking out!The builder is Brookstone Homes, and they're no stranger to building patio homes.  They recently completed a community in the Loveland area that one of our buyers is happy to call home!  They're also steadily building patio homes in the Milford area, and those homes are a bit cheaper than the Anderson community. The Anderson community is named The Enclave at Woodruff and will be located off Woodruff Road (which means you will be close to I-275). The community is limited to 34 patio homes and they are preselling now!  The community is still in development phase, so we'd expect a few months before they can start buildi...

After days and days of rain, the Ohio River is at flood stage.  We are seeing the back up on the Little Miami River as well.    Here are some pictures taken at Clear Creek Park in Anderson Township. The gazebo area is just an island.  No soccer today, unless the ducks can play!

Ohio's nonfarm wage and salary employment increased 1,800 over the month, from the revised 5,045,000 in June to 5,046,800 in July. "The number of unemployed Ohioans declined in July, and the unemployment rate decreased to 10.3 percent," ODJFS Director Douglas Lumpkin said. "Job gains in the private sector were partially offset by continuing jobs losses among government workers." The number of workers unemployed in Ohio in July was 614,000, down from 625,000 in June. The new FHA MORTGAGE INSURANCE PREMIUMS go into effect for CASE NUMBERS assigned on or after 10/4/10 NOW is the time to contact your potential FHA buyers & clients (especially those possible FHA streamline refinances) and get word out. If they want a choice of options, they need to get a purchase contract and/or a loan application in NOW. The new MIP has merits in that it will be a lesser loan amount financed and therefore less loan to pay off when people sell their house. However, it causes a HIGHER PITI payment that may not be appealing to people. Current upfront mortgage insurance premium - 2.25 bps ~ On or after 10/4/2010 - 1.00 bps ~ LOWER! Current monthly MIP - .55 bps ~ On or after 10/4/10 - .90 on LTV's > 95% ~ HIGHER! Take a look at the attached analysis here: FHA_Premium_Chang...

Weekly Economic Summary - July 9, 2010 OVERVIEW ~ June 28 through July 2 ~ The psychology of the economic marketplace, to the extent that it can be measured, shows up in the numbers. Over the course of the week, for example, the Dow Jones Industrial Average (DJIA) fell from 10143.81 at the opening on Monday to 9640.69, presumably on growing concerns about the apparent weakness in the American economy. Until recently, it has generally been agreed that the economy would stumble forward for several months and then, at the beginning of the next year, begin to grow in a sustainable way. By Friday, however, after the release of the June employment figures, the DJIA dropped and most other data edged lower. Even the manufacturing sector, which has been one of the brightest lights in the economy...

Here is the most recent update regarding the Homebuyer Tax Credit and possible extension of the June 30th Closing Deadline. What has happened The United States House of Representatives passed today (June 29) HR 5623 – the Homebuyer Assistance and Improvement Act of 2010 – by a vote of 409-5. The bill would extend the deadline for closing tax-credit-eligible transactions from June 30 to September 30, 2010. What’s next The National Association of REALTORS® (NAR) has worked vigorously to get the Closing Deadline extended. With this victory in the House, the bill now moves to the Senate where the outcome is much less certain. It may or may not happen. The best advice still is to proceed with any pending transactions as if the June 30, 2010 closing date will remain final and binding. NAR wil...

As you will recall, we emailed you last week about U.S. Senate passage of an amendment that would extend the homebuyer tax credit “Closing Deadline” from the current June 30 date to September 30, 2010. That amendment was part of a larger piece of legislation referred to as the “Extenders Bill.” Unfortunately, the bill failed passage in the Senate three times this week. The National Association of REALTORSâ is working closely with key Members of Congress, the Senate, and Senior Congressional Staff on the extension of the June 30, 2010 closing deadline for contracts eligible for the Homeowner Tax Credit. The best advice is to proceed with any pending transactions as if the June 30, 2010 closing date will remain final and binding. NAR is pursuing all possible options with senior congressio...

After two years of rising vacancies and slumping rents, apartment owners have reason to be cheerier these days. According to the latest survey of 169 markets across the U.S. by researcher Reis, the national apartment vacancy rate peaked at a record 8% in the fourth quarter of 2009 and remained unchanged in the first quarter of 2010. Asking rents increased by a scant 0.1% in the first quarter, but that was the first gain since the third quarter of 2008. Some 20,000 apartment units were absorbed in the first quarter of 2010, which is the strongest first-quarter showing in the past 10 years, according to Victor Calanog, director of research at Reis. “The multifamily market appears to be on the cusp of recovery. If so, pricing and transaction activity will rise and the window of opportunity...

U.S. Senate passed yesterday (60-37) an amendment that would extend the homebuyer tax credit “Closing Deadline” from the current June 30 date to September 30, 2010. The amendment (introduced by Sens. Harry Reid, Johnny Isakson and Chris Dodd) is now part of a much larger emergency spending bill - which includes extension of certain unemployment benefits, increasing Medicare payments to physicians and flood insurance – to name a few. Timing Senate Majority Leader Harry Reid will likely file cloture today which means the Senate could vote on the entire emergency spending bill early next week (week of June 21st). The U.S. House of Representatives would then need to approve the extension, likely to occur by the middle to end of next week (week of June 21st). Assuming the House approves the ...

With approximately $700 billion worth of loans coming due on distressed properties over the next four years, transaction activity in commercial real estate is picking up this year, albeit slowly, and is expected to intensify in 2011 and 2012. Investment capital that had been waiting on the sidelines from mid-2008 and the first quarter of this year is getting back into the game as confidence returns in the form of the market’s stabilizing fundamentals. “For example, life insurance companies, a traditional source of capital, are back in the market,” says Craig Butchenhart, the president and director of capital services for NorthMarq Capital, a national firm that offers commercial real estate investment banking. “And as more traditional sources come back to the market, there will be availa...
