The first quarter presented a very favorable picture for this coming selling season in Syosset. Under contracts are up 29% over last year while inventory levels are slightly above last April 1st. The homes that were listed since January and went under contract already are spending only 24 days on the market. 43 % of the homes that were listed in January have already sold and 50% of those listed in February. As of April 1st the absorption rate in Syosset is a hot 3.9 months of inventory as opposed to last year’s rate of 4.6 month of inventory. Nassau County itself has improved with 4.7 months of inventory on the market April 1st versus 6.5 months last April 1st. The sellers are in the driver’s seat for now. It is a great time to list your home in Syosset.

Does the early bird catch the worm or is it better to list in January rather than June? A study of last year’s monthly listing and selling figures shows the first quarter of the year is the best time to list your home in today’s market in Syosset. The highest percentage of homes sold was listed last February (71%) while the lowest percentage was in November (29%). Looking at the quarterly sales figures, the first quarter showed 66% of homes listed were sold and it goes downhill from there. Now that we have closed the books on the real estate market in Syosset for 2015, here is the story.335 homes were listed on the market in Syosset in 2015. 145 of those closed and 38 are currently under contract. 55% of the houses put on the market were sold. 44 properties were withdrawn from the market and 24 expired without selling. 84 homes are still on the market.The average sale price for homes in Syosset in 2015 was $679,000 (95.5% of original asking price). The average asking price at sale $703,000. Moving close to the end of the year, hopes are dimming for many sellers in the Syosset real estate market. Since January 1 2015, 374 homes were listed in Syosset.  Of those 132 closed and an additional 39 are under contract. That means only 45% of the listings on the market sold this year.  There were over 100 homes that were withdrawn or expired in the Syosset real estate market this year and another 25 will expire by the end of the year. In a year where the real estate market improved throughout the New York metropolitan area, this poses a question. The third quarter of 2015 was not kind to the real estate market in Syosset. Inventory climbed while sales declined and the absorption rate jumped. While sales in Nassau County have risen and inventory levels dropped that's not the story for our local market.  At the end of September there were 139 homes on the market in Syosset.  That's the largest inventory at this time of the year since the bad days of 2011.  Sales have not kept pace.  73 homes sold in the third quarter of 2014.  Only 56 sold in 2015.  If the backlog of inventory is to be cleared something has to give and that's asking prices.  The median list price of $759,000 towers above the median sales price of $625,000.  The 8 months’ worth of inventory on the market now is not likely to decline except by expiring listings.  Ma...

While the real estate markets in most of the country and our metropolitan area are improving, the real estate market has hit a bump in the road to recovery.  Nassau County stats are pretty healthy with less inventory than last year at this time (7403 homes available last year vs 7116 this year) and sales more robust (1036 homes sold last year 1203 sold this year).  The absorption rate for the county is 5.9 months worth of inventory this year it was 7.1 months last year. The Syosset market unfortunately is marching to a different drummer. There are 144 homes available on the market this year when last year's total was 124.  Actually 144 is the highest inventory since June 2012. The number of listings taken in Syosset New York is 25% higher than last year at this time. With 179 new listings this year versus 133 last year.  The total number of houses now on the market is 126.  Last year the market peaked at 134 listings in July.  Will the flow of inventory continue or will we peak early this year?  It feels like we only started the selling season and hopefully the flow will continue.  If the market can absorb the inventory that would be very good news for Syosset homeowners.

Mother Nature gave us one of the cruelest March in recent history but she couldn't stop the spring real estate market from starting up with a surprisingly strong month. While the absorption rate in December and January was in the double digits, February sales had showed some improvement. March came in like a lamb and finished like a lion.  On April 1st there were 110 homes to pick from.  That was the best selection available to buyers since last September and the buyers responded.  24 homes were sold in March and that set the absorption rate at a lean 5 month worth of inventory on the market in April.  Looks like the home sellers in Syosset will be in charge of the market during this selling season.  Buyers will need to be flexible and aggressive.

February brought us the vilest winter weather we’ve seen in a long time.  Constant snow and very low temperatures were the norm for the month.  That didn’t stop the real estate market in Syosset.  Properties were listed and contracts were signed despite the weather. On March 1st there were 93 homes on the market in Syosset more than last year’s meager 69 homes and even 2013’s 81 homes for sale.  The new listings gave the buyers something to buy and buy they did. 14 homes were put in contract in February.
