How nice to be able to say--for a second week in a row--that we continue to see gentle glimmers of improvement. Not necessarily to the whole economy, a little to employment but most to the real estate picture of Lake Tahoe and Incline Village. In many ways, the stars seem to be coming into alignment for job growth--high corporate profits, better retail spending, more consumer credit, a lot of hiring of temps.Let us hope. I think there are many reasons to do so.

Signs in the market do not indicate a slowdown and as a matter of fact slow and steady seems to be the nature of the current market. During the week of January 18th-24th the following took place in the Incline Village Real Estate Market: New Listings:  3 condos hit the market, 1 new PUD (Planned Unit Development) and 4 Single Family Homes. Price Changes: 9 condos reduced their prices this week, 2 PUDs and 3 Single Family Homes. New Escrows:  4 condos were the lucky recipients of an offer that was actually accepted, 1 PUD and 2 Single Family Homes. Sales for the Week:  2 PUDs and 2 Single Family Homes closed and were able to move on.  Both PUD and SFH sales were GREAT deals for the buyers and probably a relief for the sellers.  Some of these homes have been on the market for over a year ...

Lake Tahoe is not immune to foreclosures, short sales and distressed properties in general. In fact, one might argue that it is increasing in Incline Village, NV part of Washoe County, but looking at the statistics the number of foreclosures is trending downward over the last 6 months.  Currently there are 69 bank owned homes in Incline Village alone, almost 80 in pre-foreclosures and 42 scheduled for auction.  As of December 2009 RealtyTrac is reporting that 1 in every 655 homes in the 89451 zip code is receiving a foreclosure filing.  Yikes!  This my friends is still a VERY HIGH number.  See these additonal graphs from RealtyTrac as well that help explain what is happening and how it compares to the County level, State level and National level of foreclosures.  Click here for the full...

Diamond Peak Ski Team Celebrates Ullr Fest with the Community Incline Village, NV, January 29-30; Diamond Peak Ski Team celebrates Ullr Fest by extending an invitation to the community to join them for family fun and festivities beginning Friday through Saturday, January 29-30, 2010 at Diamond Peak Ski Resort. Moving on to 2010 and the activity seems to be keeping up as well. Who says the holidays are slow? In Incline, the market was almost as hot as the grocery store crowds. This week there was quite a bit of activity and our office saw several walk in clients as well. New Listings:   This week there were only two new listings both PUDs or Planned Unit Developments (Freestanding condos).   1324 Tirol is also back on the market with pre-approval from the 1st lien holder on this short sale.  What a GREAT deal at $285K. Price Changes:  There were only three price changes...2 condos and 1 Single Family Home (SFH).  The Pinebrook condo at $81K is a short sale, but if you can get the bank to approve it...it's a good deal.  The last two sold just recently for $89 and $90K.  The SFH on Sutro Court reduced to $410, but it's not enough! There is an article in the Bonanza about Incline Village turning into a Martha's Vineyard. Although there is some truth in the way this is panning out, we do still have many families who love living in the mountains and plan to keep their main residence here. I would agree that with the down turn in the economy it has given many people the next opportunity to buy property here that they will probably use as a vacation rental or just a second home for their primary use, but will become Martha's Vineyard? I think not! Martha's Vineyard has but one season really...the summer. It was always set up to be just that, a home away from home.   A popular parlor game these days is trying to predict how the holiday real estate shopping season will fare. If sales rise from last year, that may bode well for the economy heading into 2010. If sales drop, well, that's not such a good sign.  Like many things related to the real world of life and Wall Street investing, you could do exhaustive, detailed analysis to come up with a prediction, or, you could pick one indicator that has some historical significance and run with that. As it relates to predicting holiday sales, sales in general, it turns out that, "Christmas tree sales can be a good gage of the strength of the holiday-shopping season," according to The Wall Street Journal. More of the same, but at least there is activity!    For the week of 11/30-12/6, 2009 the following took place inside the Incline MLS: New Listings:  3 condos and 3 single family homes (SFH). Price Reductions:  2 condos and 6 SFH decided to reduce their prices in hopes of an offer.  Check them out, but we did not recognize any hot buys out of these.  Perhaps the Coeur du Lac will entice someone at $235K but it is only a one bedroom. New Escrows:  2 condos went into escrow this week and 1 SFH. Sales:  A pretty good week with 4 condos, 1 PUD (Planned Unit Development) and 2 SFH sold this week.  Of the condos sold 850 Northwood #50 was a great deal closing at $290K, 825 Southwood #19 was a Hot Buy foreclosure listed at $159 and sold for $185 cash and another moderate income housing unit cl...

With the ending of the Thanksgiving Weekend ends another SLOW week in Real Estate. New Listings with a total of 6...4 condos and 2 single family homes were the only new things to hit the market. Price Changes were slow too with only 10 trying to make a change in time for Turkey Day.  There were 4 condos that reduced their prices, 1 PUD (Planned Unit Development),  4 Single Family Homes and get this, one single family home actually RAISED the price $400K...WHAT a DEAL!  Either that or too much turkey. New Escrows this week.  Ouch...only 2 and both were condos.
