How many real estate transactions were cash in Reno/Sparks in 2013? Erin Schiller at Ticor Title provided some insight during her December 2013 market update. You can view the full report here. Below is an overview. From January 2013 through October 2013, cash transactions were approximately 42% of the resale market in Washoe County. October 2013 had around 35% November 2013 had around 39%. Those numbers are a worry to first time home buyers getting loans but a pleasant surprise to sellers not wanting to deal with appraisal issues. The Reno/Sparks Association of Realtors came out with the November 2013 market stats. You can view the full report by clicking the picture to the right. Below is an overview... The median sales price went up again to $224,900. A 4.7% increase compared to October. Up 24.3% compared to the same time last yet. This isn't exclusive to regular sales (up 7.6%) as REOs went up 9.9% and short sales were up 8.3%. Number of units sold was down 14% compared to last month. Typical of this time of year and the high list prices sellers are putting out. Average days on market was up 8.9% to 105. Short sales average 226 days, regular sales 76, and REOs 114. I guess I better get this out before the new year. Thanks to Erin Schiller at Ticor Title for providing the updated foreclosure stats. The full report can be viewed by clicking the picture to the right. Below is the snippet.... NODs (start of foreclosure) went up by 7 but nothing to get excited about. Notice of Sale (property going to courthouse auction) went up 3. Same as above. Trustees Deeds (foreclosure sale at courthouse) went down by 30. No real movement here. New REO listings went up 1. The Federal Housing Administration announced it will be dropping the loan limits for FHA loans starting in 2014. Read more here. The current limit in Washoe County for a one-family home is $403,750. How Does a Corner Lot Home Affect Value? There is a fair amount of debate as to wether a home on a corner lot is more or less desirable than a home in a cul de sac or simply in a row of houses.  Here are a few considerations on this topic: Privacy - This is a mixed bag.  While the corner lot home has one less neighbor on one side, the house is also more exposed to traffice by cars or pedestrians.  You would need to look carefully at how exposed the home is and how visible the back/side yard may be to fully factor this in. Noise - If the corner has a lot of traffic and/or is on a four way stop, you may have increased noise.  On the other hand, if the 'would be' next door neighbor's kid was in a heavy metal band, the noise could be less than being wedged in along a street.  Open Space - R...

What Makes a Starter Home? The "starter home" can mean many things to many people.  The lowest common denominator implies that the home buyer is not planning to live in the home forever. Beyond that, what can make a starter home great? The Median home sales price has remained stable for the past five months, which may be due to the beginning of the seasonal softening along with increasing interest rates. Reno-Sparks Median Home Sales Price October 2013 median home price was down -3.8% to $215,000 compared to $223,500 in September 2013 and up 19.4% compared to $180,000 in October 2012. Median price is defined as the mid-point, where, for the time period identified, the price for one-half of the sales are higher and one-half are lower.
