Today there are 136 homes for sale in the Dayton Valley area. This is down from 146 homes available for sale from a month ago. Of the 136 homes available for sale, 21 are bank owned and 27 are short sale. That means 51 - or 35% - of the market is distressed. How is the absorption rate looking for Dayton? Let's take a look... Dayton currently has 136 homes on the market. In May, 28 homes sold 136 / 28 = 4.85 months In April, the absorption rate was 6.6 months. In March, the absorption rate was 10.55 months. In February, the absorption rate was 14.46, and in January, the rate was 20.42. We now have 5 months of trend where the absorption rate is dropping in Dayton! This is great news! Many of you know that I am an REO agent. I actually work VERY HARD to make sure that every buyer's agent that works with me gets great service. I personally strive to never let the sun set on an email or a voicemail. I answer my phone 99% of the time. I want buyers agents to know that completing an REO sale with me is not akin to pulling teeth, giving birth, or having a colonoscopy! One of the banks I represent allows me to use a local title company, which is fantastic! Local title companies are experts on the local market and customs, and it just makes for a smoother closing all the way around. One of my bank owned listings was due to close Friday. Today, we received a new REO assignment in Dayton, Nevada. It's always nice to have a new listing so we were anxious to get to work on it. I was already on my way out to the Dayton Valley to have utilities turned on at a property we put under contract, so I did the occupancy check at the new listing. I pulled up and the place looked empty, except for the large unmarked truck and trailer out front. I thought maybe the previous owners were moving out. I approached the young man at the door and asked if he lived there. He said - No, he was completing the trash out. GREAT, I thought. Not only is the property vacant, it's already getting rekeyed and cleaned out. FABULOUS! That's two steps ahead in the pre-marketing process. Compared to January's Dayton numbers, this market is looking much better. In January, there were 245 homes on the market and 53% of the market was distressed. How is the absorption rate looking for Dayton? Let's take a look... Dayton currently has 190 homes on the market. In February, 18 homes sold 190 / 18 = 10.55 months In February, the absorption rate was 14.46, and in January, the rate was 20.42. We are still quite a ways away from a "normal" market of 5-7 months, but we're heading in the right direction! Today, there are 67 properties under contract / pending in Dayton.  That's a lot of home...

That means 43.1% of the market of available homes is distressed. This is substantially higher than Carson City at 27.7% and the Carson Valley at 17.9%. Compared to January's Dayton numbers, this market is looking much better. In January, there were 245 homes on the market and 53% of the market was distressed. Today there are 245 homes for sale in the Dayton Valley area. Of the 245 home available, 132 are distressed (either short sales or bank owned properties). That means 53.8% of the market of available homes is distressed. This is substantially higher than Carson City at 29% and the Carson Valley at 17.9%.
