New Construction Homes for Sale in Babylon Village There are five new construction homes for sale in Babylon Village. Prices range from $459,000 for a four bedroom, eight room colonial with a 1 car garage to $539,000 for a four bedroom, eight room colonial with a 2 car garage. Buying a new construction home is much different than buying an established resale home. For instance, you have to find out what the property taxes are and if there is a tax abatement. You may pay $0 for the first year you own the home. The second year you only pay 10% of the property taxes, etc. Usually the property tax abatement is up to five years, sometimes less. Babylon NY Sold Homes - List Price vs. Sold Price October 2012 Seven Babylon NY homes sold in October 2012. The average list price was $469,796 and the median sold price was $435,000. This chart reflects sold homes that are in the Babylon School District only. The difference between the list price and sold price is 3%. This has decreased by 3% since September 2012. The real estate market in Babylon NY continues to improve. The reason for the fluctuation with the median sales price for Babylon NY is because the higher-end homes are included. I tried removing those to see the end result but it didn't make much of a difference since there are one or two of these homes included each month. Since then, four of them closed, three expired off the market, four were withdrawn off the market which means the homeowner requested it. During 2010, Babylon Village had 2 short sale homes on the market. One sold, the other expired off the market. In 2009, one Babylon Village home was listed in April 2009 as a short sale and closed on 8/10/10. Babylon Village Housing Market For 2011 - Median Sales Price History Since 2007 Overall, the Babylon Village housing market is up 4.65% since the first quarter of 2007. From January 2011 to December 2011, the Babylon Village housing market is down 3.01%. That is not bad at all. Some towns within the Town of Babylon are down by 6% and higher. 2011 didn't fluctuate all that much for Babylon Village. If the quarterly numbers stay fairly tight, then maybe 2012 will be the year for stability for the Babylon Village housing market. Argyle Park Babylon Village PhotosI was driving past Argyle Park last week in Babylon Village and noticed how pretty it was. I had to run home and get my camera before I went into the office. Couldn't resist and am glad I did!Argyle Park in Babylon Village is a quaint park located just North of Main Street, West of Deer Park Avenue and East of Little East Neck Road. Babylon NY Homes Under Contract/Pending - September 2011 Pending home sales for Babylon Village in 2011 compared to 2010 for the most part stayed consistent. Babylon NY pending home sales for the 3rd Quarter 2011: 15 homes went under contract in the 3rd quarter of 2011. The lowest price home was listed at $256,000 and sold for $265,000. It is on Cadman Avenue in Babylon Village. It was on the market for 49 days. The list price to sold price ratio: -3.5%. Don't get all excited about the ratio. That is not the norm.
