To help get an idea of trends in single-family home sales in Port, I will be looking at sales, days the houses were on the market, price reductions of houses on the market, as well as original asking price compared to sold price, and other relevant information. According to the Listingbook database, 5 homes sold in Port during November at an average price of $719,500. (Overall, in Nassau County, the average sale price of a home in November was just under $500,000.) Port sellers received an average of 93% of their original asking price. The average days on the market for these 5 homes was 184 days. 88 Summit Road sold for $932,500 8 Revere Road sold for $570,000 There are currently 25 homes pending sale and there are another 140 properties for sale in Port.

The Cow Neck Peninsula Historical Society held its annual Holiday Fair Saturday, December 6, at Port Washington's Sands-Willets House. Gifts, crafts, costume jewelry, antiques, collectibles, books, holiday decorations, as well as freshly baked cakes and brownies were available. The house was built around 1735 by John Sands, and has 18 rooms, 11 of which are furnished and open to the public. Colonel John Sands served with George Washington's army. It's easy to tell which part of the house is the addition, built by Edmund Willets after he purchased it in 1845. Edmund Willets was active in the abolition movement prior to the Civil War. On Saturday, January 31, 2009, the Port Washington Chamber of Commerce (with Daniel Gale Sothebys) is presenting the 2nd Annual SOUPer Bowl event at the Fellowship Hall, United Methodist Church on Middle Neck Road. Local restaurants will vie for the chance to win the People's Choice and Judge's Panel Awards. Proceeds benefit the Chamber of Commerce. Visitors will be invited to "buy a spoon" and become tasters. Last Night at Harbor Links , Krystyna Chiger, a resident of Port Washington, gave a talk about her book The Girl in the Green Sweater . It is the incredible story of her experiences during the Nazi occupation of Lvov, Poland in 1943. After 150,000 Jews in Lvov had been forced into the ghettos and many others exiled or killed, Krystyna's father took the family, her mother and little brother, into the sewers to escape detection by the Germans. She was only 7 years old at the time and her brother was 3 years old. Krystyna and her brother Pawel are pictured here in 1941. Krystyna explained to us how several families lived in the dark, with raw sewage and rats, braving floods, fires, sickness, and death, and always living in fear that they would be discovered. The Port Washington Library main gallery is exhibiting original paintings by Burt Young until November 30. He is probably best known for his role as Paulie in the Rocky series, for which he received an Oscar nomination. His prolific acting career has included such diverse films as Carlito's Way and comedies Mickey Blue Eyes and, my personal favorite, Back to School. He has also acted on the stage and on television. On September 16th of this year, the IRS announced a new tax credit included in the recently enacted Housing and Economic Recovery Act of 2008 . I've read very little about this, and I wish it were more generally known. It might help buyers with their reluctance to take the step and purchase a home. With interest rates still low and inventory high, this tax credit is just another reason to move forward. The credit is for a limited time - the home must be purchased after April 8, 2008 and before July 1, 2009. This credit reduces a taxpayer's tax bill or increases his or her refund, dollar for dollar. We were looking for a smaller place, and we took the first place we saw; a cute two-bedroom apartment with a fireplace on a quiet dead-end street.  I don't think I have to tell anyone about the challenges of the economy, and the role of the real estate market as villain and victim in this continuing saga. The dollar is extremely weak, and job outlook not all that secure in this area so reliant on the vagaries of markets. We have seen the stock market on the verge of panic, and a luxury real estate market that has turned around and is marching inexorably toward turn of the century prices in some cases. That's twenty first century! But that's bad enough.But the news is not all bad. As the saying goes "as long as you aren't forced to sell when the market is down, you will always be ahead of the game in the long run". But what about us poor brokers, where are all the deals going to come from? And what about if we do have to sell? How ...
