After so much snow during the winter months and wet weather in general, it was great to get a nice day to simply go out and enjoy seeing the sun….I managed to escape to the Rockefeller Preserve around 4 PM for a late afternoon walk.  Although the spring has been late – I was determined to get some pictures that show spring is here….The peonies from the Peonies monument in honor of the victims of 9/11/2oo1 are starting to bud.  Soon they will be in full bloom, but in the meantime you can see the buds on the left.  The Cherry blossoms were in full bloom – so I was able to get a colorful shot. The wildlife were sunning themselves.  Even the waterfowl were having a great time in the sun.  I ran into some rather photogenic Mallards as well as a Cormorant – all willing to pose for me!    The ...

Hiring a professional carpet cleaning company is most of the time the best option when dealing with hard-to-get-out stains or rug repair. Especially Oriental rugs should not be repaired or cleaned by the owners because their fragile knots or thread and coloring can be ruined easily. To get started compile a list of nearby carpet cleaning companies by looking through the phone book or online. This list should be weeded out by asking questions and doing some additional research. Here are some tips: 1. Ask the prospective carpet cleaning company's representative whether the company has an Institute of Inspection Cleaning and Restoration Certification. The IICRC is a nonprofit formed to monitor and set standards in the cleaning and restoration industries. Being certified by this nonprofit s...

A Sleepy Hollow NY resident surveys the land from his perch in the trees… Late this afternoon I was able to get Jade and Tundra to the dog park in Kingsland Point Park of Sleepy Hollow.  Even though no one was there – there was only one other car in the lot – I had the sense that I was not alone.  I starting looking around and then I looked up. Something was there…but  It wasn’t a person – it was a very handsome eagle silently perched – watching from his aerial  vantage point.  I could  feel his eyes.  He was watching, waiting, biding his time.  He seemed aware of me, but not the least alarmed. I was hoping he would stay still for a photo-op.  He waited politely while I got out the camera and attached the telephoto lens in the freezing cold.  I was able to get a few pictures, but at th...

Having just gotten in touch with my new computer I found myself sorting through the photos I had taken recently and came across the following that I took one evening at Kingsland Point park in  Sleepy Hollow NY .  Jade and Tundra were doing their thing in the Dog Park – and just outside the fence the sun was doing its thing by setting with the most amazing color.  The presence of the Tappan Zee Bridge which is dominates the river views of  Sleepy Hollow, Tarrytown and Irvington add to the drama.   For those thinking of living in Westchester -  living near the Hudson River provides the added benefit of these spectacular sunsets. After all – the sun serves one of these up every evening..   © 2010 – Ruthmarie G. Hicks – http://thewestchesterview.com – All rights reserved. Fotos On the Fl...

From 1945 until 1984, 60 Main Street in Sleepy Hollow (then known as North Tarrytown) was a battery factory operated by Duracell. It was a Superfund site due to toxic contamination, but was then de-listed after a 1993 cleanup. The village bought it in the 1990's for $1 from Gillette, who had acquired Duracell in the interim, and the acquisition was not without controversy- the then mayor was opposed by the village legal team and the planning board, especially in light of the fact that there was not a thorough environmental vetting of the site, which is now a parking lot.  Fast forward to 2008, and the area's history is still not lost on area real estate buyers, one of whom had the soil tested on a home they were considering purchasing on the south side of the property. Mercury levels we...

Well, it's Halloween, so why not a report on Sleepy Hollow? Yes, there is a Sleepy Hollow, and yes, Washington Irving is buried here. There is an Old Dutch Church, a Sleepy Hollow Bridge, and the high school's mascot is the Headless Horsemen. Old Sleepy Hollow road is VERY spooky at night, winding along covered by trees which almost create a corridor as you drive down the road at night. A few times in high school we'd turn off the car headlights to magnify the effect.  But is Sleepy Hollow a haunted, scary place? Residents laugh at the notion. It is a charming river village on the banks of the Hudson, and thanks to the location of Phelps Hospital, it is also where I was born. Of course, back then it was known as the more benign North Tarrytown. The village changed its name to Sleepy Hol...

The Village of Sleepy Hollow NY 10591 has passed a code change requiring ALL owners/sellers of ALL types of properties, including coops and condos, being sold within the village boundaries to obtain a NEW C of O (Certificate of Occupancy) 60 days or earlier BEFORE the closing date. It seems that the owner/seller will have to pay $100 for an application, and of course will have to fix any violations noted by the inspector. The Village suggests that if we get or have a property listing to notify the owner/seller of the new requirement and have them apply right away so that this process will not hold up any potential future closing. However, since the new law says 60 DAYS OR SOONER, the owner/seller will have to have a TIMELY follow up visit from the building inspector ensuring there are n...

Autumn in lower Westchester NY is a very colorful event. There is something about the color of the leaves and how it lights up the sky that I find very compelling.  Forget leaf peeping in Vermont – our season peaks later, but the foliage is just as amazing.  At this time of year, people flock to parks in Westchester NY for the foliage and crisp weather. This week had been particularly stressful – so Friday afternoon I escaped to the Rockefeller Preserve in Sleepy Hollow to regenerate.  Among the many things to do in Westchester, this is among my favorite places to decompress and get back in touch with what it is all about.  Although the leaves were more than half gone, the color of the sky and the sunlight caused the remaining leaves light up the sky with a full fall fire.  Jade and Tu...

I still recall the instructor from my original 1996 license course admonishing our class that agents never give legal, accounting, or any other advice that is beyond the scope of our duty. We were even coached to repeat the phrase "I cannot give you legal advice." Wise words. In New York, the real estate transaction involves many professionals: agents, lawyers, title company, appraiser, home inspector, lender, loan officer, and so forth. While we do not operate in individual vacuums and there is some cross pollination of duties (I might provide an appraiser with comparable sale information, for example), by and large everyone plays their position. When one professional tries to wear that hat of another, it is an invitation for problems. On a recent home inspection, my agent reported to ...

Popular Sleepy Hollow has a wide range of housing types ranging from the low 100's to well over a millon. As in all of the other Hudson River Villages prices have come down and sales numbers are lower. The number of homes for sale is adequate and it is a great time to buy, especially for first time home buyers. ZIP Code: 10591Location Characteristics: Sleepy Hollow is a small Hudson River village comprised of very diverse and lovely neighborhoods, such as Philipse Manor and Sleepy Hollow Manor for example.
