75 degrees Fahrenheit, a warm, westerly wind from the Catskill Mountains; just enough to let you cool you off and----- ...ok, fine. I know this isn't exactly the right time of year to write about summer hikes to Bonticou Craig at the Mohonk Preserve. But I just came across this picture, taken by Amy Mosbacher, a friend and colleague of mine, who shot this during one of her hikes up there last summer. So, from the ice rain pouring down on slippery roads, from winter advisories and school delays, from leafless trees and frozen lakes, let's go back - or forward - to a warm early June day.It's one of those days... There are 2200 scenic, secluded and unspoiled acres of land at the Mohonk Preserve. There are 85 miles of hiking trails. That's roughly the distance from the George Washington Bridge to New Paltz. At 2.5 miles per hour and a six hour hiking day, it would take about a week to hike all of it. I sometimes take my dog to Duck Pond, located on the east side of the Mohonk Preserve. A short drive from Stone Ridge and a nice 30 minute walk from the car to the pond. My dog loves to swim there and I love to sit and take in the scenery: the stillness of the crystal clear lake nestled into the hills and behind it, far up, the Mohonk Bell tower. It was a beautiful day and I was out taking pictures of a new listing an putting up signs and I had about an hour until I had to meet a new client last week so I couldn't resist and I pulled over on the side of the road on 299 in New Paltz by the fields of Wallkill View Farms to take some pictures of the familiar sight of the sunflowers smiling at me as I drive back and forth every day in the late summer and early fall. Their heads heavy with seed they are now starting to droop but it's one of the first signs of fall coming which is my favorite season. I could drive in my car all day living here in Ulster County. So last weekend's Taste of New Paltz was a lot of fun. We got a chance to meet many new faces and eat some good food. There was great entertainment for kids and adults alike and our New Paltz office got to spread the word about the Green Seminar we are doing in October. Watch for future posts with more info to follow.This week's fun event that is going on takes place on Saturday Sept. 22nd at 9am at SUNY New Paltz at the Old Main Quad. The event will place emphasis on environmental awareness and what can be achieved when community works together. The event promises to be a fun day for all ages and is attempting to break the Guinness Book of World Records, record for the largest finger painting. I was going through some stats for the month so far for New Paltz and Gardiner and thought I'd share what I found. 2 residential listings in Gardiner and 4 residential listings in New Paltz have been marked PCS or "Pending Continue to Show" which means they are in binder stage. 3 have gone "Pending" or in contract in New Paltz and 2 in Gardiner. And there have been 6 residential sales in New Paltz and 1 in Gardiner. These stats are according to the Ulster MLS.

There were 15 sales in New Paltz listed in the MLS. 4 were condominiums $200,000 and under.3 were single family homes in the $200-300,000 range.3 were single family homes in the $300-350,000 range.3 were single family homes in the $400-500,000 range. The highest $495,000 was new construction.1 was a New Construction on 9 acres for $630,000.And the last was an extremely unique lake front property in New Paltz and sold for $1,055,000.

As a real estate broker, I'm surprised by how many agents, including veteran agents, have no idea what a C.L.U.E.
