Syosset, NY Real Estate News

(Century 21 American Homes)
Moving close to the end of the year, hopes are dimming for many sellers in the Syosset real estate market. Since January 1 2015, 374 homes were listed in Syosset.  Of those 132 closed and an additional 39 are under contract. That means only 45% of the listings on the market sold this year.  There were over 100 homes that were withdrawn or expired in the Syosset real estate market this year and another 25 will expire by the end of the year. In a year where the real estate market improved throughout the New York metropolitan area, this poses a question. Why is Syosset different?  One of the statistics that stands out in this market is the wide spread between median asking price of the current inventory and median selling price of the sold. The median price of the available inventory is $7...

The third quarter of 2015 was not kind to the real estate market in Syosset. Inventory climbed while sales declined and the absorption rate jumped. While sales in Nassau County have risen and inventory levels dropped that's not the story for our local market.  At the end of September there were 139 homes on the market in Syosset.  That's the largest inventory at this time of the year since the bad days of 2011.  Sales have not kept pace.  73 homes sold in the third quarter of 2014.  Only 56 sold in 2015.  If the backlog of inventory is to be cleared something has to give and that's asking prices.  The median list price of $759,000 towers above the median sales price of $625,000.  The 8 months’ worth of inventory on the market now is not likely to decline except by expiring listings.  Ma...

While the real estate markets in most of the country and our metropolitan area are improving, the real estate market has hit a bump in the road to recovery.  Nassau County stats are pretty healthy with less inventory than last year at this time (7403 homes available last year vs 7116 this year) and sales more robust (1036 homes sold last year 1203 sold this year).  The absorption rate for the county is 5.9 months worth of inventory this year it was 7.1 months last year. The Syosset market unfortunately is marching to a different drummer. There are 144 homes available on the market this year when last year's total was 124.  Actually 144 is the highest inventory since June 2012. Sales for the second month in a row are an anemic 18 homes and this puts the absorption rate of 8 months of inv...

The number of listings taken in Syosset New York is 25% higher than last year at this time. With 179 new listings this year versus 133 last year.  The total number of houses now on the market is 126.  Last year the market peaked at 134 listings in July.  Will the flow of inventory continue or will we peak early this year?  It feels like we only started the selling season and hopefully the flow will continue.  If the market can absorb the inventory that would be very good news for Syosset homeowners.

Mother Nature gave us one of the cruelest March in recent history but she couldn't stop the spring real estate market from starting up with a surprisingly strong month. While the absorption rate in December and January was in the double digits, February sales had showed some improvement. March came in like a lamb and finished like a lion.  On April 1st there were 110 homes to pick from.  That was the best selection available to buyers since last September and the buyers responded.  24 homes were sold in March and that set the absorption rate at a lean 5 month worth of inventory on the market in April.  Looks like the home sellers in Syosset will be in charge of the market during this selling season.  Buyers will need to be flexible and aggressive.

February brought us the vilest winter weather we’ve seen in a long time.  Constant snow and very low temperatures were the norm for the month.  That didn’t stop the real estate market in Syosset.  Properties were listed and contracts were signed despite the weather. On March 1st there were 93 homes on the market in Syosset more than last year’s meager 69 homes and even 2013’s 81 homes for sale.  The new listings gave the buyers something to buy and buy they did. 14 homes were put in contract in February. Last year there were only 6.  The absorption rate declined to a more even balanced 7 months’ worth of inventory after January’s 12 months’ worth or inventory and December’s 13 months’ worth.  Talking to agents in the area there is a sense that this is only a beginning of a vibrant sprin...

Full House at the Metropolitan Institute of Interior Design Lecture! A night To Remember Last night on February 25th, 2015 at the Metropolitan Institute of Interior Design in Syosset NY made history in the Cerrano/Provenzale family. The Feng Shui legacy that my mother Carole Provenzale began in 1997 with our family came to full circle. It has been 18 years in the making from the time she graduated with the first accredited class.  Fast forwarding to today in 2015, I was given the opportunity of stepping into the same classroom that she once sat in to learn and teach, and now I too was instructing students.   It was truly an honor to have been invited back to her school and teach a session with aspiring students. We had a full house that evening and everyone left (including me) with ne...

We know that markets go up and down and real estate is no exception.  What has been normal in the past 10 years is violent ups and then downs.  The long Island real estate market has not been stable for a decade. Recent statistics show there has been change.  The first indicator is the absorption rate.  The number of months it would take to absorb the current inventory at the current pace of sales.  In Nassau County the absorption rate last Nov 1st was 7 months – a year later also 7 months.  What’s different this year are the inventory levels.  Last year there were 6697 homes still on the market as of Nov 1st. This year a healthier 7067.  As inventory increases sales increase to keep up the pace.  Buyers have more to look at the last two months of this year than they did last year. By c...

The housing recovery was very evident in Syosset in 2013.  310 residential properties were put on the market during the year with an average asking price of $626,000. The properties that sold only reduced their average asking price to $610,000 before they received the offer they accepted. Only 224 residential properties were listed in 2012. Their average asking price was $572,000 and they had to lower their price to $556,000 before they accepted an offer. 237 residential properties closed in 2013 with the average days on the market a quick 56 days. The breakdown by price ranges looks like this Only 4 houses closed under $400K less than 2% of the total 58 houses closed between $400K and $500K – that’s 24% of the total 77 houses closed between $500K and $600K – that’s 32% of the total 34 ...

The main story for Syosset real estate in 2013 is the story about the inventory. While the average absorption rate for 2012 was 7 months.  In 2013 that average dropped to 4 months. Absorption rate is calculated by dividing the amount of inventory by the number of sales. Any absorption rate above 6 months indicates a buyers market.  Any absorption rate under 6 months is a sellers market. So moving from 7 months to 4 months the market has moved to the sellers advantage.  Prices have not risen dramatically yet - about 3-5% but if the trend continues and I think that it will prices should firm up more next year.  Good news for sellers. Not so good for buyers.
