It's The Little Things That Make Your Day! My husband brought these home for me on Sunday:   He bought them at Bj's Wholesale in Melvile, NY. I thought he went to a florist since they are so beautiful! He does things like this for me and I never expect it. I had a bad week last week and he saw I needed some cheering up and that is exactly what happened. Him giving me these roses made me see what is important. It's the little things that end up not being so little to you.

Is It Really Spring On Long Island? I woke up this morning literally freezing. The wind is blowing and my thermostat is saying 63 degrees in the house. I refuse to turn the heat on during the day today. I don't feel like contributing to National Grid's profits. I'm working from home so on goes the thick, warm robe and slippers, lol. Doesn't feel like Spring in any way, shape or form. Maybe this will make us appreciate Spring when it finally arrives. All I know is that today's weather beats out Winter any day! Latent Defects And Disclosure When Selling And Buying A Home When A homeowner is selling their home, they are to disclose any known latent defects. Definition for Latent Defect: Defect that is hidden from knowledge as well as from sight and one that would not be discovered even by the exercise of ordinary and reasonable care. One who sells a house with knowledge of a latent defect must disclose the defect to the buyer or the buyer may later claim misrepresentation. Most homeowners know about latent defects in their homes. When they sit down with their Realtor they must complete a form that is about 10 pages long stating what they know to the best of their knowledge about their home's latent defects if any. HOA Rules: Know What They Are Before Buying A Condo, Townhouse or Co-Op HOA means Homeowners Association. There are rules put in place to keep the condo or townhome development consistent like the outside of each home are the same color vinyl siding, the outside of the front doors have to be the same color, etc. I find this not to be a big deal. Where I live there are 12 townhomes so things are more relaxed here. My development is 14 years old so repainting the outside front door with the original color is impossible. Painting it close to the original color is fine which is what I did last year. Some developments, however, are more strict. Co-op developments for example will not let you have a gas grill on the balconies or will not let you nail anything into the balcony decks. This is ...
