This week there were only 10 houses on tour (beats last weeks that was canceled altogether).  There was the full run of the gamut though, from a condo at $250K to a newly remodeled home for $2.5 Million. As a short sale this unit located at 825 Southwood Boulevard #1 is a pretty good deal (thinking perhaps you could offer a bit less as there are others in the same complex for sale (bank owned), just not as nice.) on the interior.  Negotiations are definitely the name of the game here.  For an investment you could probably get $900 in rent per month! No sales, but there were some new escrows to report and a whole bunch of price reductions. Do you smell opportunity? The Notice of Default list is updated with a few new properties.  According to a forecast a the 'CRS Sellabration Event' in San Francisco last week, foreclosure will start to decline (nationally) as Short Sales pick up and Foreclosures will probably be back with a vengeance in 2011.  For now banks are trying to work with sellers to either do loan modifications or sell in a short sale.  The banks are quickly beginning to realize that they do not want to be in the Real Estate business. The snow is finally starting to fly although we feel as if we are in the 'banana belt' with West Shore and Truckee getting most of the snowfall and here in Incline...most of the cold weather, but little snow. It's tough times for many businesses and the Washoe Building Department is seeing layoffs and cutbacks as well.  Don Jepson visited the Incline Village Board of Realtors this morning to share with us that as of March 1, 2009, there will no longer be a Washoe County Building Department satellite office open in Incline Village.  Their revenues have gone from $4Mil to just a little over $1Mil and it is not enough to warrant a satellite office. Not only will these cutbacks affect Incline Village, but the Reno staff will be cut by 7-8 people as well and hours will be reduced from a 40 hour work week to a 32 hour work week.  There will not be any cross over either to cover lunch breaks, the office will be closed for lunch instead. At least there is some activity to report, which means we are doing better than some other markets, but it's still relatively slow compared to prior years. This week in the Incline Insider we are reporting the following sales, new escrows, price reductions and market rejections... There were a total of 11 new listings on the market (about 6 of these are repeats to the market so in truth there are only 5 new ones). 1 New Condo, 8 PUDs and 2 SFRs. New escrows are good at 1 New Condo, 1 New PUD and 2 New SFRs, 966 Agate which has been on the market for some time, then was rejected by the market and just came back in escrow (looking forward to sharing the closing price on this one as it is a nice home on over an acre...yes 1 acre lot) and also 620 Martis which started at over $5Mil and has ...

Only only closing this week to report here in Incline Village and that was in the Single Family marekt.  1005 Apollo Way originally listed at $2,499,000 closed for $1,900,000.  This is a 5 bedroom/4 bath/2 car garage beautiful Lakeview Home.  I am sure the new buyers will enjoy thier bargin.  I have seen a pickup in number of showings and have been extremely busy myself showing propery - working 10-12 hour days and loving every minute of it. Incline Village is a small town on the North Shore of Lake Tahoe.  Within this small community there are several small subdivisions or neighborhoods and each one boasts some wonderful qualities. Numbers are UP for the upper end of the market in Single Family Residences.   Apparently the wealthy still have money and know where to spend it as the market over $2Mil in Incline Village did very well this month.  Planned Unit Developments and Condominiums continue the typical trend downward. In standing inventory for Single Family Residences (SFRs) we are currently at 220 homes which is an increase from last year by about 12%, escrows are up by about 29% with 7 new and sales were up from last year by 50% with a total of 6 (Great news for SFRs).  Comparing the same to just last month, the numbers change slightly...Inventory is virtually the same, escrows are up by 14% and sales were the the same. What a great holiday week we've had with new snow, welcome visitors in town, and so many fun events. Noel Nights are a treat at Northstar- ice skating, hot drinks and activities- I wish we had a rink in Incline Village, it would be a great activitiy for families in the eveings, and a wonderful social gathering place. Come up and enjoy the snow, all ski areas are open and cold nights have kept conditions nice!
