A Glossary of Home Loan Terms To understand the main aspects of the mortgage process, take some time to familiarize yourself with some of the terminology homebuyers encounter:   Adjustable Rate Mortgage (ARM)A mortgage in which the interest rate is adjustable, meaning the rate can go up or down according to current financial market conditions. Adjustment FrequencyHow often the interest rate changes or resets on an Adjustable Rate Mortgage. Typically, the adjustment frequency is once a year, but it can be as often as once a month or as infrequently as once every five years. Annual Percentage Rate (APR)The actual cost of borrowing money, shown in the form of a yearly rate. The APR will be higher than the interest rate stated in the note due to the fact that it may include the interest,...

When the market swings low, individual investment portfolios may decline significantly. Individuals who thought they had more than enough assets to fund their own retirement and leave significant bequests to heirs may then wonder if that is still possible. During low market cycles evaluate your estate plans, considering the following:     Take another look at your plans for distributing your estate. Your estate plan may distribute specific assets to specific heirs, such as a business to one child and investments to another child. While those assets may have been equal in value in the past, declines in your investment portfolio may make that distribution unequal. You may want to place provisions in your estate plan to equalize distributions. Review amounts being placed in different tr...

Top 10 reasons to own rather than rent  1. You own it: With no landlord, you make the decisions.2. You deduct it: Mortgage interest, property taxes and some costs involved with buying a home can be deducted from federal income taxes.3. Interest rates: The cost to borrow mortgage money is at an all-time low. If you’re going to buy, this is the time to jump into the market.4. You invest in it: Rent money is gone forever. Mortgage payments build home equity ownership interests.5. You save for the future: Home equity is a ready-made savings plan. Sell it and you can make up to $250,000 cash without owing any federal income tax on the profit.6. You can predict expenses:  Unlike rent, a fixed-mortgage payment doesn’t get more expensive over time.7. You pick it: Choose from different neighborh...

Living in New Rochelle, 10804 is blooming lovely this time of year, and I have the lavender sachets to prove it! Last year I found great delight in drying out the lavender from my garden, and making lavender sachets for friends and clients alike. It is an easy process, first you let the lavender dry for a few weeks, and then you separate the seeds from the twigs... a few twigs are okay - they smell nice too.... you then add some lavender oil, place into cute bags, and there you have it! A nice little gift for that special person...New Rochelle is GREAT!

Hi - I met with Debbie Gartner this morning at a client's home for floor estimates, and once again, Debbie was there, early, with a smile on her face and clipboard in hand....  Debbie stayed with my client for over 1 1/2 hours, who was (understandably) impressed with Debbie's estimates for floor refinishing, replacement and tile installment.... She does it all! New Rochelle is GREAT!

I see so many people searching on the net (as evidenced by the internet visitors on our great Houlihan Lawrence website which enables us to see those merely glancing through, and those looking with more interest). So, it always comes as no surprise to me when people visit an open house and remark, "I have been following this home on the internet!" People wait for the either the price to come down, or they seem so much activity around the house (heard through their agents or through being aware of open houses, etc) , they realize that if they want it, they have to step forward…. Such was the case with 6 Carol Lane in New Rochelle. 2763 square feet, 4 bedrooms, 3 baths, central air conditioning, gas heat, cathedral ceilings, beautiful hard wood floors, and a lower level not included in...

Peter Faneuil We all know that there is a Faneuil Hall in Boston, built in 1742 by the wealthy French merchant, Peter Faneuil. Did you know that he was born in New Rochelle on June 20, 1700? His wealthy parents fled France after the 1685 revocation of the Edict of Nantes, and Benjamin Faneuil had traveled to America some 10 years earlier, married Anne Bureau in 1699, and sired three daughters and two sons. Having first arrived in Massachusetts, and in liking that area, Benjamin's brother, Andrew, made Boston his permanent home. Peter, Andrew, and Benjamin Jr. moved to Boston after Peter’s father died when Peter was 18 years of age. Andrew became one of Boston's wealthiest merchants, and Peter helped his brother -in law, Henry Phillips, escape to France after he killed Benjamin Woodbrid...

1.  Be on time. Before you worry about cleaning up what happened yesterday, get right with today and focus on your current bill-paying performance. Pay on time, and pay more than the required minimum payment each month on outstanding credit balances. 2.  Shrink your credit ratio. The credit-scoring process looks at the ratio of your debt to the total amount of available credit you have, so add up your credit limits to see where you stand. Your long-term goal is to get rid of all your debt, but a good, short-term target is to shrink your ratio to less than 50 percent. Then 40, then 30, and so on. 3.  Pay off a card, but don't close it. Because of the aforementioned credit ratios, reducing your available credit hurts your score. If you have a $3,000 balance on one card with a $5,000 maxim...

“I don’t know where to start!   This is the one room that we live in and it really has to work!  We’re downsizing and need one room to fit it all.”   These are the most frequent complaints and concerns I hear when I walk into a client’s home.  And while multi-functionality is in fact a design challenge, my first question is always: What is the primary function of the space?   Rooms and furniture often serve more than one purpose.  Even if you’re not living in a studio apartment, you may not have the luxury of designating a room for dining, another for entertaining and a third for your home office.  The den may double as a guest room, a guest room might function as an office, a dining table may work overtime as your desk and the sofa may be called into service when you have overnight vis...

I am sure we all saw the movie "Independence Day" starring Will Smith. Well have you noticed the increasing amount of UFO sightings around the world? There was one a week or so ago in London.... and the "UFO's were seen by quite a few people, different videos, etc..  it is all so strange.. (Rod Serling are you out there?  Craig? Anyone?)    I showed my sons, and they then recounted the January, 2011 sighting in Israel over the Dome of the Rock, then the day the airport shut down in Hangzhou, China last year and 17 flights were cancelled..... I find it all so interesting..... and tomorrow is July 4th - Have a great one everyone - whoever, and wherever you are.... and if you are tired (perhaps from traveling long distances), need a local pied de terre - a place to relax in for a while, NE...

Split Level Homes and Ranches in New Rochelle - Offering GREAT value New Rochelle is rich in history, in architecture, and has been the favorite of many a producer be it for a television commercial or movie when they want to film those-mid century homes, as the city is located just 30 minutes away from New York City. For instance, did you know that from 1961-1966, the TV show "The Dick Van Dyke Show" were depicted as living in New Rochelle at a fictional address on Bonnie Meadow Road. People still comment on how the famous show was filmed here.I can recall showing a home a few years ago, and the home-owner gleefully informed me how scenes for "Goodfellas" were filmed on Alfred Lane... "You know, the scene where Henry Hill's wife to be is sexually assaulted, and Henry Hill goes and pistol...

We have all experienced good mortgage brokers. we have all experienced less than good mortgage brokers.... I believe in commending those who have served well. I was completely overwhelmed by a mortgage broker the other month, Richard Desimone of Wells Fargo. Firstly, I represented the seller.. He represented the buyer but proceeded to send me weekly updates regarding his client. What? Hello?  I knew  about the buyer's mortgage process as it occurred. I was impressed. It made me/my client feel quite comfortable throughout the process, and it was the most efficient process. Perhaps that was special, but at the end of the day when you have weekly communication WITHOUT having to ask for same.. isn't it gratifying? We have all been to many broker's open houses where the mortgage broker is ho...
