The perfect home for my family on Long Island's south shore came with a list of must haves. For our purposes, an updated kitchen or baths, while a real bonus, were negotiable. Rather, it was location that was much more important. The perfect house had to be in walking distance from the train, Main Street and our house of worship.  Merrick is conveniently located 45 minutes from the City and it is well-known for its award-winning schools, There is easy access to highways, and, short distances (or walking) to transportation, shops, restaurants, houses of worship. Jewel Quinn Senior Community Services, Merrick Golf Course, Norman J. Levy Park & Preserve, (affectionately known as Merrick Mountain) and Merrick Cinemas are notable. Merrick is a desirable place to settle down in Nassau County,...

Recently, I received a Zillow testimonial from a past client. Good news.It was hastily typed into a cell phone and reads like one long, run-on sentence. Bad news.Instead of the period (.) my client meant to insert, an "n" two keys over was hit in error. This completely changed the meaning of the sentence. Bizarre. The Zillow testimonial should have read, "She goes the extra mile for me."but it reads..."She goes the extra mile for men."Wink, wink.        I'm more than a little embarrassed to come off like a senior citizen floozy. Ha!I, laughingly, asked my client to correct the typo when I first saw it. She was going to delete and redo but, apparently, never got to it.Awkward predicament.I know she's going crazy, right about now, emptying one house and getting ready to move into another t...

As an overworked adult, it may feel "normal" to you to be tired and stressed all the time. Like me, you may not even remember to miss what it is you are lacking. Pure, unadulturated joy is the most wonderful gift you will ever receive but it can be fleeting and scarce after the early years. When the sound of your own laughter scares you, because it's been so long since you've heard it, it may be time to take things down a notch and smell the proverbial rose.  After all, everyone wants the same thing - to be alive and well. Great pleasure and childish delight may be one path to that end. I met my daughter in the city and we caught a Broadway matinee I've been wanting to see for a while, Mathilda. It is good clean fun for the entire family. As it were, last minute tickets were available f...

In response to all the homeowners who routinely overprice their homes, refusing to give weight to carefully prepared market reports and hoping to be paid extra for all the good times that transpired between their four walls, I say this: As you already know or may have heard, moving is one of the big stressors in life; right up there with marriage, divorce, loss of job and death.    No one can completely take away all the stress associated with a move but, a good agent will try really hard to make things go as smoothly as can realistically be expected. She can do this by informing you upfront of all the steps necessary in a real estate transaction (especially if you've never done it before or, maybe, not in a long time) and alert you to all the potential difficulties for your particular ...

Give millenials what they want Move in readyTurnkeyDrop your bagsBring your toothbrushInsert favorite HGTV catchphrase here _____________________________ If you're looking to sell quickly - just give buyers what they want!  Back in the day (that's right, I went there), expectations were lower. The bar wasn't set so high. When you bought a new house, you could expect that, at a minimum, you would be painting walls and laying new carpeting. Today, we might update that to read sanding and refinishing wood floors. Every real estate agent knows that a beautifully finished home will be snapped up immediately. Those serious buyers who have kept an eye on neighborhood inventory will  instantly make an offer on a home in mint condition. No one seems to have the time, resources or desire anymore ...

An absolute must see!Merrick has it all.   The New York Times ran an article on June 24, 2015.Newsday ran an article on July 24th, 2015.My favorite quote from the NYT article states, (buyers Kopelowitz) "hoped to buy on the North Shore, but were turned off by the drive from Manhattan to Port Washington and the train ride to Syosset. They headed south," Buyers are looking, interest is high and multiple offers (not seen in recent years) are back. Merrick is conveniently located 45 minutes from the City and it is well-known for its award-winning schools. There is easy access to highways, and, short driving distances (or walkability) to public transportation, a main street with mom and pop shops and old favorites like Chico's and Starbucks. There are restaurants galore, and a wide array of ...

Buyers tend to come to Merrick as young, married couples and stay a lifetime! They put down roots, start a family and become a vital part of the community. When their children grow up, they may leave temporarily to attend school and pursue job opportunities but, more often than not,  once they  marry, the children return once more to begin a new generation of homeowners.  Merrick has that small town feel. It is named after the Meroke Indian tribe, the earliest residents of this region. The name is said to mean "peaceful." In the mid-1600's, settlers came from England looking for a better way of life and freedom of religion. Agriculture was their chief occupation. The first large scale real estate development in Merrick were the "Gables" built south of Sunrise Highway. They were built b...

A home inspector is there to help to you learn about the property that is under consideration. The inspection may reveal flaws that weren't readily visible when you were first touring the home. After an inspection, a re-negotiation may be in order. However, the same carpet stain that was there on day one shouldn't be on your list of complaints. It's the big things - electric, heat, plumbing, etc. - the key components you can't do without that need addressing. First time home buyers, especially, will benefit from reading the article below:   WHAT BUYERS SHOULD KNOW ABOUT HOME INSPECTIONS Written by Blanche Evans on Wednesday, 28 January 2015 1:37 pm For many first-time buyers, buying a home can be a scary experience. They know they'll be maintaining or improving a home with little to no ...

In addition to the popular "Do Not Call" program, we can now add "Do Not Knock."   This recent Newsday article explains it fully.   My initial reaction is disappointment that it doesn't pertain to everyone.  If anti-disturbance rules are going to exist, they should exist across the board.Non-profits can still knock but, honestly, I already have my favorite charities and if these organizations show up at an inopportune time, I won't be any happier than I would have been for a sales call. As a real estate agent, this may translate to the old-fashioned pen to paper. You can't knock and you can't call, but for the time being, you can still write. That is still a great way to connect.   Door-to-door solicitors face steeper penalties under Hempstead Town proposal   March 9, 2015 Solicitors wh...
