We haven't seen an offer ... should we advertise in California?   We've heard this question many times over the years and our answer is still NO with much more emphasis.  We have advertised in the L.A. Times, San Jose Mercury, Portland Oregonian, Sacramento Bee, Seattle Times, etc. over the years with the same results - it is very expensive and yields zero results.  It is a natural thought that such advertising would pan out, after all those are large population bases that feed our market.  The question becomes ... would you look in the Record Courier or the Nevada Appeal for a property in Los Angeles?  If you are looking to move to Denver wouldn't you get a copy of the newspaper from Denver to check out the market?  That is in fact what happens.  We have many people planning to move to...

  Megan Gebhardt is a fellow REALTOR, a friend, and a huge horse advocate in our community.  This abandonment is just the latest to occur in our small community, I believe it, unfortunately, may be just a sample of what is in store for these poor animals and the wonderful people who try to help them.  As economic strings tighten, it is increasingly harder to feed and house large animals and some poor folks are faced with turning their equines loose rather than watch them starve.  The sad reality is that these domestics aren't fit for survival in the wild and search and seek out the more familiar habitat of local ranches rather than head for the hills!  A recent rescue was well documented ...  Starving horses getting stronger ... Rescued horses at home in Fish Springs ... Starving horse...

I'd really like to know which "Pay for Referral" services AR Members have found to be valuable and worth the cost and which services are Shams and Rip-offs! I recently joined Reply.com ... a referral service that gathers leads and sends them out to agents in the local areas for a fee.  It sounded wonderful ... the theory is.  Yet, what I have found is that the leads are gathered from a huge variety of sites and many of them aren't really viable real estate leads.   One example ... I received a referral from Reply that was a friend of mine and a local agent who works for another office. I don't think she will buy or sell from me so, of course, I declined the lead.   Two leads were homes already listed; one was a man who logged into a site promising they would buy his home.  He got mad at...

Greetings - In the town of Gardnerville, there is a newer development called Stodick Estates South that precludes ANY KIND OF FOR SALE SIGN on a property for sale (that includes street signs and window signs) until the builder (H&S Construction) has completed construction and sale of all new homes.  In this market, this is taking longer than once anticipated.  This restriction is written explicitly into the CCRs and will not be waived (believe me I've tried). This creates obvious problems for home sellers who are trying to get maximum exposure for their property.  It also creates a problem for home buyers who may want to cruise the neighborhood to see what is for sale, etc. I've put together a page on my site that always displays the current Stodick Estates South Homes for Sale in Gardn...

Happy Halloween! I feature a category on my primary blog which is all about New Home NEWS in the Reno-Tahoe area.  This is useful information for home buyers, especially if out of the area and not 'plugged into' local advertising. I just put up a post for "featured homes" from Syncon Homes who builds new homes in Reno, Minden, Gardnerville, and Dayton NV.  Syncon Homes is offering big price reductions on selected models that are part of their "standing inventory".  The savings can be as much as $60,000 on some models. The offer is time sensitive and Syncon Homes will 'rotate' different homes through about every other week.  This set that I posted is good until 11-11-07. As for Statistical reporting, some very interesting numbers:In Douglas COunty since January there have been 1,385 properties listed for sale.  449 of those sold for a selling ratio of 32%.  26% of those listings expired.  Currently there are 772 homes on the market, with an average time on the market of over 170 days.  Sounds discouraging, right? At least for local agents and sellers it might.  But WAIT! the sale price to list price ratio remains strong at 96%!  Last week there were 11 total residential sales and those sales included low end properties, middle end properties and one over 1 million.  The average sale price in our county this year has been $391,000.So, if you are a local agent whining and crying about "no business" and "dire times", stop it.  Just get out there and work b...
