There was a inspector from Hobbs here about a month ago. All he found was the roof needed to be replaced. I had already completed the inspection and had all the notes and pictures for the report. We had received a request for a home inspection from the lender on this home. They wanted to know of the repairs had been completed before closing on the home. This is a rental unit and was occupied at time of the inspection. New laminate flooring, removed the carpeting in the entire home. Re painted the exterior trim. There's only one issue with the inspection. Sounded very simple right? I was walking around the home inspecting the work after taking all the pictures I needed in the interior of the home. Electrician needs to be educated. And I do mean a lot of education. The electrician that worked on this home should loose his license. That is if he even had a license to begin with. Curious plumbing under sinks. Who's idea was this anyway? When inspecting homes for Desert Sun Home Inspections in Carlsbad, New Mexico. I find things that make me say wow. Even with all the homes I have inspected over the years, I still am amazed by what I find. On this home inspection, I had the buyer stay by my side no matter where I went. Even up in the attic, he was there. We were sweating to best the band. The temps in the attic were over 160 degrees at 162 f. That makes for a very uncomfortable inspection. I found several things on this home. The issues I'm posting about today was the crazy way the plumbing was routed and the materials that were used under all three bathroom sinks. This was a really fast inspection. Lender wants repairs made before. The fun never stops here. HVAC contractors? What were you thinking? It was supposed to be a very simple home inspection. A double wide and a garage. These new client's called all the way from Utah wanting a home inspection. At Desert Sun home Inspections in Carlsbad New Mexico, this is what we do best. Inspect homes for the buyers. Flipper home with issues. No it did'nt pass inspection. Needs changes. This flipper home has a lot of new work done to it. But how about the way the work was completed? Building after the fact. Home inspection results. Builder in trouble. There are times when I know for sure a builder has been circumventing the building inspector. This means the builder did something he was not supposed to do after the building inspector was there and gave the home a clean bill of health an rendered a Certificate of occupancy. This is the most critical piece of documentation for the builder. The Certificate of occupancy means the home can now be sold and the new home owners can move in. We had an inspection for a home buyer yesterday that was an interesting home inspection to say the least. The home has a vaulted ceiling throughout the home. There is very little room in the attic. About 12-16 inches of clearance from the ceiling framing to the roofing framing. To set off the look of the exterior of the home, there are beams that jut out from the home to extend past the roof line and eaves.
