Hartsdale is a wonderful little Hamlet in the town of Greenburgh, NY with a population of about 10,000.The first house I ever sold was in Hartsdale, and I have always enjoyed the Hamlet.  The commute to Grand Central Station in NYC is about half an hour and the train station is on the Scarsdale border, so the trains in this moderately priced community are shared by Scarsdale residents.The things that I love about Hartsdale are numerous.The convenience as a bedroom community of NYCThe village feeling in the area around the train station.The Saturday morning farmer's market.The condos and co-ops along E. One of the major sights of interest in Hartsdale, NY is the Hartsdale Canine Cemetery.  Established in 1896, Hartsdale Canine Cemetery has the distinction of being the nations first pet cemetery.  It all began by accident when Dr. Samuel Johnson, a practicing veterinarian in Manhattan and renowned professor of veterinary surgery at New York Hospital offered a spot in his apple orchard located in the remote countryside of Hartsdale, NY to a client who wanted a proper burial for her dog. If the woman was willing to make the trip, he was happy to allow her to bury her best friend there. This is Max my beloved Cavalier King Charles Spaniel.  He weighs about 25 lbs which is large for the breed and large for a lot of buildings throughout Westchester County that will allow dogs but have weight restrictions.  Some buildings will interview your dog as well as you to incure that your dog isn't a barker that will annoy neighbors. There are buildings available throughout Westchester County that will allow dogs, larger dogs are permitted in a limited number of buildings.  More buildings will allow pets, but not dogs.  Unfortunately not all dog lovers do the right thing in cleaning up after their pets or in general being courteous to their neighbors which makes it difficult for pet lovers who do the right thing.

So, today, memories of the good old days.  I came upon a bidding war. A property in Hartsdale, New York had been on the market for a while, a couple of months and no offers.  My buyer has been reading all of the hype about what a terrible market this is.  Properties are sitting, rates are low, buyer's have loads of choices and it is now a buyer's market. So we negotiate but not a lot.  We put in an offer at 3% less than the asking price.  It is hard for buyers reading what they are reading to come in with asking prices.  This is the long awaited market that buyer's have yearned for.  Seller's have had to lower their prices and they no longer can dictate what price and terms of a deal.
