The 10801 zip code encompasses the Jefferson Elementary School, Colombus School, the  Webster School and some homes in the Davis Elementary School. If I were seeking to look at recently sold homes for  a particular home, I would first seek the same homes in similar size, and same elementary school and then zip code. Since there are not too many homes in this zip code, for the purpose of this report, I have just included the homes in the Columbus, Trinity, Jefferson & Webster School Districts. There are currently 43 Active Listings in the 10801 zip code, 8 homes in Contract, 3 homes pending and 25 homes sold in the past 6 months.  The low sales price was $265,000, Median Sales price was $530,000 and the High sales price was $839,000. New Rochelle's 10805 Zip Code encompasses as a rule the Waterfront area, the Trinity Elementary School, and Jefferson Elementary School. If I were looking at recent sold properties for a comparative market analysis , I would (of course) be first seeking 'comps' in the smae zip code and elementary school. For the purpose of this report, I have just used the same zip code as there are fewer properties. The report contains all price points. There are currently 24 Active listings with a low price of $299,000, Median price of $529,499, and a high price of $2,490,000. There are several zip codes in New Rochelle. The 10804 Zip code features homes in the Larchmont Woods area, Paine Heights, Wykagyl Park, Forest Heights, Wykagyl Estates, Bayberry area , Northfield area, Pinebrook Estates area, and the Bonnie Crest area.  The price point of $300,000 - $600,000 does not, as a rule pertain to many of those areas where homes usually cost more. There are also several Elementary Schools in the 10804 zip code. This report pertains to the Ward  Elementary School. There are currently 12 available homes on the market priced between $300,000 - $600,000 , 2 in contract, 5 Pending  and 29 sold properties. While the season officially started a week ago on September 8th in New Jersey, the first New Rochelle Youth Tackle League home game was yesterday at the Joseph Fosina Football field at the old City Park (and now William ‘Brud’ Flowers Park). My middle son, A.J., used to play football, and it was wonderful to pop in to see  the old familiar football colors, the excitement, the parents, and the volunteers hard at work. Mr. Joseph Fosina was also on hand, and he kindly spoke to me for the video. The teams were playing Eastchester yesterday morning, and the New Rochelle Youth Tackle League had won the first two games, but the 10-11 year old team (Pee Wees)  were down 6-0 while I was there…  BUT, it was only the second quarter, and I am hoping that changed after I left! I decided to take my dog, Binky – the Binkmeister, the Binkaroony to Paw’s Place this morning instead of taking him for a walk. I have an open house today, an appointment afterwards, and I wanted to take a video of a local event later this morning also, so my pooch will be left to my husband and sons who I hope will walk him later! The sun was out, it was a wonderful cool morning, and so off we went… Not too many smaller dogs, but we did come across an adorable basset hound , Copper,- who happens to be seeking that forever home. His owner had to give him up, and luckily he found his way to a a great volunteer at the Larchmont Pet Rescue organization. (So many wonderful volunteers there).. It was so sunny, the sky was so blue -true blue (dare I say red white and blue ).. and I guess it lead me to the old City Park  and now William "Brud Flowers Park" where I saw teams warming up for a tournament. Nothing knew here, the park is simply gorgeous since it's renovation and thanks to our City Council, (I can recall my middle son crawling through broken glass when he was training for the Youth Tackle League way back when), but this weekend, I saw a tournament in progress. The 2013 season started today in New Jersey! The first home game for the New Rochelle Youth Tackle League will be on Sunday, September 15th, 2013. However, yours truly popped by the Joe Fosina Field this weekend to see the teams hard at practice. Practice always makes perfect, and this football league knows just how to do that!   New Rochelle - home of the Pop Warner Youth Tackle League and home of our very own Ray Rice. New Rochelle is GREAT!

  While I already have my lucky black cat (once     feral, and now as sweet and loving as can be), Saturday is YOUR opportunity to adopt a black cat at our local New Rochelle Humane Society.  Back in 2009, I had written a blog post about Beth Weingast who was the then  President of the American Appraisers Association. As a current Board Member, I was thrilled to notice her name mentioned in an article today in the HuffPost World regarding Mr. Edwards, who had found some ancient coins in his field in Wales last year. Beth, who is a well known  numismatist was asked to comment by “Yahoo! Shine  who reached out to currency appraiser Beth Weingast, a certified member of the Appraiser’s Association of America, who said the find is “extraordinarily rare.” The 14 mediaeval coins date back to the 14th and 15th centuries.  Mr. Edwards had dropped his keys in error in the field, and called in the local Wrexham Heritage Society to help find them -  which they did and so much more! Treachery, cowardice, bravery and courage are all depicted quite well in this 4th in the Starbuck Chronicles series. The main character, Nate Starbuck, is a very likeable young man who was born in Boston, but in having an overbearing father who is also a powerful minister , found himself running away from college after a young lady, ended up in the south, and fighting for the Southerners. I never knew that "Copperhead" was the term given to a Northener who fought for the South in the Civil War..  This is the second in the series (Starbuck Chronicles)  in which Nate Starbuck goes to battle as a Confederate Captain. Admired by some, hated by other simply because he is Northerner, he has to overcome the incompetence of his superiors, and along the way is accused of treason unjustly. The excitement is building as Great Britain competes this week  in Zurich  in the 2013 European Baseball World Cup Qualifier. The winning Team (country) will go onto the next round next year  in Czechoslovakia. Relegated last year to the ‘B Pool’ , Great Britain is working hard to regain its  ‘A Pool’ status, and the team arrived this past Saturday in Zurich with baseball games planned each day against other B Pool Countries  -  Switzerland, Poland, Ukraine, Slovenia and Bulgaria. There was a steady stream of cars, people with and without their pets at today's New Rochelle Humane Society's Dog Wash Day. It started at 10 am and ran until 3 p.m. and today was their 13th annual event. Thank you so much! SO many wonderful volunteers on hand to help man the booths,  wash the dogs (getting so wet in the process), and basically, being wonderful! We took our pooch (who was adopted from the no kill shelter last June) , and we would like to believe he had a good time.. He socialized a little with the other dogs,  had his shampoo and wash (it was so hot - how could he object to that!), and we even shared a hamburger afterwards from New Rochelle's greatest hamburger restaurant ( they had a booth today) - AJ's Hamburgers. I love history, and perhaps that is one of the reasons I moved to New Rochelle! There is always something interesting to learn, such as the  Mahlstedt House located at 794 North Avenue. This  home (French Second Empire-style building), was perhaps the first brick home to have been built in New Rochelle in 1869,  and the Mahlstedt family had a thriving ice making business  until freezers were invented. The family then donated 40 acres to the city in 1922 for  a park and new high school. The lake became Twin Lakes (one lake was actually man-made) and a causeway separated the two. I learned the other year the importance of using professional photography - even with a rental. Why you might ask when we will only be receiving a small remuneration for listing a rental? For several reasons..   1) The first visitors are still on the internet, and if the photos look nice, then we obviously get those calls, and the rental rents that much quicker. 2) Tenants  might not keep the house as orderly as if they were the owners 2) When you are called prior to listing the rental, a  great time to take those photos - while the house looks nice. 4) If you are called towards the end of a rental lease, and the tenant is moving out,  there could be boxes everywhere, and if you have those photos on hand, you don't have to inconvenience the tenant, and you have the photos for immediate ...
