There's a Street Fair in Nyack on Sunday, July 17, rain or shine, from 10a to 5p. Nyack's street fairs are known far and wide for their combination of merchandise for all tastes and pocketbooks, arts, crafts, food, entertainment and special goings-on, all within the context of the wonderful Village of Nyack, with its own attractions of great shops and restaurants in a charming Victorian setting. Up to 25,000 people are attracted to the Nyack street fairs, when Main Street and Broadway are closed to traffic, making it a pedestrian paradise. Stroll throughout the village's downtown and street fair booths.

Well I have often marveled at the beauty of deer crossing our crossing Nyack and Upper Nyack's streets in search of good grazing- probably to the great annoyance of homeowners who have planted expensive flowers. Well yesterday saw a different visitor in Nyack. According to an eyewitness account, a bear was seen crossing Midland Avenue just north of Nyack Hospital at around 7:35pm Wed evening. Nyack resident Roger S. Cohen saw the bear cross North Midland Avenue. "He seemed to lumber across the road and disappeared behind the Nyack Community Ambulance Corps building." Cohen says there was police activity in the area shortly after he saw the bear. No news as to where the bear headed, but hopefully he is ok, and headed back to where he came from.

Every month for the past 6 years, I've written a column in the Nyack Villager. The Nyack Villager is a great magazine that covers "All The News That's Fit To Print" in the Hudson Valley rivertowns. The rivertowns are a collection of small towns and villages situated on the western banks of the Hudson River. The rivertowns are among the most special and sought after locations in the lower Hudson Valley and include Palisades, Sneden's Landing, Piermont, Upper Grandview, Grand View, South Nyack, Nyack, Central Nyack and Upper Nyack. Located about 15 minutes north of Manhattan, the rivertowns are perfect for those looking to live in a beautiful, diverse and convenient location with easy access to Manhattan, Connecticut and Westchester. Here are all the homes that sold during May 2011. Style...

Nyack will celebrate Independence Day on July 4 with fireworks at Memorial Park starting at approximately 8p. It is always a good idea to leave yourself extra time to find parking, and walk to your destination. I also  think it is a good idea to bring along a light folding chair for maximum comfort as you view Nyack's spectacular fireworks display.

Gracious Living On The River In Nyack  A very wise person once stated, "there are locations and there are locations. My new listing at the Clermont in Nyack is the ultimate riverfront location. The experience begins as you enter through the private entrance and you are greeted by the gentle sounds of the Hudson lapping against the sides of the pier. There are Hudson River views from every room, and this apartment is fully and tastefully renovated. There is a large deck on the river, private boat slip, pool, and gym on the premises. In my mind this is one of the nicest units I have ever seen in the Cleremont.

Tha action on my listing at 119 Piermont Ave in South Nyack was fast and furious. In the end there were 9,yes 9 offers. I guess the old axom location, location, location is still valid. The Nyacks are still a limited resource. Victorian homes on the majestic Hudson  River- it doesnt get much better. My cell phone didn't stop ringing, texts were coming in, and appointments were literally every half hour. It reminded me of the days when the market was on the way up.  I have never seen such activity on a home .

Finally, after 8 years of planning Main Street in Nyack is getting a kind of facelift. Phase one of the project will be to replace the sidewalks on either side of main street from Franklin to Broadway. In the process of taking up the old sidewalks the contractor will lay the pipes for the new street lamps which will be more related to Nyack's Victorian flavor. The project will be done in four sections each lasting about a month. The second phase of the project will involve the installation of the decorative lights, benches and trash and recycling receptacles. The Village of Nyack will be responsible for $350,000 for the project, and the balance will involve a grant from the federal government and a community black grant.

Memorial Day is the day we join together as nation to remember all those who gave their lives defending our nation. It's also a day that many families travel from far and wide to get together and enjoy good company and good food. Here are some tried and true Memorial Day recipes that are sure to please the crew. For starters, serve a festive blue punch! Blue Punch 1 package blue kool-aid 1 (64 fluid ounce) bottle white cranberry juice 1 (2 liter) bottle lemon-lime soda 8 scoops vanilla ice cream 3/4 cup white sugar To mix this simple punch, combine all ingredients except ice cream in a large punch bowl. When you are ready to serve, add in the ice cream. You can also substitute other blue drinks for the kool-aid, such as Hawaiian punch. And of course, you can add your choice of alcoholic...

Heavy Goods Vehicles from the  NYS Department of Environmental Conservation have begun removing contaminated soil next to the Clermont Condominiums at the foot of Main Street. The earth at the site saturated with coal tar and other dangerous byproducts that are known to cause cancer was caused by burning coal and petroleum to heat and light the homes and businesses of Nyack between 1852 until 1965. This noisy, dirty removal will no doubt take months and cause a lot of discomfort for local residents, but the rewards will be a wonderful new waterfront development that will be a boon to the neighborhood. Details are available at the DEC website.

Talked to several people last night all of whom had some water in their basement. One person said she had never had water. This continuous rain for days just saturates the ground, and the water has no place to go after awhile. Nyack and some of the Rivertowns have a high water table in spots which doesn't help after days of rain. If you don't want water in your basement(who does) you have a couple of choices. You can dig around the outside of the foundation, and install a french drain. This is very expensive, and you need plenty of room on the property to place the excavated dirt while you install the French drain and waterproof the foundation. You can also install a french drain on the inside along the foundation which ties in to a sump pump. The choice is yours, but always make sure y...
