Showed Homes to 5 different buyers this week!!!! I have been showing homes to a lot of buyers in the past 5 weeks. Make 6 offers. Got 3 accepted. 2 of them are buying homes that we saw the first day out. Showed a foreclosure to a buyer today and they put in an offer. Buyers are either coming in with pre-approvals are will made the call right from my office. Buyers are finally realizing that; NOW IS THE TIME TO BUY!!!! Interest rates went down again and hope prices are at a 3-4 year low. I have 3 appointments already for next week! My Lawyers are giving discounts. My Title Company is keeping cost to a minimum. Do you need Approvals to sell my land? Selling your Vacant Land-Westchester and Putnam County! You do not always need to have building approval to sell your Vacant Land!! But if you want to get a good price for it you better at least have Board of Health Approval. Buyers that buy property without approvals will usually pay any where from 12-50% less for a piece of vacant land. Start with a survey and then hire an Engineer to get your approvals. Showing Homes almost every day of the week!!!! Things have come to life again in the Real estate Market here in Westchester County. I have been showing home almost every day, sometimes more than one different buyer a day. We are seeing multiple offers on some homes, which is making our sellers very happy. A lot of the homes have been lowering their price but when they do they are getting a substanial amount of new showings. Some are even seeing past buyers coming back to take a second look. I believe this will continue well into the spring here in Westchester County. Aeclosures now have accepted offers and seem to be moving foreward. Buyers are reliezing that if the see a home that makes sense to them they need to make an offer. Some do not follow through, but that will be soon a thing ...

In addition to the tax credit, the American Recovery and Reinvestment Act of 2009 has several other provisions that should benefit home buyers and the housing market. It Will help home buyers that are in high-cost markets by extending the FHA, Fannie Mae and Freddie Mac loan limit of $729,750 through the end of 2009. It also allows the state housing finance agency to help buyers at closing by advancing the credit as a loan using proceeds from tax-exempt bonds. It extends the tax code section 25C credit for energy-efficient home improvements through the end of 2010. It increases the credit rate from 10 percent to 30 percen and raises the lifetime cap from $500 to $1,500 also expands the list of eligible improvements. I am kind of bored today!!!! Did they not say the stimulus package would generate business? Or am I being to quick to judge? (Ha) A tax credit of up to $8,000 is now available for qualified first-time home buyers purchasing a principal residence on or after January 1, 2009 and before December 1, 2009. Unlike the tax credit enacted in 2008, the new credit does not have to be repaid. The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $8,000. Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit. If you tax liability for federal income tax is $7,000 and had tax withholding of $5,000 for the year, then without the tax credit the taxpayer would owe the IRS $2,000 on April 15th. Suppose no...

If you are Selling your Vacant Land in Westchester or Putnam County you should know what your competition has to offer. There presently is 300 pieces of Vacant Land for sale with Board of Health Approval. In the last year there were only 33 sales of property offered with Board of Heath Approval. The available lots in Westchester County total 192 and the ones in Putnam County total 108. The 33 sales were divided up, 19 in Westchester County and 14 in Putnam County. There is a real problem with Vacant Land Pricing in Westchester and Putnam County. Vacant Land owners seem to think they own GOLD or PLATINUM instead of just DIRT. Some of the prices we have seen are almost double the real market value.
