Below are the new single family homes that came on the market in Monroe NY between January 29th and February 4th, 2017. There were seven new listings this week. Even with those adds, inventory in Monroe remains low. As of February 6th, there are only 85 houses on the market. While that might sound like a lot, it's actually the lowest level in at least the last five years. The Better Homes & Gardens Rand Realty 4Q16 Market Report is available!   This quarterly report covers Orange County (including Monroe). It also covers the following Hudson Valley counties: Rockland and Westchester. While real estate is very local, in general the Hudson Valley area saw very strong sales volumes and declining inventories during 2016. The median sales price for single family homes in the town of Monroe NY during 2016 was $269K. That price point would get the buyer a 3 to 4 bedroom bi-level/raised ranch home with 2 bathrooms, about 1700 square feet of living space, a garage, in-window air conditioning, and about a third acre of land. That being said, with 227 single family homes being sold in the year, there were obviously a lot to choose from, both in the lower price range and the higher.So what was the most expensive single family home sold in Monroe in 2016? The winner was a five-bedroom Colonial located in the Mansion Ridge development which sold for $650K. 2016 Monroe NY Real Estate ResultsThe real estate sales results for 2016 are now available as seen by the chart below. The overall story for 2016 was healthy volume. In 2015, a total of 169 homes were sold in the Monroe NY area, but in 2016, that number jumped to 227, an increase of 34%. That being said, the median price points remained relatively flat. In 2015, the median sales price was $267,800 and in 2016 it was $269,000.As can be seen by the chart above, December's median sales price was 24% higher than the same time last year. It was also higher than the last few months. No short sales were included in December, although there were two foreclosures. The Monroe, NY real estate results are now available for the November 2016 period.The median sales price in Monroe NY of $231.5K in November was 10% lower than the same time last year and 11% lower than last month. More than a quarter of the homes sold in November 2016 were foreclosed properties, which sold below market value and could have contributed to the lower results. The year in totality doesn't look quite as distressing. The median sales price for year to date 2016 was $260K, compared to last year's $268K, a much smaller decrease. Regarding sales volume, sales volume remains healthy in the Monroe NY area, with 19 sales in November. Year to date, we have seen 30% more sales this year than the same time period last year. Available inventory continues to decrease as we near Winter....

Monroe NY Real Estate Results:As seen below, the Monroe, NY real estate results are now available for the October 2016 period.The median sales price in Monroe NY moved up to $326,500 in September, and then dropped to $243,500 in October. While the lack of distressed properties might have been part of the high results in September, they were also part of the reason for the low results in October. Twenty-two percent of the homes sold in October were either foreclosures or short sales.Regarding sales volume, sales volume remains healthy in the Monroe NY area, with 18 sales in September. Pure Terror Scream Park is located on Museum Village Road in Monroe NY, conveniently right off exit 129 of NY-17. I just found out something interesting this morning about the park. In 2015, Guiness World Records certified Pure Terror as the longest walk-through horror attraction. It includes more than 6,300 feet of scariness. So for terror-seekers, this might be a great place to spend some time tonight!In 2016 the park's new attractions include The Crypt, where the evil dead search for your soul and Plague, where you enter a collapsed medical building with hungry walking dead who want something tasty to eat. As seen below, the Monroe, NY real estate results are now available for the September 2016 period.The median sales price in Monroe NY during September 2016 continued to move up. The $326,500 median price is a 15% increase over the previous month of August. Median prices were also about 13% higher than the same time last year. These are both very strong results. The sold homes included many colonial style homes which typically bring in a higher sales price. Also, the results include only one short sale and no foreclosures. The lack of distressed properties may have helped boost sales prices.Regarding sales volume, sales volume remains healthy in the Monroe NY area, with 20 sales in September. 11 Valley Trail, Monroe NY has been sold!This past week, my sellers handed over the keys to their beautifully maintained three bedroom, three bath Colonial home to the new buyers. The sellers had lived in (and loved) their home for twenty-five years, but were ready to move on.The new owners will now be able to enjoy summers on their outdoor deck or in their three-season room having a wonderful meal before jumping into the pool. They can spend wonderful winter evenings relaxing on the couch in front of the woodturning fireplace. In addition, median prices in July 2016 were approximately 8% higher than the same time last year. As seen below, the real estate results for Monroe, NY are now available for the June 2016 period. The median sales price in June 2016 was 2% over the previous month of April, but lower than the same time last year. Sales prices in 2016 have been moving upward and June is no exception, which is good news for sellers and remains impetus for hesitating buyers to get moving. Regarding sales volume, sales volume remains healthy in the Monroe NY area, with 25 sales in June, a nearly 40% jump over May. Inventory has decreased from 145 at the end of April to 124 as of July 1st.
