I invited one of my colleagues to Active Rain just a little while ago. She immediately got some of her Profile done. Then she started writing her first blog. She is one of the more energetic agents I know. I am sure it will be a great blog!   I am on a mission to get as many of my colleagues to join because I think we need to get our stories and adventures out there. I think this is the best way I know to do that!!

UPTIME--The UPS and DOWNS of Working with a Fellow Agent on Uptime Working with another Agent on Uptime can be the only thing that keeps you from being bored to death. But when the phones get very busy the only way you can keep up with the calls is to have another Agent help. Also when you get an up call and are on the phone for a few minutes the other person cal handle the calls to make appointments. Often we get a Walk-In and now you could be tied up for and hour or even more if they want to see something. Opps my three hours are up.Time to show my other Clients a few homes!   UPTIME--The UPS and DOWNS of Working with a Fellow Agent on Uptime

Uptime!   I Love It. The phones sometimes ring and you get a new person looking to buy. Sometimes you get a new sellerthat calls. But we are coming to the season where we are even starting to getwalk-ins. We seem to be averaging a little more thanone up call a day. This isalmost doublefrom about 4 months ago. I get some agents who say uptime is a waste of time! I do about3 deals a yearand have gotten at least one new listing each yearfrom my uptime. I do about 66 daysa year at 3 hours a dayfor about198 Hours. At an average of$3,500 per deal times 3 deals, that's an additional income of $10,500. This is a rate of$53 an hour!! Not bad! What are you making at that part time job that keeps you from doing uptime, maybe $13 an hour? For the average agent that does not do uptime that would be 1...

Listing your VACANT LAND for SALE it can be very trying. Most agents in the business have never listed or even sold a piece of VACANT LAND. You are going to want and AGENT with EXPERIENCE in BOTH LISTING and SELLING LAND.The first way to do this is to ask them for a list of PAST and PRESENT LISTINGS. If they can not produce these, than they are not the right agent for you. The second thing you want is a list of actual sales. This is sometimes more important than a lot of listings because it shows they can get the job done. The third thing is their knowledge of what it takes to get approvals in your area to build on the property. Also the knowledge of who can help you get these approvals and the relationship one process has to the other.Listing your VACANT LAND for SALE Call   Tom Santor...

I have a buyer for large parcels of Vacant Land!!!Westchester Only!!!   I have a buyer that is capable of purchasing very large parcels of vacant land in Westchester Count, NY. The minimum size depends on what can be built on it. If it is only Single Family homes need to be able to get a minimum of 25 homes, if it can be Town Homes we need a minimum 40 homes. Their pockets are very deep. They will only buy subject to getting some approvals. Must be in Westchester!!! If you have something that meets these criteria, I may be able to find a buyer for that also. But do not have one right now. Call  Tom Santore  845-590-5488

Have you seen banks turn down a short sale, then foreclose on it and sell it for less money? And you missed out on the commission! If we give up when the bank says no, we are letting them win the scrimmage but they loose the war. If we keep submitting offers on the short sale eventually the banks will see that the home is not worth what they thought it was. If they see offers often enough in the same price range they will eventually figure out that it is better to sell short instead of foreclosing and loosing more money. Join me in the fight to help our clients avoid the foreclosure and get out from under with a good short sale. If any one has had success with making another offer after the first one was turned down let me hear from you!!!

Tried to make some new appointments for the ones that got cancelled due to the snow. Only 3 of 6 were able to show. The rest could not show because they are not dug out yet.How do you not get your home dug out 2 days after the storm? Do you really want to sell your home? It is tough enough to get appointments to show and now they seem to have more reasons they can not be shown. Did you guys have these same issues today?

Good timing is everything! For the past 4-5 weeks we have been showing all kinds of property.Almost every day and 2-3 different clients. Offers are being made! Engineering scheduled! Then SNOW SNOW SNOW! Now what! Snow on roofs, frozen pipes and lost electric. We will have to wait for roofs to dry, electric to come back on and owners to clean up and make repairs. Now we need to make sure the buyer still wants to move forward. Sometimes when things get delayed buyers get remorse and get cold feet and back out. Hope you are having as good a time as I am watching the SNOW kill my month. Those of you in the south please send me some warmth, Please!!!!

Early Spring Brings The Vacant Land Buyers Out In Full Force Over the past month and a half we have seen a large influx of people looking to purchase vacant land. The interest rates on construction loan is at an all time low.If Mortgage Companies would start financing Vacant Parcels again the sales would pick up dramaticaly. But as of now the bank will only allow purchase money for land tied into a Construction Loan. I use to be able to get guyers loans on Vacant Land with 20% Down, then it went to 30% to no loans for land. If you do not want to build right away the only way to purchase is with owner financing. But they usually look for a substansial amount down, sometimes up to 50%.

Here are some tips for getting started with selling your vacant land in Westchester and Putnam County.  1. locate your survey, if you do not have one get one done. 2. Get a copy of your deed. This can usually be gotten from the tax assessors office in your town. 3. Be aware of and deed restrictions and easements on the property. 4. If you have Board of Health Approval you will need a copy of the permit and map. If not, vacant land sells for 10 to 25% more with it, so it might be a good idea to get it done. 5. Find the right realtor® for the job. This means one with experience selling VANT LAND not just homes. Past Blogs Looking to sell your VACANT LAND? I have a lot of EXPERIENCE!!!
