Inside the Incline MLS this week we had some additional activity. August is shaping up to be a GREAT month and with all the new open escrows, September closings ought to be FANTASTIC! Only 11 new listings were added to the Incline MLS this week.  4 new condominiums, no PUDS (Planned Unit Developments) and a total of 7 new single family homes.  The new homes were exciting with 1169 Lakeshore at $12Mil, 209 Nue Court at $3.295Mil and 890 Tyner at $1.34Mil.  Read More...

It was not too long ago that I was going to a walk through on a home in the Lakeview Subdivision of Incline Village and low and behold, a HUGE bear comes sauntering across the street.  I think he could care less that a large car was heading his way.  He took his sweet time and then just walked to the neighbors house like he was a good friend coming over to play. It's cute and we all get excited when we spy a bear, but they do not belong in the streets of Incline.  It is not a good place for them.  Although we live in Bear Country and need to be prepared for interaction with these creatures, if we could just learn how to protect them we would all be in a better place. Oh it's good to be busy! This week 'Inside the MLS' there was activity and especially in the Condo market. There were a total of 15 new listings...4 Condos, 1 PUD (Planned Unit Development), 9 Single Family Homes and 1 New Investment Property. There were many price reductions as sellers struggle to lower prices and sell at a profit. the market is tough out there and only the well priced are making it. 11 Condos reduced their price, 2 PUDs and 8 single family homes. In the condos that reduced their prices look for these good deals...321 Ski Way #4 reduced to $399 and is remodeled. The price reduction at 321 Ski Way #181 was a farse...it dropped to $330K and went back up to $430 (we think it was a typo...yikes!) and 870 SW#6 dropped to $154,900. Have you seen this one? One in every 286 homes in Incline Village is in foreclosure.  Incline Village is also number 2988 in zip codes for foreclosure rate ranking.  Still think we are immune up here?  Just because Incline Village has been associated with lots of money and a huge 2nd home market does not mean that we are immune to foreclosures.  In fact during the boom of the real estate market in Incline Village everyone and their mother were trying to figure out how to get a piece of the action and therefore...bam!  We saw an influx of buyers who were scraping the bottom of the barrel, getting themselves into loans they should not have and now...here we are... Well, we are not in the top ten cities for foreclosures (that's good), but homes in Incline Village do continue to hit the Notice of Default List and are headed in that direction. There are so many homes affected Nationwide by short sale and foreclosure and many people are just not sure what to do to help themselves. They are scared and sometimes think doing nothing is the easiest thing to do.  It is amazing how many homes are lost to foreclosure in Incline Village alone that were never even listed for sale.  This means the homeowner either did not know there were options for him/her or they did not qualify for a short sale and thought perhaps it was 'Vogue' to just let the home go to foreclosure instead.  Here is the list of the Top Ten Forelcosure Cities today and their corresponding ...

The full data report can be viewed right here, but lets break it down. In April 2009 there were a total of 158 Condos Active on the Market, 59 PUDs (Planned Unit Developments), 223 Single Family Homes and 2 Investment Properties. For Condos there were 9 new escrows reported and 2 sales. PUDs had 5 new escrows and 2 sales, Single Family Homes reported 13 new escrows and 6 sales and there was no activity for Investments.  How does this compare to last month?  How about last year? Well these numbers are up from last month across the board and still down across the board from the same month last year. March 09 vs. April 09 Condominiums are up 8% in total number of listings, up 11% in number of escrows and up 50% for units sold PUDs are down -5% in total number of listings, up 40% in number ...

This week there was a burst of activity in showings and new escrows. It's about time and Spring has sprung, I just hope it keeps on springing. For the week of April 20th-26th there were a total of 23 new listings on the market. In all truthfulness a few of these were one agent switching from one office to another, but it was only a few. 10 new condominiums and 13 were new single family homes. There were 10 new escrows...4 new condominiums, 2 new PUDs (planned unit developments) and 4 single family homes that opened escrow. SOLD...What sold? That is the real questions.
