The Furnace and Uncle Bob, Home inspections in Carlsbad New Mexico. As the saga continues with the Uncle Bob home. My heart was a little let down when I asked where the Furnace and water heater was located. He quickly showed me where the furnace was located. Sitting snugly in the living room. I looked at the unit and asked if this was their only source of heat for the home. He told me that "Yes it was and the little mighty mite do'es a good job in heating the home". O.K., taking a moment to collect my thought's I was not thrilled to find such a "Furnace" in the homes as the only source of heat. If this would have been an energy audit, then I would call for the immediate removal of such a "Furnace".These unvented units are actually very popular with many of the older homes in the Southwe...

Roofing repairs by Uncle Bob. Home inspections in Carlsbad, New Mexico. Now that we have had a look at the way the plumbing was ran on this Uncle Bob Home We can now take a look at the way the roofing was repaired by uncle Bob. If you missed the first post you can use this link and see what the Uncle Bob Buzz is all about.   The home that uncle Bob Built. Home inspections in Eddy County N. M. http://actvra.in/464k   In this post we want to look at the way the roof had been repaired. The roof leaks and has leaked since what looks like day one. There are Three additions on the rear of this home. Each addition has a unique way the roofing was done. Only one addition was actually  done correctly with the rolled roofing installation. But even that needs some TLC or it will leak when the next...

The home that uncle Bob Built. Home inspections in Eddy County N. M. At Desert Sun Home inspections in Carlsbad New Mexico. It's all about the condition of the home when we inspect the home. I have done a few posts in the past about Uncle Bob and his ingenious ways of repairing (or not) things in and around the home. It may work for the time being, but when we inspect homes it needs to be correct or it will be in the report. It's O.K. to take short cuts when working on a home. But the short cut needs to get you where you want to go without throwing the homes integrity to the wolves. The really sad part is that the person doing the repairs that I so affectionately call "Uncle Bob", has no clue as to what is the right or wrong way of doing repairs to a home. On a recent home inspection I ...

Inspector with blinders on. Home inspection in Artesia, New Mexico. When Inspecting homes for buyers and seller. Desert Sun Inspections not only has to find the issues if any with the home. But we have to seek out anything that may be hidden by the builder when building the home. Many of these issues we find is out in the open. This brings me to the title of this post. Inspector with blinders on. Home inspection in Carlsbad, New Mexico. The local building inspectors should find issues with the builders that should be written up as needing to be repaired or finished. Are these local inspectors that get paid good money actually inspecting the way they should be? I say not in any way. I have found blatant issues with homes that should have never been approved by the building inspector in t...

I kept saying WHY! Desert Sun Home Inspection in Artesia New Mexico. There are those homes that you want to pull your hair out when trying to figure out what the builder was or was not thinking when the  y did what they did. Then you wonder if the local JHA (Juristicion having authority) inspectors even looked at the home when it was being built or even after the completion of the home. This 4,000 square foot home has been on the markets for about four months. I think it is in a very nice subdivision. One problem I could see from the get go was there was a home owner maintenance issue with the exterior of the home. Usually this is an indicator of things to come with the interior of the home and the interior maintenance. More later on that front. Home has 4,020 SFT. Two story. Three leve...

Flipping homes 101. Home inspections in Carlsbad, New Mexico 88220. In this series of posts about the same home being flipped, there has been a very good response with the reasons why the home is being shown for sale when the home is not completed. At Desert Sun Home Inspections in Carlsbad New Mexico, We go the extra mile when inspecting for our clients. I have offered a second inspection for free when the home is close to or at Move in Ready. I want the home to sell, I want the buyers to be happy campers after buying the home. I would like to see many more homes on the market that are actually ready for move in certification. Just don't show the home without knowing the condition. But there are time in all fairness to the Realtor that the Realtor has no clue what has been going on wit...

Flipping homes and missing parts. Home inspections Carlsbad New Mexico. With this ongoing series of a flipper home I had the pleasure to inspect last week. There are issues with the home. As we all know from the posts the roofing needs to be replaced and the exterior decks were and still are not to code at all. With that said. The windows are my next area to post about. If the home ids for sale and it is listed by a Realtor, then it would not be too much to ask that the home be ready to "show" to potential buyers right? This means the homes repairs if any should have been taken care of before the home is shown to buyers. I think this comes to the Realtor's lack of leadership when the home was listed. The Realtor should have told the sellers that the home needs to be completed or very cl...

Flipping homes, the rules? Desert Sun Home Inspections Carlsbad N.M.   We have all seen flipper homes from time to time. Some areas of the country have a lot more than other areas. In and around Carlsbad, New Mexico, I run into about a half dozen of these homes a year. That's not a lot of flipper homes but it's enough to see why there has to be a home inspection on them. On my last post about this flipper home I posted about how the decks were not even close to being correct. You can see the post here if you missed it. Called, Flipping homes, are there rules? Flipping homes, are there rules? Desert Sun Home Inspections Carlsbad. At Desert Sun Home inspections in Carlsbad, New Mexico. We get to see a lot of homes that the buyers want to buy but they don't realize the home is a flipper home. Are there any rules for these flippers of homes to follow? Not that I'm aware of. Buying a flipped home in many cases is a good thing when and if everything has been done correctly. So this gives many buyers the sense of the home has been totally remodeled and should be in great shape simply because the home was completely gone through. But, I have found over the years that many of the flipper homes do not have the expertise needed when the work is being completed. The owners of the homes tend to think that we will add paint and a little trim here and ther...

Holy cow, what now? Buyer is concerned about the septic. At Desert Sun Home inspections in Carlsbad New Mexico. We get the chance to see all kinds of issues the home owners want listed in the report. Some are more serious than others. But when we show up at a home to inspect the home and the Septic has been opened up for all to see. Of course we are going to take a look and take a few pictures as well. After all, it's not everyday we get to see a naked septic sitting in the back yard. We were told by the Realtor that the Septic was uncovered by the septic inspection company and they were waiting for the State inspector to come out and inspect the unit. I quickly measured the septic and it was a 900 gallon tank. A small unit for the size of the home. This is a three bedroom one bath home...

Buyers Beware getting a home inspection. Going down under the home. In this mini series from Desert Sun home inspections in Carlsbad New Mexico. I have been posting about all the things that were found by my inspection company verses the other inspection company. Often referred to as the Cake Inspector. Let's take a simple look at the exterior. Mainly the crawl space access. It would seem that everyone should know that any crawl space access be as tight as possible to reduce the chance of letting water and rodents under the home. That being said let's take a look at the way this homes access is. This is the way I found it when I inspected this home. Notice this door is not even attached to anything. Not sealed off nor even built with treated materials. Let's take a look at the moisture u...

Buyers beware getting a home inspected. Get references, issues remain. This is a mini series of a home that Desert Sun Home Inspections in Carlsbad, New Mexico inspected. As with the previous posts. This home has a lot of issues. None of which was listed in the inspection report by a previous inspector two years earlier. Here we have a look at the attic again and the venting for the baths and the utility room exhaust venting. None of which was ran to the exterior of the home. Not even close. The fans were installed and never connected to any discharge piping or flex venting of any kind. You can clearly see the exhaust vent at the base of the ladder. Here is a look at the second vent not being connected to anything. Then there was the third vent. These were missed by the first inspector....

Buyers beware getting a home inspected. Get references, safety issues. As the story continues on this home that was inspected by a previous home inspector in my area. If you missed the post from yesterday here it is follow the link for a look see. http://actvra.in/44Q2#sthash.VyTjL6yw.dpuf So Far there is 53 comments one being a spam. Today I want to focus on the safety issues with the home. the front deck and railings are correct. but the builder must have ran out of time or money to complete the rear deck to meet codes. Take a look at the rear deck railings. The gap in the railings is a total of seven inches apart. Nearly exact for missing every other ballistor. this means the home is not to code for the safety factor for the railings of the rear deck. But this is not the major violat...

Buyers beware getting a home inspected. Get references and a sample report. When a buyer chooses a home inspection company. The buyers in most cases depend on the strengh of the agents recommendation for the inspection company. In some cases this is a really good way to get the best in the business in your area to inspect your home. But in other cases there are those inspection companies out there that simply go through the motions of "Looking around" Then end up issuing a handwritten report that says everything is fine. Case in point: Home built in 2010, a 4-3 home and 3,000+ Square foot home. The sellers presented the buyers agent with a copy of the report. Why did they do that? Did they think that the report was going to get the buyers to forgo a home inspection? At Desert Sun Home I...

Roofing issues? Just shake your head and move on. Home inspections. When I get to inspect homes no matter where they are, I always inspect the roof. This will mean I have to get up on the roof to get the better view than from the ground opr the eaves as many inspectors do or they don't inspect the roof at all. At Desert Sun Home inspections in Carlsbad New Mexico. We go the extra mile to help give the complete home inspection. Not just a partial inspection. On this home for a big named client. There was issues with the roofing. This is what I saw when I was inspecting this home. On the rear patio area I yook this shot of what I knew was a roofing issue. This damage was the result of a roof leak. Why did it leak? Inspecting the roof will give you the answers. You can clearly see the issu...

Emergency Inspection the roof's electrical. Desert Sun Inspections Carlsbad N. M.   Here is the second post about the emergency electrical inspection on a home in Carlsbad New Mexico. We covered the service entrance and breaker panels in the first post. Here is the link if you missed the post take a look here at http://actvra.in/44rz#sthash.97UmzwJ4.dpuf   We now want to focus on what was found on the roof of the home. The roof has a furnace and a swamp cooler on it. Neither were wired or connected properly. In my humble opinion this home looked like it was wired by "Uncle Bob". First and foremost the electrical feed to the furnace comes up from the sub panel into the conduit (That is not attached to anything). Then out of the conduit to the furnace. This is an un grounded extension cor...

When the call comes in to get a inspection as quickly as possible. then the schedule gets changed to meet the needs if at all possible. When I got to the home the supervisor told me that the buyers wanted a electrical inspection only. I asked of the buyers were local buyers.
