Why is low elevation so important?  Well, it results in a lot less snow accumulation,  a lot less snow removal and back aches and your tulips and daffodils are the first to show in the Spring.  All kidding aside, low elevation is extermely important to many buyers in our market.  This home located at 1066 Flume Road in InclineVillage, NV is a great buy.  Listed below current market value at $499,900, totally refurbished inside with new carpet, new tile flooring, new paint, new granite kitchen and new tiled bathrooms for a start.  The yard is incredible, level lot, landscaped and close to all Incline Village amenities...private beaches, shopping, restaurants, Hyatt Regency Lake Tahoe, etc.  Looking forward to selling this one this weekend.

It is going to be an interesting year with foreclosures, short sales and just distressed properties all around.  The slow down or 'FREEZE' of the foreclosure market by the banks was nothing but the usual 4th quarter stall tactic.  As 2011 heats up the writing is on the wall for more and more foreclosures and distressed properties to hit the market.  For a complete list of auction properties, potential short sales (homes that have hit the default list) and bank owned homes, visit us at www.solirealestate.com/foreclosuresandshortsales.html .

The storms last week put a pretty extreme halt to the real estate market in Incline Village and Crystal Bay, NV.  It was hard for travelers to get here for the holidays let alone get in a car and start driving around to see homes for sale.  Today we have blue bird skies and the slopes are packed with out of towners.  If it's not a storm, it gorgeous!  Needless to say, last week was very slow in the Real Estate Market, but it won't be long before the buyers are back in the shopping spirit.  Here is what was happening inside the Incline Village and Crystal Bay Real Estate Market for the week of December 20th-December 26th.  Read the whole story...

Currently there is a FREEZE in the air, not only in our weather, but in foreclosures with some of the major lenders...Fannie Mae, Freddie MAc, Chase, Wells Fargo and more.  During this freeze if you are under water on your home, now is a good time to be speaking with a professional about how to short sale your home so you do not lose it to foreclosure.  This is the most recent update on foreclosures and distressed properties in Incline Village and Crystal Bay, Nevada...

The snow is wonderful and we need every bit of moisture that we can get, but it sure did put a huge damper on activity last week.  Of course it is right before the holiday as well, so perhaps the buyers are out there picking up their last minute gifts.  Real Estate makes a great stocking stuffer.  For the week of December 13-19th the following was happening in Incline Village Real Estate...click here for the whole story...

Already in to the 2nd week of December and home sales continue.  Although this is typically a slower time of the year, that seems to be changing and sales continue to grace the market.  With the lack of recent snow there has been a slow in showings altogether.  Once the hustle and bustle of Christmas is upon us and all the ski resorts are graced with a bit more snow, we should see things start to pick up again.  Prices are GREAT, inventory is amazingly high still and interest rates are still low!  The perfect storm for first time home buyers or better yet...first time 2nd home buyers.  The ideal time to buy the cutie on your list a home away from home!  For the week of December 6th-12th the following was happening inside the Incline Village Real Estate Market and Local MLS...Read the en...

More defaults and notices of sale are being posted in Washoe County and Incline Village/Crystal Bay specifically each week.  We are not immune to the suffering that is going on Nationwide in conjunction with Foreclosures, Short Sales and Distressed Property in general.  In fact, the proposed 'HALT' with the lenders over new foreclosures has really not slowed down anything in our neck of the woods.  We are still seeing properties hit the Notice of Default and slowly make their way towards auction on the county courthouse steps in Reno or revert back to the bank.  If you are in need of help and would like information on how to complete a short sale on your home, contact us direcly.  There are options out there, you just need to understand what they are.  If you are interested in purchasin...

Fall has really settled in, but sales have not yet hibernated for the winter.  October was a steady month for new escrows and sales and the buying power is out there gobbling up the good deals as they strike.  If you look at the borrowing power you have at historically low interest rates, an inventory that is steady with good selections of distressed properties hitting the market all the time, how can you see this as anything BUT an EXTREME BUYERS MARKET.  Why wait if you are looking for a GREAT deal?  Now is the time to buy!  Click here for the full story...
