Things have been very good the last 2 months!!!! Well, here at Coldwell Banker of Yorktown we have been seeing just as many deals going into contract as we have gotten new listings. This is quite a turnaround from where we were seeing almost twice as many new listings as in contracts. Inventory levels are starting to level out, another sign that things are changing. I also feel that as we get closer to the deadline for being able to file for the $8,000.00 Tax Credit things will get even hotter. A homeowner recently challenged me on the necessity of Staging his vacant property. After giving him all the usual Staging rhetoric I began to describe my favorite analogy and suddenly- the lightbulb went off! He got it! So I thought I'd share it: I like to compare Staging a vacant home to wrapping a present.  Imagine you received two gifts: The first gift is a blue sweater thrown in a brown paper bag. The second is the same blue sweater presented in a beautifully wrapped gift box with shiny wrapping paper and white cascading ribbons. Which evokes more excitement? Which do you perceive was more expensive? Update on Upper Westchester and Putnam County Land Stats Land sales seem to have dropped off drastically in 2009!!! From the first of the year there have only been 3 parcels of land sale. Blind man sees the light or maybe not! New York Governor David Paterson proposed Star Rebate Elimination. We are losing people to other states every week because of taxes here in New York, and in the latest Budget proposed by the Governor he cuts out a portion of the Star Program that helps keep a lot of our seniors in their houses.
