The Monroe, NY real estate results are available for July 2019.  The number of monthly sales increased while sales prices and available inventory decreased. Following is an overview of the July 2019 Monroe NY results. Sales VolumeIn the month of July 2019, there were 20 single family home sales which was a 10% increase over June. However, July's results continue the recent trend of sales that are lower than the same month last year.  That being said, there are currently 76 homes under contract which is 40% more than the same time last month. The Monroe, NY real estate results are available for March 2019.  The number of monthly sales, available inventory, and sales prices all increased. Following is an overview of the March 2019 Monroe NY results. Sales VolumeIn the month of March 2019, there were 16 single family home sales, which was a slight increase over February (14%). There are 37 homes currently under contract with more than half going under contract prior to March. The Monroe, NY real estate results are available for February 2019.  The number of monthly sales decreased from the previous month, available inventory decreased and sales prices increased. Following is an overview of the February 2019 Monroe NY results. Sales Volume In the month of February 2019, there were 14 single family home sales. This number was less than the January results, but that is typical February behavior. That being said, February 2019 sales were 40% higher than last February, so this year is definitely starting off stronger than 2018. Also, there are 42 homes currently under contract with nearly half going under contract at least a month and a half ago. Many sellers believe they should put their home on the market in the April/May timeframe. That's when the snow has melted, the grass is green, and flowers start "springing" up! So isn't that the best time to sell? Anytime of the year is a good time to sell, if you need to do so. But if you have the luxury of selecting any month you want, why would you want to sell in the winter month of February? The first reason is that inventory is usually at its lowest level, and competition is scarce.  As you can see from the above chart, as of February 15, 2019, the number of single family homes in Monroe NY is 77. Based on current inventory levels, Monroe is on the cusp of becoming a seller's market. Following is an overview of the January 2019 Monroe NY results. Sales VolumeIn the month of January 2019, there were 22 single family home sales. They are typically privately owned homes on public roads, with no specific amenities or fees. That being said, many people enjoy living in a development.
