When will sellers learn? Safety, the concerns with selling the home. As many of the followers of Desert Sun Home inspections in Carlsbad, New Mexico knows, I have posted time and time again about the safety within and outside the home. The latest home had not a single smoke detector in the home. All I could think of was "REALLY". Then when we did the inspection for the water heater, there was an issue with it as well. Take a look at this water heater that is gas fired. Look at how the water heater is surrounded by a lot of home owner clutter. This is a fire hazard waiting to happen. And still yet no smoke detectors in the home. This water heater is a hazard and a fire waiting to happen to this less informed home owner. This is how everything bad get's started. A little bit then a little...

New home sale. Where were the inspectors on this one when built? At Desert Sun Home inspections in Carlsbad, New Mexico. We get to inspect every type of home. No matter if the home was built in the early 1900's or was just built in 2010 the results must reflect the condition of the home. It get's a little trickier when the home was built a long time ago. What was code at the time and what was the builder trying to do when you see messed up building tactic's when inspecting an older home. But when inspecting a fairly newer home the job remains the same. We are more versed in the more recently codes than trying to see what the code were back a hundred years ago. With that sid. I did run into a couple of issues with a new home built in 2010. The owner hardly ever was at home and now wants ...

New Home inspection. Now every one is really ticked off. At Desert Sun Home inspections in Carlsbad, New Mexico It is not the intention of this inspector to cause stress for the home owner, buyer, Realtor, State inspector, local inspector with JHA or the builder. I am looking out for the best interests of the buyer. On a home inspection I did back in January for a buyer on a brand new constructed home. The home had a few issues that were in the report. Most of the issues were resolved only after the builder went round and round with the buyer. The builder did agree upon the contingencies for the sale IE: repair or finish all the issues in the original home inspection report. When the builder did not take action the buyer called in the state inspector. According to the state inspector al...

Home inspections in Carlsbad New Mexico. Attic's and being safe. At Desert Sun Home inspections in Carlsbad, New Mexico. We get all kinds of inspections for all kinds of things. This was a full home inspection for the buyer of the home. When  inspect the attic. I generally leave it till near the end of the inspection. Attic's and crawl spaces are the last things I inspect. They are dirty and they will take a while. In most cases there is a lot to look at. In this home there was so much wrong with the attic's workings, I needed a full sheet of notes to fill out just for the attic alone. This causes the report to look like the home should be torn down with the summation pages looking like a novel. I will show you acouple of these issues I needed to report to the buyer. Here we have an uni...

Naked utility room. What do the buyers need to do? Time to upgrade. When Desert Sun Home Inspections from Carlsbad New Mexico inspects a home. We just never know what we might find. When inspecting this home we found a "Naked utility room". I know this sounds funny and you probably have not seen one in so long you would'nt know what it was when you run accross one today. But this home has a bunch of issues. A "naked utility room" is just one of the many issues with this home. The utility room is located in the garage of the home. There is no heat to the garage at time of inspection. This means there is no protection for the water and waste lines in the garage. Plus to add insult to injury, the walls of the garage are only partially insulated and not sheet rocked. Here we have a look at ...

Hobbs Mexico home inspection. Pocket listing. Electrical issues. This home that Desert Sun Home Inspections in Carlsbad New Mexico posted about yesterday has a few more issues that need to be repaired. Here is the link to the post if you missed the first post about this home. Hobbs New Mexico home inspection. Pocket listing. Repairs needed bad. http://actvra.in/Vjz Electrical issues. We'll start off by looking at the service to the home and what we found when inspecting the home was this. Look at the power service head. It was so small I though it was a extension cord connected to the home. But it is real service to the home. Next was the service disconnect. Then came the shocking truth. The servie disconnect has a fuse box. It has only 40 amp fuses for the entire home. This is way too ...

Hobbs New Mexico home inspection. Pocket listing. Repairs needed bad. At Desert Sun Home Inspections in Carlsbad, New Mexico. We have no choice in the matter. If it's a listed home or a pocket sale. On this latest listing as a "pocket listing", this home was to be sold between friends. The buyer is using a Realtor for her side of the transaction, but the Sellers are not. They offered this home as a "Favor to the buyer". But after the inspection, I was not too happy with the home, but then i'm not the one buying the home. I was at the home about twenty minutes before the inspection time set at 10:00 A.M. Then a truck pulls up at 10:15. It's the seller's. Then the buyer shows up. I had mentioned to her that the seller is not at the inspection in many cases. She told me that it was O.K. fo...

This is why you get a home inspection on new construction. That's right. Even new construction needs a home inspection. At Desert Sun Home inspections in Carlsbad, New Mexico It seems the trend is getting better here in Southeast New Mexico. There are more and more homes being built here. And the buyers are requesting a home inspection for the new homes. The inspectors who work for the City, County and the state cannot be everywhere. But after they inspect a home, and give it the thumbs up, things can change in a moments notice. In most cases the home is not totally finished when a final inspection is issued for the Certificate of occupancy. This means there is still work being completed by the builder or their contractors on site. Things change. But the local inspector is "NEVER" calle...

Carbon monoxide. The silent killer. Time to inspect your home for it. Many, many times when I inspect homes for Desert Sun Home inspections in Carlsbad, New Mexico. I find issues that just should not be there. These are or could be deadly issues for the inhabitant's of the homes I inspect. No matter if the home is a homeowners or if the home is a rental. Have a periodic inspection of the mechanical systems of the home. Don't wait for the home to hit the market to get a home inspection. Carbon monoxide is a silent killer. You can't see it, you can't taste it and worst of all you can't even smell it.  Radon gas, Levels of radon above 4.0 pCi/l  will kill you. But it is not man made. In most cases the Carbon monoxide in the home is man made. Carbon monoxide is present in the natural enviro...

Electrical lines and tree trimming. Both can't be together. Trim now. The tress around the home can be great. Especially here in New Mexico where the temps can reach over one hundred degrees with normalcy. At Desert Sun Home Inspections in Carlsbad, New Mexico Safety is number one when it comes to the interior of the home we get to inspect. Then comes the safety of the exterior. Especially the overhead power lines. Here we have a tree that has grown into the existing power lines. Not good when the winds can reach 60 plus miles an hour. The high winds along with the trees movement can rip the power lines from the poles with ease. Many residents in the North are aware of this when a snow storm comes in and the tress limbs are loaded with weight. They then snap off and hit the power lines ...

Historical home inspection. It's about time for a new roof. This home was built in 1906. That makes this home very old by any ones standard 107 years old to be exact. This home is listed on the National Registry of Historic Places. How cool is the plaque? After the home was inspected. It should be in the Home hall of fame. And that's for the number of layers of roofing materials on the roof. Keep in mind the layers of roofing add a lot of weight to the roof. This means the roofs substructure needs to be supported very well. Here is what I saw hen i was up on the roof of the home. There are at least Three layers of shingles in the damaged area on the left of the picture. The way the roofing felt when I was walking on the roof. I was thinking that there were still Cedar shakes on the roof...

Home for sale, pre listing inspection. Plumbers behaving badly.  At Desert Sun Home Inspections in Carlsbad, New Mexico. We get calls for a pre listing inspection. These sellers are thinking outside the box when it comes to being ahead of the game when selling their homes. The pre listing inspections is starting to catch on here in SouthEast New Mexico. Here we have a water heater that was installed by a licensed plumber. I asked the home owner when the water heater was installed and she told me it was installed about Two years ago. The water heater looked like new and was in place correctly. But the gas supply line was not. Can you see what the issues are in this picture? The fex line runs through the wall to the closet on the other side of the wall. Not to code nor not an easy access ...

When no one is looking, what do you do? It's all about the pride. At Desert Sun Home Inspections in Carlsbad New Mexico. I get calls for home inspections. In most cases, the buyer is there and in many cases so it the listing agent or the buyers agent. But what about the times when the home is being worked on by a contractor? Is there anyone home? Is there any one who "Checks in on these guys" when they are working? When can the crappy work be called out? Why "let it go" and just take it as a home owner? Lot's of questions abound when I saw this really crappy job done by a local electrician when inspecting this home. First thing I saw was the really big hole in the ceiling. Why was this left open? Then comes the question why was the wall not repaired after the electrician was completed w...

Is upgrading the electrical a good thing? It is if it's done right. In many cases the home owners try and do all the electrical upgrades for themselves. And in many cases the electrical will work. But is it right. Just because the plug or light works does'nt mean the work that was completed or not completed is done the right way. Here we do home inspections for Desert Sun Home Inspections in Carlsbad, New Mexico. We find all kinds of electrical issues and most have been completed by the home owner. Here we have some Home owner upgrades that are to say the least "not to code". Take a look at these "not to code shots". Here we have an upgraded sub panel. the owner did this. there are no romex connectors for the box holding the lines in place. this is code for any box. Then there are other...

Builder need to square things when building homes. Home inspections in Carlsbad New Mexico   There are a large number of homes with the “problems” associated with the builders not making the home the right way. I'm in no way harping on builders. But if the builders want to sell a really good product, because that is what they are hawking in the first place a product. Then they should be sure the product they are trying to sell to the general public is worthy of the amount they are willing to ask and the buyer is willing to spend.   Let's take a look at this home that I did an inspection on yesterday morning.   This home was built in 2011, with the homes age there really shouldn’t be any issues with the home at all. I mean Come on, the home is relatively a new home. Built in November o...

What is it with venting a home properly? Home inspection in Hobbs N.M. On a recent home inspection in Hobbs New Mexico, I ran into some venting issues that leave me baffled to say the least. I inspect the homes exterior first. Then i inspect the roof. Then I head inside to check out the attic. When on the roof I always notice how many exhaust vents are on the roof or the exterior of the home. On this home I did notice there was not a single vent hood anywhere. But I would bet money they did have a dryer and probably some other venting like the Kitchen and or the baths. And I was right. When I got into the attic there was a large amount lint from the dryer vent that was terminated in the attic. i hate to harp on all these homes without the proper venting, but this seems to be running ram...

If it's there you have to call it. Home inspection 101. Finding issues. At Desert Sun Home Inspections In carlsbad New Mexico. We are always asked about so called issues in reports that the buyers and seller don't think are relevant to the home. Remember when inspecting a home, there are a lot of things to take into account. I have the motto "if it is there and it's not right, then report it" I also say this, "It's our job as a home inspector to find and point out issues with a home, even if the buyers don't like it" It is the way it is. We home inspectors cannot change what we see. Just the way we report to the buyers or sellers. Take for instance the crawl space access well. This has no cover and is not protecting the access door from the weather nor the elements like insects or roden...

Exploding water heater is still a possibility. Unknowing home owners. Many of us have seen the latest in an National Insurance Company, talking about an exploding water heater and having the right coverage if this was to happen in your home. Stop the Mayhem. Have the coverage that is right for you. When I saw this I was shocked. The seller and buyers were at the home when I was performing a home inspection for Desert Sun Home Inspections in Carlsbad, New Mexico. I did a post a while back find it here at http://actvra.in/RKN This was all about a pre listing that was being inspected, when I inspected the water heater there it was. The "TPV or POP OFF VALVE" was plugged by a licensed plumber, saying the pop off valve was not needed in this case. If and just if the valve was to fail, then t...

Major roofing company fails inspection. Do it right the first time. At Desert Sun Home Inspections we get all kinds of calls for inspections. Especially when there is financing involved. This is why I went out to a home for a roofing inspection. This home had a new Metal roof installed. Not that big of an issue, but when I got onto the roof, I could see there were a few issues with the roofs installation. My first thought they may have "missed it" and then I could see there was a trend in what I had found. Has none of these companies a "quality control person". There should be at least one person who checks the job for completion and quality of work. In this shot we have a roofing vent that was not sealed properly. I don't know if they thought by leaving the shingles on the roof if it w...
