Commercial inspections in Carlsbad New Mexico. Desert Sun Inspections. There is usually five inspections minimum for a commercial inspection. 1. A site inspection and grading of the site. 2. Underground utilities and foundations. 3. Concrete foundations and slabs. Building erection. Site prep for parking areas curb and gutters. 4. Building in phase two of erection and completion of all under ground utilities. 5. Final building inspection and final on all ground improvements. But with this project, the builder did not call for a inspection draw until they said they were done. If the Active Rain Members recall this job, the building was not up yet. The slab had just been installed. This would have been inspection number Three. But when i arrived at the site yesterday, the building was in ...

Pre listing inspection in Carlsbad, New Mexico. Desert Sun Home Insp. A pre listing inspection is a very good way to go for the seller. In many cases when inspecting homes there are issues that the buyers want to have resolved before they close on the home. That is why a Pre listing Inspection is needed. there are skeptics out there that say "it's a waste of time and money". Really? I want the home to go to closing with little or no wants by the buyers. I would rather not find anything when inspecting a home than find a lot of issues that need to be resolved. On this recent Pre Listing inspection, I spied the water heater. Boy oh boy, this was a water heater that was on it's last half leg. Take a look at what I saw when inspecting this pre listing inspection. This water heater was leaki...

Capping the wood stove stack. Really? A redneck approach. There I was in the back yard when I saw the neighbor out and about in their backyard. I said hello and told him that there was rain and snow on the way. He said he had heard about the incoming storm and said he wasn't worried. I told him he should at least cap off the wood stove stack that was missing the cap. There had never been a stack cap on the stack since the home had the stack installed. The "Renter" said he would have to look into getting the stack covered because of the incoming weather.I said O.K. and went about feeding the pets in the back yard. Then the next day I saw what the "Renter" had done with the cap. He took the redneck approach. he actually installed a cap. A baseball cap over the pipe. I could not believe th...

Trees are great for a home. But they do cause issues. Keep trimmed. Having trees around the home is a really good way to help keep the heating and cooling costs lower. Especially here in New Mexico. Shade sells. But when the trees get grown and the limbs want to go places they are or were not meant to go. Then there is issues. Desert Sun Home Inspections in Carlsbad, New Mexico. Takes into account all these factors when inspecting a home. In many cases the tress get into the power lines. They also can play havoc with the roofing materials and cause a lot of damage to the roof. Not to mention the siding, facia and even the soffit of the home. But what about the patios and walk ways of the home? When a tree grows it will bet bigger and so will the root system. This will push the patio or ...

Attend the home inspection. Home inspection in Carlsbad N.M. 88220 At Desert Sun Home Inspections in Carlsbad New Mexico. 88220 There are tons of things I want to point out to a buyer. This is why I do want the buyer at the home inspection. I understand that sometimes they cannot make it. We all have jobs and things going on in our lives that require our attention. With that said. It seems more and more buyers are not attending their home inspections. They tend to leave it up to the home inspector to render the report and list any findings. Why would you "NOT ATTEND"? Like I said we all have things to do. But, buying a home is a very important step in your life. I tried to explain this at a recent Realtor meeting in Carlsbad New Mexico 88220. Take for instance of there is a cracked wind...

Are attic's hiding a safety issue? Desert Sun Inspections Carlsbad, New Mexico. We have all heard just about everything in the book about why things are messed up in places we cannot readily see. Like in the crawl spaces and in the attic's of homes. These issues I find when inspecting homes are items that just should not be there. I think one of the major reasons is that the items that are issues are not going to be inspected either by a local inspector or the home owner. If you are having work done in the attic and the electrician comes down and say's  "Every thing is done and your good to go". Why would you not believe the electrician. After all they were in the attic to get the work completed in the first place right? Not so fast there skippy. Many issues are just that. They are crea...

Carbon Monoxide, furnace testing. Desert Sun Inspections Carlsbad. NM. Testing a furnace before the start up of the heating season is a really good idea. Especially the gas fired appliances in the home. The safety of the family is the biggest concern for any parent. Install a C O detector or service the one in place now. This is why Desert Sun Inspections offers appliance testing for those gas appliances within the home. Not only within the home but any gas appliance that is used for the home. Many homes have had a new furnace, range and water heater installed. Even though the new unit might seem to be running correctly. It is always good practice to have the units inspected and tested. The average home had from .5 to 5 PPM of CO in the home at any given time. But when the number of CO ...

Safety is number One. Desert Sun Commercial inspections Carlsbad, N.M. As always with my inspections I perform. Safety is number one priority for the owners and the buyers of homes and commercial property's. At a recent commercial inspection, the owners of a bowling alley were having major work done to the roof. Of course this roof is a flat roof so the hot tar trailer was there running the pumped hot tar to the roof as they did their work. I really hope this company from Lubbock was insured well. From what I saw when I was at the property they needed to be versed and educated in a lot more covering safety concerns. Take a look at what I saw when I went to the rear of the building when at the Inspection.   This metal flashing that had been dislodged from the roofs components had been kn...

Commercial inspections in Carlsbad New Mexico. Desert Sun Inspections. There I was minding the business getting thing done when I get a call from an insurance company in California. They asked me this. "Can you possible do a commercial evaluation for us in Carlsbad New Mexico"? I told them I would be able to help them out providing they were going to pay something for my services. The caller then asked what I meant by that. I told the caller i am not going to go out and take pictures then go on line down load them, fill out a lengthy report for a small fee. I have posted in the past about how companies want things done for little or nothing. Then the caller told me what they would pay. i agreed to the fee and told the caller to send me the information I would need for the inspection. Th...

Meeting with the Realty staff. A Presentation, Desert Sun Inspections. I started out the day as usual. But when I stopped into a Realtors office to drop off some pens I had made up for Desert Sun Home Inspections in Carlsbad New Mexico. The broker looked at me and asked if I would like to present a presentation to the staff of the office. I told him yes I would. (Keep in mind I have been trying for a couple of years to present to this office of agents). I have been told just about every game in the book when it comes to "Not presenting a presentation". But this time when asked to do so I jumped at the chance. Now that I have the chance, I did what I think was a great job. I talked and presented a copy of a sample report along with a copy of most of the services I offer for the Home buye...

Making changes to your home? Home inspection in Carlsbad New Mexico.   It seems every single day that home owners want to make changes to their homes. Some are as simple as remodeling the kitchen or baths. But what about when the changes are for the worst? Those little things that were really meant as a "Improvement" over the current situation. Always consult a professional before making any changes. On this home where a private seller and a private buyer got together to sell the home. The buyer called Desert Sun Home Inspections for a home inspection on the home. The seller has had the home for over Twenty years, shortly after moving in they wanted to protect the exterior electrical panels. So they simply boxed in the panels and service meter. Here is what I inspected when at the home....

Installing a new Furnace or water heater? Trust but verify. When ever you have new appliances installed in a home. say the water heater or a furnace. There needs to be a "Trust but verify inspection" done. Almost all jurustictions in the United states require a permit for a new furnace or a new water heater. In this case there was no permit pul;led. These installations were to say the least "Crappy".  At Desert Sun Inspections in Carlsbad, New Mexico. We are here to help you. if there are any issues with the installation of the newly purchased appliance, then we will find it. Many companies rely on the home owner not knowing what they are looking at when they get a new appliance installed. This means the installer can get away with a lot if no follow up inspection takes place. Pulling a...

New Home? Everything should be O.K. right? Inspections in Carlsbad N.M. Buying a newer home should be a no brainer. There should be very little if any thing that needs attention when it comes to the way the home was built. I mean after all the home was built by a reputable builder and inspected by the local building inspectors working for the city, county and state right? There should be very little found when inspecting this home. BUT.....This is why you get a home inspection. There are some Realtors agents out there that try to push the home without a home inspection, simply saying "Why get a home inspection ? The home is a new home, what could possibly be wrong"?This buyer did the right thing and called Desert Sun Home Inspections for a home inspection. New home or not. Every home ne...

Cap it off or replace it. What caused this? Home inspections in N.M. There are some things that are just  well....things that leave you wondering "WHY". The homes that Desert sun Home Inspections from Carlsbad, New Mexico inspects seem to have an array of issues. I post about many of them. But there are times when you see something that is out of the ordinary rhealm of inspecting. This means that there are things I find that are a little messed up and leaves you wondering how this could have happened. Take for instance the water heater stack. Looks O.K. when I got up on the roof. There seemed to be an issue. Looks like the stack cap was missing to me. This is why you do inspect roofs and no matter what is on the roof.   If you need a very good quality home or commercial inspection in So...

How many Uncle Bob's work for a plumbing company? Home inspections NM. At a recent home inspection in Carlsbad New Mexico, Desert Sun Home Inspections found a few issues with the way the furnace and water heater was installed. It would seem that these units were never permitted when they were installed even though it is required to obtain a permit for the installation of the furnace and the water heater. If these units were permitted, they either were never inspected by the mechanical inspector. I have no idea if the home owner was charged for the permit either. If they were the units were never inspector or the inspector just didn't do his job. The type of work I saw with the installation of the water heater led me to believe that Uncle Bob worked for this plumbing company at the time ...

Upgraded electrical. Yes and no. Home inspections, Carlsbad New Mexico. From time to time I run into homes that are touted to have had a new roof, or upgraded appliances like the furnace water heater and the kitchen appliances. Even the homes with so called upgraded electrical. There needs to be a little consulting when listing homes as "Upgraded". In this case the electrical was upgraded. But only the incoming service and the new service to the new addition built on the rear of the home. BUT, and that's the big word in this post. Here is a little bit of stat's on the home. Home built in the late 1960's. A 1,500 SFT Home with new addition. Addition was built the late 1990's. Original service to the home was a 100 amp service to a main panel. And yes it's a Federal Pacific Electrical Pan...

Special request. Up up and away. Home inspection with a view. When ever I get a call from a Realtor about a home to inspect. I usually ask if the client has any concerns about the home they are wanting to get inspected. As stated in many posts I have done, Desert Sun Home inspections from Carlsbad, New Mexico is the go to company for getting the best information to the buyer about their concerns. In this call, I was asked to look at the Tree house and the condition of the tree house. "Tree house, really"? This is what I asked the Realtor when we were talking about the home to be inspected. "The buyer has children and they want to know if the tree house is safe or not". O.K. that sounds simple enough. I don't get any requests to inspect a tree house. Let alone a direct request from the R...

USDA needs clarification on the roof. What's the issues with this home. I received a call yesterday about a home inspection that I have performed for a client. It is a USDA loan and the loan officer needed more in formation about the home. Specifically the roofs condition.  At Desert Sun Home Inspections in Carlsbad New Mexico. We try to help our client's as much as possible. So when I got the call from the buyer about the questions that the USDA loan officer had about the roof. I quickly e-mailed the loan officer back. I would like for the loan to go through. I don't want to be the bad guy when it comes to a loan not being approved for a buyer. I simply report the home as it is. Nothing more. The question was this. 1. What exactly is wrong with the roof? 2. How many years will the roof...

EERIE INSPECTION STORY  This is a true story I wanted to share with the Active Rain members. EERIE Inspection. I was inspecting a home in Michigan I looked at the first floor and made my notes. When I went to the stair way to the second floor I could hear a bunch of kids playing sounded like they were at the top of the stairs. I went upstairs and felt like something was wrong, I felt like something had happened bad really bad. I told the trainee that I had a bad feeling about the house. He thought I was crazy and I looked for the kids I had heard but they were not there. I thought they might have been outside playing. We opened up the access to the lower attic and found there had been a fire and the rafters had been burned pretty good.     We had made the notes about the inspection and...
