First there is always the cash option but in today's economy that is not likely, and even builders will use some form of financing. Second is the OWNER FINANCING OPTION. Recently I interviewed a prospective client who is in the restaurant business. He owns an upscale seafood restaurant that a year ago featured white tablecoths, 12 different sauces for his fish and all the other trappings, such as fancy micro vegetables and 'towers' of food presented on plates, that go with an upper-tier operation.  "I saw the writing on the wall a while back," he says. Well today we are having our 4th Winter Storm of this Winter Season!! Last weekend we have over 50 appointment made for showings on our listings and a couple of walkins. Looked like things were really going to start moving. Now we have a big storm come in on the weekend. The office will probably close soon and yesterday and today we have only had 21 appointments and some of them canceled. I think if the weather was to hold off we would have a good January. Today we are looking at 8-10 inches, it will probably stay around for a week stalling things again. We have a lot of good priced homes and property for sale sale right now , and with the lowest interest rates in a long time I think we will, as my Manager Joes would say "We Will Shine In 09" Thinking of SELLING in WESTCHESTER or PUTNAM...

Have you ever looked at piece of land with wetlands on it and wanted to know if it was buildable? If the land is in Westchester or Putnam Counties in New York, the changes of it being buildable are very slim. Any STRUCTURE, DRIVEWAY, WELL or SEPTIC SYSTEM must maintain a minimum set back from the wet land of 100 feet and sometimes (DEC protected wet land) requires a 200 foot set back. This along with steep slope laws in most towns can make even a 1-5 acre parcel un-buildable. January 3, 2009 - Came in the office today to do some prep work for the beginning of the new year. Much to my surprise we had an up call and the gentleman came in to see the home. Then we had another client walk in who is getting pre-approved and then going out to look at homes. We also had quiet a few appointments made today on our listings (23 appointments made by 3:00) This is a real good showing for a cold holiday weekend day in January with snow still on the ground. When Buying or Selling Vacant Land--Land Easements, How do they effect your purchase or sale? When you are looking to buy or sell a parcel of Vacant Land, you'll want to make sure where the utility (power, water, septic or sewer and telephone) easements are if any. You'll also want to make sure that the road is public or private. These easements can sometimes hinder you ability to build. Utility easements will have an area around them included in the easement so the easement can be maintained. Also a huge Power Line easement will sometimes have setbacks required by the municipality. Have you ever done a CMA, and wonder why you did not get the listing? I have been asked many times why I get a high percentage of listings to CMA's done. The main thing I stress is that at the end of my CMA I ask for the listing. I have spoken to many agents and found that they waited for the seller to say OK we will list with you. That is a nice thing to hear but sometimes people need to be nudged a little. If you don't ask for the listing your chances of getting it go down by 75%. Floyd Wickman has a few Cd's out there that describe the art of closing. I listen to these tapes and some other Floydtapes at least twice a month.
