Recently I read about mentoring and that it can often play the key role in someones personal and professional life.  I believe that to be true, don't you?  Learning about life, about a new career or even one that is unstable and unhappy can be a difficult endeavor.  The piece I read talked about learning the ropes be it in real estate or filling a social need in the community. The article in REALTOR magazine along with the Good Neighbor Society made up of past award winners were again honoring five volunteering works grant recipients.  In case you didn't know, as I didn't know, these are real estate professionals who have turned their vision of helping other into actions.  As winners they will receive a grant, but more important in my mind they will be matched for one year with past Goo...

    Here in Lake Tahoe we are fortunate to not have the many abandoned homes which are unsightly.  We are not struggling with overgrown lawns, boarded windows, sagging gutters, damaged doors and windows not to mention the high risk of vandalism, rodents and bears moving in etc.  Most of our homes in foreclosure limbo don't look a lot different than the second home where the owners and friends only come for 2 or 3 weeks maybe 3 or 4 times a year.  Second home owners in the mountains tend to want a very low maintenance landscaping even to the point of keeping it all natural. So what happens when you want to sell your home and the next door home is in foreclosure or already bank owned?  Well, not much other than you will need to consider the pricing which those homes are being marketed at....

    On the short sale list, there have been seven price reductions, two new escrows, one back on market and one new listing since my last report of 8-7-2011. No sales to report. On the bank owned list, there has been one price reduction, one sold to report, one new listing and two new escrows. The home at 529 Dale Dr. listed for $1,345,900 sold for $1,300,000 cash 08/05/2011. Our office is now ahead of last August closings as of the 18th.  That is a good thing as the market has not been all that hot this summer. Historically speaking the most closings are in September, October and November. Overall,the market has been adjusting list prices to market conditions. We are also making more headway now with our short sale inventory with a few short sale approvals that I’m aware of in the past...

As a buyer..........or a seller, this is important stuff. Why is it that some real estate professionals along with their buyers think that floating an offer verbally by the listing agent and seller is a good practice.  I am not saying that I have never run an idea by the other agent to attempt at getting a feel for the motivation of the seller, however, when it came time to actually get the details down, I did it in writing on the proper documents including all the disclosures.  (I now use docusign almost exclusively except when a buyer or seller wishes to not use.)  So why not get as much signed off as possible up front?  Given the many disclosures we deal with.  And it only takes another few minutes to complete everything and it sets the tone in my mind as what my expectations are goi...

Our first quarter ended with decent home and condo sales.  Although the number of buyers in this market has been less than anticipated.  We are think the remainder of the year should better.  The signs are there and historically we always do better the last half of the year.  Home values seem to have settled in however there are still short sales and bank owned coming to the market.  This will probably continue for the next 2-3 years.  Affordability in Lake Tahoe may not have been this good since 2001. Although there is not alot of foreigners buying Lake Tahoe homes the few that are, get excellent value homes when considering the exhange rates, taxing and other factors.  Speaking of short sales, we do not have as many as say 6 months to 12 months ago and prices even in this area of the...
