In Rhinebeck during the month of February 3 homes sold ranging from $410,000-$574,500 February 2010 market report showed just 1 sale, the home sold for $68,000, needed TLC and was only 850 square feet.  A year later the average square feet on the homes sold was 2400 with average selling price of $486,500.  The village did not have any sales in February however there were 2 homes under contract and 1 with an offer. At the moment there are over 80 properties on the market for sale in Rhinebeck ranging from 100's to almost 10 million dollars.  If your home has been on the market for sometime have you adjusted the price?  Keep in mind you have to price according to the existing market, not what it was or what you would like it to be. During January 2011 3 homes sold between the town and village of Rhinebeck NY.  There were 6 new listings  3 of which were million dollar properties with the most expensive at $9,800,000.  Due to the million dollar properties the average list price for the 6 properties in the town of Rhinebeck came in at $2,838,483. But how did this January report compare to same time last year?    This afternoon I had a few appointments, all in all it was a very productive afternoon.   Heading home a little after 5PM I saw the colors and  sun shining on the snow through the trees.  Since I am am never tired of sunsets I pulled over.  I was so disappointed when my camera would not stay on, maybe it was cold.  Then I remembered the cellphone and I was delighted that I was able to capture this late January Sunset. A winter are two ago my husband and I were travelingl down this country road in Rhinebeck NY.  The freshly fallen snow looked so beautiful and then we happened upon this cottage; and of course I had to pull over to take some shots, I took several so did my husband.   The cottage looked like something straight out of a story book.  For some reason when I look at it, all I can think of of is little Red Riding Hood on her way to grandma's house.    During the month of November there were 4 homes sold between the town of Rhinebeck and the village; 1 less than in November 2009.  The homes sold this year ranged from $267,000-$607,500 and last year  from $293.000-412,500. During the month of October 6 homes sold in the town of Rhinebeck and 3 in the village; with a selling price range of $115,000-$660,000. I know many still want to know if the Clinton wedding which placed Rhinebeck on the world stage had a real impact on the real estate market.  It has been 3 months since the wedding and most real estate closings take 60-90 days so I thought this would be a good point to take a look. What can you buy in Rhinebeck for $373,000? We just listed and sold this classic 1837 colonial in the heart of the village. Zen Dog Cafe newest restaurant in the Village of Rhinebeck NY A couple of weeks ago week We visited Zen Dog Cafe, Rhinebeck's newest restaurant.  This place is more than the usual restaurant.  When you drive into the parking lot you will notice charging stations for electric cars. Next, you will come to a nice patio and upon entering the restaurant there are several rooms to just relax and maybe read a book. You will find a library and also books you can purchase. For music lovers there is some jazz memorabilia including classic album covers. There is a a bar area and couple of dining rooms. You also might like dining on the front patio.  We relaxed with a view of town while enjoying beef tagine with couscous followed by peanut butter cheesecake. Just another day in real estate? I would say not Yesterday, I mentioned I came home early from vacation because of hurricane Earl and immediately had an appointment set. Well, I took these potential buyers out today to look at a unique home which they ended up really liking.  The tour took about an hour and because of the beautiful landscape we got around to talking about plants and herbs. There were several butterfly bushes on the property so there were many butterflies around.  This made me think of a creature I had noticed around my own butterfly bushes, something that looked like a cross between a bee and a hummingbird.  To our delight as we went by one of the butterfly bushes we saw one of those creatures which I discovered, after a Google search, is actually called a Sphinx Moth. ... 09/03/2010

Dutchess County Fair Rhinebeck New York Starts August 24th Now that everyone knows where Rhinebeck New York is, here is another opportunity to come for a visit.  Tuesday August 24th is the start of the 165th year of our County Fair.  The Dutchess County Fair is held at the Dutchess County Fairground located on Route 9 in  Rhinebeck New York. Attendees at the Fair come from all over the region, and I think last year saw a record attendance.  With the present economic climate,  many can no longer afford to take a vacation like in years gone by; this is a perfect chance for family to spend time together.  Here there will be something to engage each member of a family.
