The recent stats released for Westchester County, NY show that for those who are fence-sitting in anticipation of major price adjustment – will probably have a long wait or become permanent renters.  This was particularly true of the condo/cooperative market which is the major entry point for most first-time buyers.  County-wide single family median home sales prices were up 1.9%, condominiums up 3.2% and cooperatives down 1.8%   over the 3rd quarter of  2006.  The only “bargains to be had were in multifamily residences where median prices went down 0.3%. The citizen population which is growing rapidly as a result of the new residential developments mushrooming all over the city.   If our live-in population has not reached the 60,000 mark, it will soon.  Meanwhile there is the White Plains, NY commuter population that works here but lives elsewhere. On Sunday September 30, Adopt-A-Dog held the 20th annual “Puttin’ On the Dog” show and festival in Greenwich, CT. For those who don’t know lower Westchester, NY, Greenwich, CT is just about 15 minutes Northeast of White Plains, NY. Adopt-A-Dog has been around for 26 years. It is located in New York, but it was incorporated in Connecticut. They have a full-service kennel in Armonk, NY which allows for temporary shelter for homeless dogs and cats. Adopt-A-Dog has evolved into not-for-profit rescue/adoption service. The festival is a fund-raiser as well as an event that helps to raise awareness and “exposure” for the animals awaiting adoption. The cooperative at 14 Soundview Ave. is located towards the Western end of the city in zip code 10606.  It abuts two distinct residential neighborhoods, Fisher Hill and Prospect Park.  Both Fisher Hill and Prospect Park sit right on the Scarsdale border and both neighborhoods are blessed with rambling old homes, quite a few of them Victorian. Was reading an article in the NY Times that Avalon Rental Apartments are Coming into White Plains which will add about 930 more rental apartments. They expect many more on the horizon. Also referred to as a "Mini Manhattan, NYC" How far White Plains has come. Tons of new retail shopping, restaurants, even a New movie theatre that feels like an airport lobby. Some brand new housing developments "Condos" include Trumps building Trump Plaza and City Center. Also Louis Capelli  has the Ritz Carlton, selling quick. You have Jefferson place and other future plans for even more redevelopment I am sure. My prediction on new, but older building like Cottage Place, The Hill, Stewart Place, Lake Street and Rockledge towers, is that these housing prices will skyrocket due to the high cost of living at these new developments.
