 The First Full Year Real Estate Stats for 2017 Hamptons, North Fork & Shelter Island and a prediction for 2018 [1]HAMPTONSDoomsayers at the beginning of 2016 had it all wrong. The Hamptons according to Judi Desiderio’s Town and Country third quarter reports, based on actual Suffolk County public records of closings, was doing well, although plagued by a lackluster market in $20 Million plus range. Brokers still report lack of listings, not able and willing buyers.NORTH FORK: Fewer transactions, but still a 2% dollar volume gain.Again, an all-time record in dollar volume of contracts to purchase residential real estate on the North Fork was reached in 2017: $363.6 Million. But there were fewer transactions compared to 2016: 448 vs. 481. 82 contracts were over $1 Million, vs. 70 in 2016....

  Yet another sign of an improving Real Estate Market in the East End: Little Gull Island & Lighthouse The gavel finally fell on a historic landmark known to any LI Sound Sailor. According to the GSA, (General Services Administration) the 1-acre rocky Little Gull Island (some 8 miles east of Orient Point) and its 450 Ft2 1869 built Lighthouse sold for $381,000 on October 25th 2012. My brother called yesterday, and is moving back east, from Alabama to New Jersey.  Because he’s aware that we list bank owned properties, he had a simple question:  HOW DO I FIND THE FORECLOSURES in New Jersey without paying a fee to a website? While I’m not familiar with the MLS in New Jersey, the Multiple Listing System of Long Island (MLSLI) is the source for listed bank owned properties on Long Island- asset companies and banks require that all listings be entered into the local MLS by the Realtor assigned the asset. We have a friend who happens to be, along with his band partner, an excellent musician, performing as the Earthtones on the North fork/East end of Long Island. Armed with this information, we decided to visit one of the local vineyards on a Sunday afternoon, just to see what the  Earthtones experience was about. Weekends offer several "live music" signs in front of the numerous vineyards; we have a musical preference, and had been told that theEarthtones might fit the bill. For those seeking out an afternoon sipping wine and listening to live music, you won't be disappointed. December Pending Home Sales were UP nationally 6.3%, (Northeast down 1.7%).... roughly 1/3 distressed and short sales. http://www.realtor.org/research/research/phsdata Sellers: your competition is selling lower... be aggressive in your pricing and do not deal with offers as you did when it was a selelrs market... Be nice to all buyers and counter aggressively. Buyers: Indications are that we're bouncing around the bottom, probably, great time to buy! Pull that trigger and if you think the market's still lower than a seller's asking price suggests, make offers now at where you think the bottom will be...and prevent the competition outbidding you once everyone knows we're at the bottom! IT NEVER OCCURRED TO ME THAT, WHEN IT FINALLY (after seven months) EXPIRED, locating the same toy would be a search…resulting in a REAL FIND! After looking through several stores known for having dog toys, and realizing that a generic variety, rather than the REAL DEAL, would last no more than a few days with our somewhat…exuberant family member, it occurred to me to try a NEW place on the North Fork of Long Island. While calling itself a dog ”daycare”, surely they’d also carry some dog toys… Not only does DOGTOWN, located at 40385 Rt. 48, Southold NY 11971, carry dog toys, they carry QUALITY dog toys. Situated oddly, Sean’s father explained that he had in fact dined at this opulent eatery located in the residential area of Bayview- it was a destination spot often navigated on foot, as those in the area were able to combine a nice walk with a fine meal. The building was abandoned when we viewed it, but still intact- clearly devastated by a fire of some sort, it was destined to deteriorate without immediate intervention. Not initially believing in the challenge of the corn maze (it’s tough to imagine that our corn season is coming to an end already…), last season, we took it upon ourselves to indulge the kids in the family by visiting the Harbes Family Farm. I still laugh out loud when the memory is revisited- and going again this year with or without the kids is simply a North fork experience that is as required (by us) as hitting the beach on a gorgeous day. You might wonder what do farm stands have to do with real estate. Out here on the eastern end of Long Island and especially the North Fork there is a huge relationship. It is all about saving whats left and open spaces. I believe that the introduction of the wineries started the preservation of our farms and open spaces. The natural follow-up was the farmer who now has less land (bought by the wineries) has to find a way to make a profit on less acreage. And so the roadside farm stand. No longer trucking the produce to the city the farmer now draws the city folk out with entertainment or agri-tainment.
