It is that time again.  Time to get all those papers together and get a total of all of those numbers for the accountant.  Have you planned for all of your deductions for 2010?  If not or if you missed any, now is the time to get started for 2011. MILEAGE-Have you kept a log of all of your business mileage?  The dates and the mileage accrued?  At 50 cents per mile this deduction can add up very quickly if you are someone who is always on the road.  (You could also choose to go with your actual automobile depreciation and repairs-speak to your accountant) MEALS-ENTERTAINMENT-Have you kept track of all of your receipts for dining out with clients or meals while away on business? DUES-LICENSING FEES-Have you kept track of all dues paid, to whom and any licensing renewals paid? EQUIPMENT PU...

Whether a first time home buyer or a seasoned veteran you must always prepare prior to getting out there and house hunting.  Mortgage and credit requirements have changed quite a bit over the last few years so you don't want to be caught unprepared. Check your credit score The better your score the better rate you will get which will also mean less of a down payment and lower monthly payments.  Don't apply for any new credit during the year before you apply for your mortgage.  Do you have savings for the down payment and closing costs? Again your credit score will come into play.  The lower your credit score is, the more of a down payment you may need.  If it is a VA loan that is a whole different ballgame.  Depending on the type of loan will determine the amount of your down payment as...

January 2011  The housing market is recovering as more home buyers are taking advantage of the improved affordability conditions. With mortgage rates hovering around recent record lows and home prices having generally stabilized, economists are expecting an upward trend to a healthy and sustainable level in 2011. Encouraging signs are showing up across the economy. Retail sales recently hit their highest level since before the recession. Key measures of small and big businesses' optimism marched back up to prerecession levels and new claims for jobless benefits are trending lower. Together they bode well for steady job creation and improved consumer confidence which is generally manifested in more spending. As the economy improves, current stimulus efforts by the government and the F...

By Claudia Jacobs For the Times Herald-Record Published: 2:00 AM - 01/16/11   Making selections within your home can be challenging. Selecting comes naturally to me as a professional decorator and stager, working with clients and their personal taste and style. When it comes to my own home, however, I have commitment issues. It really is tough to be objective in your own space. Sometimes what you think you want you really don't want, so it is best to have a clear vision.   A few years ago I worked with a couple moving into the area. I met with them in the home they were selling for a staging consultation. They hired me to make selections as their house was being built, and then again for a color consultation of their entire new home. The husband kept saying whatever his wife wanted was...

By Claudia Jacobs For the Times Herald-Record Published: 2:00 AM - 01/02/11   Happy New Year!   It seems the older I get, the more time has a way of zooming by. Feels like only yesterday I was so excited to announce that my favorite color turquoise was the color of the year for 2010. Now, I don't live in a turquoise house, but that color does have a way of showing up in my life. From my Fiesta plates to my Roseville pottery to my Thunderbird to fashion and jewelry, turquoise pops into my life and probably always will.   Then there was the turquoise painting debacle. You would think painting my kitchen a beautiful shade of turquoise would make perfect sense. It did not. I hated it. That beautiful color against my white kitchen cabinets made it feel tropical and way too cool (as in chill...

We had our monthly office meeting this week and a lot of the Keller Williams people came in costume.  I think everyone did a really great job.  We had an accupuncture demonstration by Dana Zampella that was awesome. We had a blast and our "serial (cereal) killer won the costume contest.  That person was Claudia Jacobs of Claudia Jacob's Designs who we all turn to when we need a stager.  For those of you in our area looking for a great office talk to me about Keller Williams.  For those in need of a Realtor please call me anytime!

By Claudia Jacobs For the Times Herald-Record Published: 2:00 AM - 10/24/10     What is hiding in your closet? I recently made some interesting discoveries when cleaning out mine.   While emptying a big Longaberger basket, I came across a few brand new, still-wrapped-in-plastic Barbie Happy Meal toys. My daughter is 18 and in her freshman year of college. You do the math. Not to mention how that expensive basket is just sitting in my closet when it could be on display in my house.   As thrilled as I am to say I still have a waist, I can't remember the last time I tucked in a shirt and belted. Do I need more than 50 belts? Unless I grow in height, those belts will never, ever be worn.   There is a Facebook group called "Don't be jealous but I can still wear my earrings from high schoo...

Today I came across a card site called "The Jimmy Fund" that sells greeting cards, candles and ornaments and the funds made from the site go to help fight cancer.  The cards are beautiful and can be imprinted as well.  If you can't afford the imprinting I imagine you can imprint them yourself with your own printer.  (I have done that in the past and you would never know the difference for simple printing)  They also do corporate orders as well.  The "Jimmy Fund" was founded in 1948 supporting both children and adults at the Boston Dana-Farber Cancer Institute .  "Jimmy" was Elinar Gustafson, a 12 year old boy being treated for cancer and receiving chemotherapy who was selected to be on Ralph Edward's national radio program for "Truth or Consequences" which was done from his hospital roo...

Dear Debbie,Thank you so much!  We recently bought our new home with the help of Debbie Walsh of Keller Williams Realty.  Debbie, you were wonderful, patient and knowledgeable.  You helped involve our two small children every step of the way.  Debbie you always made sure that they felt like they were part of the process.  You showed us many selections and you were always ready to show us another one.  You helped us every step of the way until the keys to our new home were in our hand.  We had such a wonderful experience with you Debbie that we decided you would be the best agent to sell our former home.Today we can finally say our house is SOLD!  Debbie you were great and again very patient.  You gave us many ideas to help us sell the house quicker.   Sometimes we didn't feel ...

Why not create a Dream Board? What is it?  A dream or vision board is a way of creating a visual representation of a goal(s).  It gives you something tangible to focus on.  This can help you strive towards it. Why is it important?  When working towards a goal, it is really important to have something to visualize.  A dream board makes your dreams and goals physically present.  Looking at your dream board every day will build more energy towards those goals.  You will enforce your desires and arrange your priorities.  Whether your dream is of financial freedom, your dream home, dream car, your dream vacation, spiritual growth, or getting to the next level in your business it belongs on the board where you will see it everyday and envision yourself having already achieved it and living ou...

Last week when I did my open house and we were driving around the neighborhood putting out signs we kept passing this one house with a big rhododendron bush that was just beautiful.  After the 3rd time we went by I said that before the end of the day I wanted to take a picture of the bush (tree really) because the color just caught your eye every time you went by.  So when we were picking the signs back up I snapped some photos.  I don't know that the pictures really do the tree justice but hopefully you can see how pretty it made the house and yard look.        Photos by Debra Walsh, Copyright © 2010 Debra Walsh. Tues, April 20, 10am EST LIVE RADIO INTERVIEW: REJUVENATE YOUR HOME  Dr. Lisa Wipplinger of Savvy Structures & Sustainable Living will be interviewing me on her live radio show on Tuesday, April 20 @ 10am EST http://www.voiceamerica.com/voiceamerica/vepisode.aspx?aid=45763 Our homes provide the basic need of shelter. They also have the potential to nurture our spirits for our optimal health and happiness. Now that the weather is warm and the days are longer, it is a great time to give our living spaces some attention. Our grandmothers and great grandmothers traditionally called this clearing and airing out process “spring cleaning.” We can take the practice a few steps further by sprucing up our rooms with a new look or some fresh paint and make our homes “greener” and healthier in the...

For those of you who have some type of E-reader you know that if the book is not in an E-reader format you cannot transfer the book of your choice to your E-reader.  The program Calibre solves that problem.  It is a terrific program that will convert books from the format that you have on your computer to the proper format needed for your particular E-reader.  You can then have Calibre send the book right to your E-reader. Calibre can also download the news from the internet for you in an E-reader format from a multitude of sources or you can enter your own source.  This can then be read on your E-reader or on Calibre itself which can also be used as an E-reader.  The best part about Calibre is that it is FREE!

Today my husband was glancing through the newspaper and came across an article (worth the read) about a Doctor with whom we are both familiar.  This Doctor took care of my broken ankle which was my first broken bone ever when I was in my 30's.  He then took care of my broken foot (same foot) several years later.  In the interim he did several knee surgeries on my husband on alternating knees.  We thought he was terrific then and terrific now to go to Haiti on his own and donate his time and effort to help those that needed it most.  For those that may be contemplating an orthopedist in the future, wonder no more!  Kudos to you Dr. Israelski!  Here is the article: As rainy season nears, survivors face new peril                                       Dr. Ronald Israelski of Goshen drills s...
