Loma Colorado Market Report July 2013   Rio Rancho's Loma Colorado community is a centrally located neighborhood that is full of beautiful, eco-friendly homes and enchanting mountain views and recreational areas. Homes in the neighborhood vary from one-story three-bedroom homes to two-story, six-bedroom luxury homes and the resale housing market for Loma Colorado is heating up for the summer! The developer of Loma Colorado, Pulte Homes, is still selling brand new homes and those homes are directly competing with existing home sales, so the analysis of the values of existing homes in the market is complicated. Northern Meadows Market Report June 2013   Northern Meadows' Real Estate Market has had some interesting trends lately.The number of homes for sale in the Rio Rancho Central Region (which contains Northern Meadows) dropped almost 22% from April 2013 to May 2013 to the lowest level in more than the last 15 months. This could mean that the market is starting to shift from a buyer's market to more of a seller's market as the inventory of available homes drops. This is also shown in the average days on market of the homes for sale. From April 2013 to May 2013 the average number of days on market dropped almost 35%. Cabezon Market Report June 2013   The Cabezon neighborhoods real estate market has seen some changes since the start of the year. The largest change in the Rio Rancho South Region (which contains Cabezon) has been the number of homes for sale. After being consistently between 103 and 121 homes for sale between March 2012 and January 2013, the number of homes for sale has risen to a peak of 148 and a current level of 132. This may indicate a shift to a buyers market and the price per square foot indicates that as well. The price per square foot is at its lowest level in the past 15 months at $85 per square foot. Enchanted Hills June 2013 Market Report   The market in the Enchanted Hills area of the Rio Rancho North region has been fairly consistent over the past 15 months, however many of the market indicators have risen sharply over that time. Sold homes have risen over 28% from March 2012 to May 2013, new listings have risen 33% in that time, homes for sale has risen 9.5% and pending sales have risen over 41%. The price per square foot has ranged from a high of $102 down to a low of $77, with price per square foot between $87 and $91 the last three months. The best news is that the average days on market has dropped from a high of 117 days in March 2012 down to only 76 days in May 2013. Loma Colorado Market Report February 2013   Loma Colorado, Rio Rancho homes for salestatistics are difficult to interpret.There are huge flucuations in the data which can be partly attributed to the sale of new homes in the community competing with resales. For instance, in December 2012 the months of inventory was 3.8 but in January 2013 the number jumped up to 15 months of inventory. Pulte Homes is actively building homes in the area and place their inventory homes on the MLS system. Those are included in the statistics. What is not included in the statistics are the homes already purchased but not built. Loma Colorado, excluding new home sales, has had an average of 3 homes sold per month over the last 15 months. Northern Meadows Market Report January 2013   The market in Northern Meadows has been fairly consistent over the last 15 months. Sold homes have fluctuated between 88 and 123 in the Rio Rancho Central region where Northern Meadows is located. The average price per square foot has also stayed with in a small range of $73 to $82 per square foot. The good news is the average days on market has dropped from a high of 163 days in November 2011 to 63 days in December 2012.   HP, a major employer in the Rio Rancho area and located near Northern Meadows, announced recently they will be moving 200 jobs out of the state. It is too soon to tell how this will affect the housing market in Northern Meadows but it will have an impact. This will be a major issue to watch in the next couple of months. ...

  I came across this article on MSN.com the other day and thought it was very interesting. It definitely shows new trends in houses, but if you’re looking to sell, this could be a great guide for major and minor changes to your house before you put it on the market.   There were eight points discussed, which I’ll just mention briefly: 1).   Rio Rancho, NM has a wide, unobjectionable climate. It’s arid, with lots of sunshine (on average, 330 days of it), and even in the winter, most of the day is spent with plenty of sunlight.   Because it is a desert, temperature differences between day and night can be pretty drastic. Summer and winter have this the worst, where the temperature difference can be as much as thirty degrees Fahrenheit. July and August are the hottest months out of the year, with the temperature reaching as high as 100 (though, on average, it’s in the 90’s), and December is the coldest month. Typically, gets around 8 inches of rainfall a year.   Snow occurs, but it’s rarely over a few inches. However, Rio Ranch sits to the west of the Sandia Mountains, and has a great view of the peak once it’s snow-capped....

There's a special little place in Rio Rancho called the "The Bagel." It's a deli and bakery that features-you guessed it-bagels. You might not think this is all that special, but here in the wild west it's pretty hard to find a good bagel. There is Einstein Bagels on the other side of town, but the bagels there are not quite the same. And the grocery stores? Forget about it, if they have something called it a bagel it's just a donut shaped piece of bread. I was hoping for the kind of positive numbers featured in my Albuquerque Real estate Report for October 2012, but the news for Rio Rancho was less than spectacular.    Rio Rancho Real Estate Sales in October     Year Over Year Stats Let's compare October 2012 with October 2011. Here is a quick summary of the year over year stats: Active listings were down 7.8% going from 687 to 632. Closed home sales were up 0.9% going from 106 to 107 Pending home sales, those homes that went into pending status during October and were not yet closed, were up 17% Month to Month Stats Now let's compare October 2012 with September 2012. Sandoval County did not have enough Voting Centers.   In my opinion, the Sandoval County Clerk definitely dropped the ball in this election.  Residents in Rio Rancho had to wait for over five hours to cast their votes.  At this hour, even after the races have been decided, there are hundreds of people waiting to cast their ballots.  One would think that Sandoval County would have borrowed a few plays from the Bernalillo County playbook…Bernalillo County had enough voting centers for residents to vote.    Sandoval County had 5 centers for 100,000 to registered voters to vote.  Let’s hope this is not indicative of future trend.  This should never happen in New Mexico…Let’s plan for all future election    Thinking about buying or selling a home in Albuquerque?
