Living In The Hudson Valley An afternoon on the farm….. A treat of living in the Hudson Valley is all four of the seasons. Even winter has a plus side to it, but Autumn is my favorite for the photo opportunities it provides. The colors can be breath taking and the fresh, crisp, cool air a delight. Getting out for an afternoon on a local farm is not just for the kids. My girls have been out of the house for many years, but my husband and I never miss an opportunity for an afternoon on the farm. Pumpkins and apples grow nearby and it is hard to miss such a great event. Apple picking starts in late August and is just about over now. Hudson River View Homes for SaleOh what fun as a Newburgh NY Realtor to show homes with views of the Hudson River. It is one of my favorite locations around Orange County to show homes. Panoramic views high on the hill with nothing but the river and the Hudson Valley in plain view. A three bedroom contemporary home is currently listed for sale. I brought buyers to take a look see. This home was built in the 1980's and does need work to get her back up to perfection again, but with a price of $399,000 how could it last?While the clients I had passed on the property they were sad to miss out on the location. Pick Your Own Apples in the Hudson Valley This 3 day weekend is the best for apples and pumpkins in the Hudson Valley. Apple picking in the Hudson Valley seems to be a little late this year. The leaves are turning color and the apples are still on the trees and anxiously awaiting their time to be picked and eaten. If you are heading up to the Hudson Valley there are  plenty of local farms in the area.  ”Pick your own” apples is such a great fall activity.  My favorite farm is Lawrence Farms in the Town of Newburgh NY. On good authority from one of the owners, I am told that this is the peak of the season and the busiest one too. People come from miles around to join in and spend an afternoon on the farm. Historic Newburgh New York On the beautiful tree lined streets of Newburgh you can find some rather stunning architecture. Many of the homes are dated back to the early 1800′s.  Complete with river views, these homes have charm not seen in the newer construction. While they are a hobby to some, they are a passion for others. Full of rich American History around every corner  you can almost picture George Washington and his army walking down the street. The City of Newburgh has so much to offer, at prices that are really quite surprising. I recently heard someone saying, “Newburgh is like Brooklyn, only affordable”. We are home to Washington’s Headquarters, The  Newburgh Historical Society, Mt Saint Mary College, SUNY Newburgh, and the Newburgh Waterfront are all a part of the community....

The Hudson River in October, and it feels like summer!The weather has been spectacular the last few days in the Hudson Valley. Clear blue skies and unusually warm weather!! I saw the temperature hit 86 degrees! The waterfront was busy yesterday. Who can resist a walk by the Hudson River on such a beautiful day? Each fall the boat owners take their boats out of the river and place them in storage during the cold months of winter. Although it is already October, it seems that more owners are waiting longer to make the transition into winter mode. Newburgh NY Crisp, clean, fall air with views of The Hudson River all around. When I started selling real estate, that was one of the first few things my broker at that time educated me about. If you buy a property with views of the water, most any waterview, it will increase the value of the property.Quality of life is what is sought when opting for this sort of view. Is this truly a Buyers Market? New Construction Homes for Sale in Newburgh NYBuyers are happy that the weather has been warm here in the Hudson Valley. Our days have more sunshine, and the temperature has not been so cold. The weather is keeping us out of our homes and looking to spend more time outdoors. No snow has been such a plus for showing houses here. Although there are statistics of buying homes, there is really no such report that tells us just how many times the homes have been shown during a specific time frame.I list and show new construction homes all the time. Looking at New Homes to Buy in Newburgh NY…. My buyers this week were looking at homes in some different locations in the Hudson Valley. All of them were new construction buyers. They already looked at some resale homes, but each one had ruled those out.  This was based on looking at what the available inventory was within their budget. New Construction Homes in Newburgh NY So many resale homes on the market and so few New Construction Homes in this area. Those that we do have though are of some great value. Years ago the homes were very basic, and the finishing touches were additional costs added on after the fact. So you paid a lot of money, and then after you moved in you found out you still needed more just to get settled. New construction now is very different than say five to seven years ago. The houses are built and finished with so many options that they are turn key for the most part. Included now in many homes are appliances, garage door openers, & complete lighting packages.
