There are so many distressed homes on the market now that it is not a novelty anymore to say that you found a bargain foreclosure.  Unfortunately, it has become almost the norm.  So how does one differentiate between a real deal and a "pig in a poke"?  One of the obvious answers is location, as it is with retail real estate.  If you can find a distressed house in a great location, you are already ahead of the game.  Once you have located this house, the next step is to obtain a thorough home inspection.  You can safely assume that while in the process of loosing their home, the former owners ran out of money and thus stopped taking care of the home.  They may even have been angry enough to take it out on the house by vandalizing it.  If you will be fixing up the house either to live in,...

As if this market isn't hard enough!  I have several listings I can't sell now because of the moratorium on foreclosures.  Isn't this a lot like closing the barn door after the horse got out?  The houses have already been vacated, in fact, the former owners were evicted.  Now I understand why when I had to deliver the sad news that they had been foreclosued on and had to leave, they didn't belive me and fought tooth an nail to leave.  Surprise surprise!!  Maybe their paperwork was erroneously filed and they weren't foreclosed on at all!  All this will surely sink the market even further.  It has truly gone from bad to worse.

It's obvious that the Ulster County Real Estate market is not as active as it was during the post 9/11 boom. However, Real Estate in Ulster County continues to be an excellent purchase and here are 3 reasons why: The Metro-North train station in Poughkeepsie is a mere 5 minute drive across the Mid-Hudson Bridge from Highland in Ulster County. You'll get to Manhattan via the train faster than one would coming from LaGrange, Wappingers Falls, Rhinebeck or even parts of Poughkeepsie itself.
