410 E Broadway in Long Beach, NY is known as The Sherwood House. This Co-Op building was built in 1965. The building has 7 floors and has recently gone through a beautiful renovation. Upon entering the building, the first thing that i notice is the state of the art security system which is a touch screen and is extremely easy to use. It offers a few different languages and it is very easy to navigate to find the unit you are searching for. It allows you to call multiple numbers and the homeowners can actually buzz in their guests even from a cell phone.   The renovation that was completed last year was done quite tastefully. The lobby renovation in 410 E Broadway is quite inviting and I feel that it is one of the nicest lobbies in town. The same feeling carries throughout the building a...

How to sell for top Dollar in a BUYER"S MARKET?????You must take into consideration the type of market that you're in and understand how to make your property get more attention. By attention, I mean, not just curb appeal and traffic, but offers that are realistic and acceptable. I remember being told by a Vice President of Sales if you want to be successful you must figure out how to appear six foot two inches tall in room of people where everyone else is only six foot tall. You must differentiate and somehow that will create more of a demand for your property. Okay, what should I do ?1) Price your property slightly below the actual fair market value. 2) If you want top dollar u must and i mean must offer top condition.3)if u expect top dollar u must and i mean must better be in an exc...

Long Beach Sea Pointe Towers was built By Jacob Haberman. Originally, he planned to build four towers but his plans changed when the real estate market took a downturn. Sea Pointe Towers is known as the "Co-op with Condo Rules" The building allows rentals, and shareholders don't go through a rigorous board approval process. It's the most luxurious Co-op in Long Beach as it offers concierge service, all units come with parking plus guest parking, and they have two swimming pools and a hot tub on their beautiful pool deck overlooking the Atlantic Ocean. The lanai deck has a gated entrance to Long Beach's famous 2.2 mile boardwalk. All the units have their own washer/dryer and come with one and a half baths with marble flooring. The east side faces The Aqua, the most prestigious building i...

There are four Oceanfront Townhouse developments in Long Beach: South Beach Ocean Villa Ocean Park Southwinds These units are very desirable and only a few come on the market. The big news is that one of them will be auctioned on May 27th in a public bankruptcy auction. To bid on this property you need to bring  a certified check for $50,000 and you need to close within thirty days. This  property was on the market at an exorbitant price and is a good example of the danger of overpricing in a declining market. One should be very careful not to let their emotions allow them to overbid Word to the wise do not attend a property auction without a trusted real estate professional.

ng Beach LIRR takes approximately 58 minutes to Penn Station. LIRR riders may purchase daily. 10 trip , and monthly passes as well as peak and off-peak discounts. Long Beach residents may purchase annual parking passes from the City Clerk's office on the third floor of City Hall and use the parking facilities adjacent to the station or they may opt to take the Long Beach bus to the station. For all those long beach commuters going to lower Manhattan take the LIRR  to Brooklyn Atlantic Ave station and take the 4 or the 5 to Bowling Green or Wall Street. This will save you a solid 15 minutes from going to Penn Station and then taking the 1 train to South Ferry.

Getting top dollar selling a home is much simpler than you think. There are endless articles written about tips on selling a home. There are as many theories on the subject as there are homes. Instead of the usual outdated tips that have no measurable results, I believe if you stick to a simple easy to follow plan, you will get the maximum net dollars in your pocket when selling a home. Of course I can write for days on end but for the purpose of this blog I will try to keep it as simple as possible. Step 1: Hire the services of a Realtor. I learned at an early age that the one thing in life that every person on this Earth has exactly the same is time. Each and every one of us should be aware of the value of our own time. If you can hire a professional to do a job for you at a reaso...

The Long Beach, NY Real Estate Canals are a wonderful part of the City of Long Beach. The Canals are geographically located North of Park Avenue and extend to Reynolds Channel. The Canals begin with Forrester Street and extend to Curley Street. There are 14 blocks that make up The Canals and there are four canals that stretch from Reynolds Channel down to E Pine St. The Canals are primarily a very quiet area of town, which is very family oriented. There are many well priced homes that are not waterfront but there are some spectacular custom homes located on the open bay. The typical lot sizes in The Canals are smaller than some of the surrounding areas that result in a friendly atmosphere and a neighborhood where residents and families spend as much time in front of their homes as in...
