Westchester County Real Estate--Homes that are priced well are still SELLING!!!! Especially in Yorktown. There have been some homes that came on the market in the last 6 Months that had accepted offers in the first 6 weeks of being on the market. Why do some homes sell faster than others? It's a very easy question to answer. The homeowners priced there homes according to the present market and made sure the condition matched the price. These two combinations make for a quick and good sale when the competition is not priced accordingly. As more and more people realize this, their will be able to sell thier homes also. 11/23/-12/05/08-Coldwell Banker continues it's dominance-Westchester County Real Estate-Yorktown Heights, New York 10598 Coldwell Banker is continuing to dominate Yorktown Heights Real Estate. Again there are 22 offices in the town of Yorktown. We are just 4.5% of the offices in Yorktown. Coldwell Banker of Yorktown was the listings agent on 16% of the homes that closed between 11/23/-12/05/08. We were the listing agents on 50% of the new listings and 33% of the listings that went to a pendings status. Selling your vacant land-This was a better year than last year to be selling your vacant land!! Last year at this time we closed on 25 vacant land deals in upper Westchester and Putnam Counties. This we have closed on 29 up 14% from last year. There are also 10 deals in contract, of which 6 are pending. This is a far cry from the 54 vacant land deals closed in 2006. Even if all the pending and in contract deals close we will still be down 18% from 2006. Weekly Inventory 11/15/08-11/23/08-Report-Westchester County Real Estate-Yorktown Heights, New York 10598 This week continues the trend in Yorktown Heights, New York 10598. Only 3 single family homes were listed in Yorktown Heights. On the other hand 12 single family homes left the market. This consisted of 2 in contract, 6 canceled, 2 expired and 2 that were sold. The 8 (expired and canceled) have not come back on the market. This trend is making it easier for the homes that are priced right to sell in a short period of time. Weekly Inventory Report-Westchester County Real Estate-Yorktown Heights, New York 10598 Well this week the single family home inventory decreased again in Yorktown Heights. Only 2 new listings came on the market. At the same time 6 left the market. 3 went into contract, 2 expired and 1 sold.   If inventory continues to go down and the interest rates go up prices will surely rise, it is only a matter of time. Here in Yorktown Heights prices have leveled off already.
