                              Head of St Margarets Bay as seen from high up on the mountain.   I Have lived in St Margaret's Bay now for 46 years and have seen the changes over the years. Market values have risen from $18,000 for a small house on an ocean lot + 5 acres -  to $320,000 paid for a +- 1 acre lot on the ocean. I don't know what the inflation rate would be in 45 years?   But - things always change over time. I look at Calgary - for instance. Look at Invermere. Once a spot that Calgarians flocked to. They built big summer homes on the water. Now they are worth way less. It's the same with Vancouver and Whisler. St Margaret's Bay oceanfrontage is a little less a tourism destination or cottage country, But it used to be chiefly cottages. It's not that the homes are worth less -...

Well, it’s been a mixed bag that’s for sure! It started out strong looking like things were going to bounce back after a dismal 2006 in St. Margaret’s Bay. The buyers showed up in mass and it looked like a blockbuster season. Then hardly anyone bought. A slump in the Calgary market was a major player blamed in the slowdown with a correction there at roughly $50,000. The eastern surge is evident as people are retiring early, returning home and buying condos and oceanfront. There is a market for Higher priced luxury Homes as well.   The buyers just are not ready to dish-out the huge bucks for properties that haven’t seen an update for 20+ years. Well - It was a very windy day with a fresh 30 knots of howling wind off St. Margaret's Bay today for the  Natal Day Picnic. Hosted at The Yacht club -  www.smsc.ca   in The High End Seaside subdivision of Mariner's Anchorage In French Village , Nova Scotia.   The boats all came in with flags flying and anchored offshore. There were bands playing, and food and lots of games for the kids. The festivities continued all day and was topped off with fireworks. The event will be hosted agin next year by the Yacht club, and hopes to be an event to look forward to every year. Some of the participants anchored. Kids enjoying Tug of War. Cars line up beside beautiful Upscale homes adjacent to the Yacht Club.

Oceanfront sellers and agents alike are facing a discouraging 2007 when it comes to Oceanfront Homes in the St. Margaret's Bay area. Halifax South through to Chester seemed to start out as a great season with probably 4 times the buyers as last season. It's mid August already and nothing except the bargain fixer-uppers have sold in the low $400,000 range. Save for two Million Plus deals which were in another league all together. The buyers I deal with along with others that have called me from all over Canada seem to think the prices are still too high. Right now I am inclined to agree. The last months of 2005 ended the last streak in Ocean Sales. Maybe they paid too much then and the vendors are are thinking $50,000 - $100,000 too much. Some of the most valuable real estate in Nova Scotia lies in these parts: Starting at the Point where the #3 and the #333 meet going dow the #3 as far as Masons Point. Passing Allen Heights and Todds Island as well as Sunnywood. These make up the key subdivisions on the Ocean. As well in Boutilier's Point - Coming back Hillside drive and on to Toni -Up the Mountain. Some key, superb Ocean view lots.Down the other shore (333) lies Whynaughts Point and Sheeps head Island. Located just 15 Minutes from Halifax, St. Margaret's Bay is one of the most requested areas in Nova Scotia. The closeness to Halifax is a big draw,plus a newly constructed 4 lane hiway wisks you in to work in no time. The Oceanfront is generally good quality and for boaters, the Bay offers many Islands and day trips as well as many fine marinas. The winds blow evenly out of the South consistantly all summer long. You can count on the seabreeze to kick in at 1:00 pm every afternoon like clockwork. People come from the eastern seaboard to sail our predictable Bay. There are currently over 50 Oceanfront homes on the Market in Halifax and Halifax/South through to Hubbards and the Aspotogan Peninsula. Ranging in the $300,000 to Multiple Millions Range.The St. Margaret's Bay area -which is within the 30 min range to Halifax seems to be the most popular amongst buyers. The prices vary wildly from the lower 400's to many Millions of dollars depending on the quality of the house and the land on which it sits. Various quality's of water frontage exist as well - Ranging from rocky exposed outcroppings to quite protective coves. The privacy of the setting then lends it hand in the equation.
