Buying or Selling Your Vacant Land--How do you Deal with a Landlocked Piece of Vacant Land When you come across a piece of vacant land that is actually landlocked, meaning that it has no legal easement to a public street. These lots generally sell at a low price, perhaps because the seller can't be bothered negotiating (and usually paying for) an easement or land for a lot line change through one or more neighbor's properties. If you own a landlocked lot it is certainly worth approaching the neighbors to try to obtain one of these remedies. There are also legal remedies that may be attempted, although the advice of a real estate attorney should be sought before embarking on any of them. These solutions are listed below: (A) Suing to establish a 'common way of necessity' If the previous ...

Do you need Approvals to sell my land? Selling your Vacant Land-Westchester and Putnam County! You do not always need to have building approval to sell your Vacant Land!! But if you want to get a good price for it you better at least have Board of Health Approval. Buyers that buy property without approvals will usually pay any where from 12-50% less for a piece of vacant land. Start with a survey and then hire an Engineer to get your approvals. It is worth the $3,000.00 to $8,000.00 it will cost you because you will usually get $15-$50,000.00 more for it.   Don't Miss The Opportunity to list Your Home With The Company That Gets The Job Done!!!!!   Visit My Web Sites at http://www.realestatesallhere.com/   http://www.tomshouseofforeclosures.com/     http://www.icansellyourland1.com/Busin...

Looking to sell your VACANT LAND? How to find the right AGENT to SELL your Property!!! Listing your VACANT LAND for SALE can be very trying. Most agents in the business have never listed or even sold a piece of VACANT LAND. You are going to want and AGENT with EXPERIENCE in BOTH LISTING and SELLING LAND. The first way to do this is to ask them for a list of PAST and PRESENT LISTINGS. If they can not produce these than they are not the right agent for you. The second thing you want is a list of actual sales. This is sometimes more important than a lot of listings because it shows they can get the job done. The third thing is their knowledge of what it takes to get approvals in your area to build on the property. Also the knowledge of who can help you get these approvals and the relation...

Showing Homes almost every day of the week!!!! Things have come to life again in the Real estate Market here in Westchester County. I have been showing home almost every day, sometimes more than one different buyer a day. We are seeing multiple offers on some homes, which is making our sellers very happy. A lot of the homes have been lowering their price but when they do they are getting a substanial amount of new showings. Some are even seeing past buyers coming back to take a second look. I believe this will continue well into the spring here in Westchester County. Aeclosures now have accepted offers and seem to be moving foreward. Buyers are reliezing that if the see a home that makes sense to them they need to make an offer. Some do not follow through, but that will be soon a thing ...

In addition to the tax credit, the American Recovery and Reinvestment Act of 2009 has several other provisions that should benefit home buyers and the housing market. It Will help home buyers that are in high-cost markets by extending the FHA, Fannie Mae and Freddie Mac loan limit of $729,750 through the end of 2009. It also allows the state housing finance agency to help buyers at closing by advancing the credit as a loan using proceeds from tax-exempt bonds. It extends the tax code section 25C credit for energy-efficient home improvements through the end of 2010. It increases the credit rate from 10 percent to 30 percen and raises the lifetime cap from $500 to $1,500 also expands the list of eligible improvements. For the year 2008 operations, it expands the net operating loss carryba...

I am kind of bored today!!!! Did they not say the stimulus package would generate business? Or am I being to quick to judge? (Ha) A tax credit of up to $8,000 is now available for qualified first-time home buyers purchasing a principal residence on or after January 1, 2009 and before December 1, 2009. Unlike the tax credit enacted in 2008, the new credit does not have to be repaid. The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $8,000. Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit. If you tax liability for federal income tax is $7,000 and had tax withholding of $5,000 for the year, then without the tax credit the taxpayer would owe the IRS $2,000 on April 15th. Suppose no...

If you are Selling your Vacant Land in Westchester or Putnam County you should know what your competition has to offer. There presently is 300 pieces of Vacant Land for sale with Board of Health Approval. In the last year there were only 33 sales of property offered with Board of Heath Approval. The available lots in Westchester County total 192 and the ones in Putnam County total 108. The 33 sales were divided up, 19 in Westchester County and 14 in Putnam County. There is a real problem with Vacant Land Pricing in Westchester and Putnam County. Vacant Land owners seem to think they own GOLD or PLATINUM instead of just DIRT. Some of the prices we have seen are almost double the real market value. Until sellers come back to earth there will not be very many Vacant Land Sales in Westchest...

Buying or Selling Your Vacant Land in Westchester and Putnam County-These are the things you should know!!! Here are three very important things you should know before buying or selling vacant land. 1. What is the zoning on the property you are working with. Will it allow you to put what you want on it? Will you need to get a use, size of road frontage variance? This information can be found in the local building and planning department of the town the property is located in. 2. Can the property be approved by the county Board of Health for a septic, sewer, well or water connection? This process is best done by a Licensed Engineer. Also you will need a Survey and Topography Map. This will determine how many bedrooms and size of home that can be built. 3. Another issue that can arise is i...

Marketing Tips #16, Westchester County real estate-What it takes! 56. Sellers are becoming more and more suspicious of commission rates. Outlining a compelling plan to market their property for a quick sale will provide value to help you maintain a healthy commission. 57. Don't be tempted by the ability to make your own marketing material on your ink-jet printer. The cost and quality of professionally done materials for marketing are the best way to attract new business. 58. Having a Real Estate Sign on your listings for a long time will not look good. Try to get all your materials in prospects hands as quick as possible for a quick sale. Did you just inherit a piece of Vacant Land? What do you do with it? Well on thing you don't want to do with it is forget about it. If you don't keep up the taxes you will loose it. And if you don't live in the area you might loose it with out knowing it. The government will take after 3 years of delinquent taxes. When you don't pay the taxes they advertise it in the local paper and unless someone lets you know you could loose it with out knowing. But let get to the real question!! The first thing you need to do is get it evaluated by a knowledgeable real estate agent. Some one who know and does land sales. They will help you find out if it is buildable of just a piece of land that is useless and just eats up your tax money. If it is determined to be usable find out what the value is, b...
