Killingly, Connecticut: Syracuse, NY Dinosaur Bar-B-Que!      My first visit this past Sunday will certainly not be my last to The Dionosaur Bar-B-Que! For the past year I have heard how awesome the bar-b-que was and how it had won awards and was told I have to try it. I wasn't disappointed! Having lived in North Carolina and taste tested many Bar-B-Que's I didn't think it would stand out to my pallet. How wrong I was! I would recommend to anyone visitingthe Syracuse area to stop in for a bite to eat; it's fabulous and the portions will fill you up and give you a doggy bag to take home! The service we recieved from Amily was the best; she made us feel right at home! My favorite part was the Dinosaur Beer & Bone Yard! I was privileged to be there for the outdoor live concert featuring DO...

You should choose an agent to represent you if they: Are a professional. It costs twice as much when you hire an inexperienced agent. Are Ethical. Make sure they are protecting your interests. Have a great sales track record within the past year. What is their track record this year? Example: Stay away from agents that talk about how many homes they sold in the past years! Have an complete Internet Marketing Campaign. 85% of all buyers start their search online! Some agents will tell you open houses and the newspaper sell homes because they do not have an internet marketing campaign. Open houses and print advertising should be a part of the marketing mix, but they should never replace internet marketing. Can stand alone without their franchise. Some agents hide behind their company. The...

This January (2009) UniversalREO, aka NFSTI, will be continuing our 2-day REO course in the Las Vegas, NV region.  Over the past 2 years our courses have evolved from 4-hour info sessions with panel discussions to a full 2-day all-out course aimed at coaching agents on how to develop business and the infrastructure of an REO agency. So far we've averaged about 50 participants per course.  Cities we've visited have included:  Phoenix, Scottsdale, Tempe, Las Vegas, Henderson, Ventura, Oakland, Denver, and Aurora.  In 2009 we are looking to target some additional southern cities such as Atlanta, Ft. Lauderdale, Miami, Houston, San Diego, Los Angeles, and then the northern-CA central valley region. Just recently in The Economist, a publication dedicated to projecting the facts regarding glo...

Steps to Expect When Selling Your HomeSelling your home is not on anyone's top 10 list of fun things to do. It's time to sell, so here is a simple game plan of what you can expect during the process. First time sellers, listen up, because now it's your time to find the buyer! First and foremost, figure out if you want to sell your home on your own or with an agent. The vast majority of people choose to sell their home with an agent, which is statistically wiser. Fewer financial results and smaller sales are produced from homeowners selling their own homes. How can this be? The simple fact is that the sale of your home depends upon what a buyer is willing to pay. If you cannot attract the right buyer, or negotiate the proper deal, then you're stuck behind the eight ball. And remember - ...

Yes, now.  You hear about how it's a buyers' market, sales are down, prices are sliding... so why is now a great time to sell?   Stop and think about what the market was like when you bought your house, and how much equity have you gained over the years.  Is most of your (assumed) equity because the market has made such gigantic gains in the past five years or so?  Did you buy your house in a buyers' market?   If you did (buy in a buyers' market), you're in an excellent position to sell in a buyers' market.  Not only are you in a position to still turn a profit, but most likely you can undercut all of your competition.  Think about this - you really want to make $80,000 profit, which would price you right along with the three houses for sale up the street and around the corner.  You cou...

John Stevenson enjoys the opportunity to educate consumers on preventing clothes dryer fires while saving energy     Syracuse, NY - Homeowners who think its normal for their dryer to take more than one cycle to dry clothes -- think again.  Lint accumulation or blockage in the vent is a known cause of dryers running inefficiently, says John Stevenson, owner of Dryer Vent Wizard in New York, the largest chain of dryer vent specialists in the U.S.    "While consumers are becoming more aware of the need to conserve energy, they are still unaware that yearly dryer and dryer vent maintenance can help cut energy consumption and bills," says Stevenson.    The average home spends about $1900 on energy costs every year, according to research conducted by Energy Star a program managed by the U.S. ...

The Hill family of Geneva, NY has won the Extreme Makover Home Edition!  Yeah!!!   Slight differences, but basically the same story: http://www.syracuse.com/news/index.ssf/2008/08/we_find_out_today_wholl_get_an.html http://www.9wsyr.com/news/local/story.aspx?content_id=319320b8-f864-40b4-ab37-0a19c00d4d22 I was pretty happy to hear the family's story.  Apparantly Tim was an aspiring boxer when he broke his back in a construction accident.  In the years that followed, he began training kids in the community how to box, working primarily with kids in need.   They seem to deserve it, and it will be an interesting week to see how the house changes.  I hope the Hill family has a nice week in Cancun.  I am sorry about the other families in the area rumored to have been finalists as well, I'm ...

Making Sense Out of a Media Mess   Did you catch Tim Knauss' article in today's Home & Real Estate section of the Syracuse Post Standard?  Here's the link if you're interested in reading it: http://www.syracuse.com/poststandard/stories/index.ssf?/base/living-0/121870416692560.xml&coll=1   The article states NYSAR (New York Association of Realtors) as saying sales in Onondaga, Cayuga, Madison and Oswego counties as down 10.4% year to date.  Being the kind of person who questions statistics (statistics are only as good as the person interpreting them, right?), I naturally sought to data to confirm or refute this claim.   My first check was to cnyrealtor.com, our local board of Realtors.  Reading "Syracuse Real Estate Market Watch", posted on 8/6/08, I can't quite tell if I'm supposed to b...

The winner was announced today!   Straight from Syracuse.com, one lucky family in central New York will be getting a new home for free, through the very popular ABC television show "Extreme Makeover:Home Edition".  The seven day project is set to begin August 18, and the winning family will be notified that day.   Naturally, the thoughts running through my head are pretty transparent:  Is it anyone I know?  Could it be in my neighborhood?  Where might I bump into Ty Pennington?  I understand volunteers are needed.  What are they looking for in volunteers?  Am I more likely to see Ty if I volunteer?     Now, don't get me wrong here - it's not that I think he's such a hottie nearly so much as I'd like to find out how smart he is.  Yes, that's right - how smart he is.  I read a bio on him ...

Turning our lives around and going greener is not going to happen overnight, although at times I wish it was going along a little more quickly. I saw a great blog a few weeks ago called A Place For Our Stuff on NYCO's blog about Central New York.  Its poignant insight into how we live, where we live, and the habits we keep, inspired me to think more seriously about a topic that has been dancing around in my head for several years.  I'd like to work with a builder who's interested in building greener homes, both within the city limits and in the suburbs.   Ideally, I'd like to see these new homes incorporate the things I'd like in my own house:  solar panels, solar heaters, solar water heaters, clotheslines, rain gardens, smaller yards with less grass, walking paths and maybe even a comm...

I've always been a trader at heart. From trading marbles and rocks, barbie doll clothes to books, the love for trading hasn't changed since I grew up. My most recent "trade" is for salon services. I am redesigning a small salon space in return for pedicure and manicure services. What fun! Not only do we both get to do what we love, she gets a new look to her space and I get some lovely guilt free fingers and toes. While bartering can't happen all the time as there are bills to pay, I definitely will barter when I can. Hmm, wonder if they would take staging services for my car payment this month? Do you barter?

A couple weeks ago I took my required Fair Housing class.   I love taking this class.  For starters, it's always smart as a Realtor to be "up on" Fair Housing.  Second, the information never gets old, or becomes dull or uninteresting.  Third, it is a reminder that discrimination is still alive and kicking.  Yes, in this day and age.    The instructor this time, Fran, made a statement to the class that if we think we haven't been tested - guess again.  It made me think back to two separate incidents that occurred to me when I was a new agent.   The first was during an open house.  I think it was either my first or second open house ever, so I was brand new at this - which means I knew what I'd been taught but wasn't very quick about getting the words out of my mouth.  Anyhow, by looking ...

You have to ask yourself why is Charlotte, North Carolina so popular to the New York folks. It's almost like the Queen of Charlotte is rinking her bell, "Come one Come all!"
