For generations, the homebuying process never really changed. The seller would try to estimate the market value of the home and tack on a little extra to give themselves some negotiating room. That figure would become the listing price of the house. Buyers would then try to determine how much less than the full price they could offer and still get the home. The asking price was generally the ceiling of the negotiation. The actual sales price would almost always be somewhat lower than the list price. It was unthinkable to pay more than what the seller was asking.Today is different. The record-low supply of homes for sale coupled with very strong buyer demand is leading to a rise in bidding wars on many homes. Because of this, homes today often sell for more than the list price. In some ca...

Right now, the housing market is full of outstanding opportunities for both buyers and sellers. Whether you’re thinking of buying your first home, moving up to a bigger one, or selling so you can downsize this spring, there are perks today that are powering big moves for people across the country. Here are the top two to keep on the radar this season. The Biggest Perk for Buyers: Low Mortgage Rates Today’s most compelling buyer incentive is low mortgage interest rates. The 30-year fixed-rate is now averaging just over 3%. While that’s slightly higher than the record-lows from 2020 and earlier this year, it’s still way lower than historic norms, making purchasing a home an ongoing perk for hopeful buyers (See graph below):This is a huge advantage for buyers and helps to make owning a home...

Mortgage rates are on the rise this year, but they’re still incredibly low compared to the historic average. However, anytime there’s a change in the mortgage rate, it affects what you can afford to borrow when you’re buying a home. As Sam Khater, Chief Economist at Freddie Mac, shares:“Since January, mortgage rates have increased half a percentage point from historic lows and home prices have risen, leaving potential homebuyers with less purchasing power.” (See graph below):When buying a home, it’s important to determine a monthly budget so you can plan for and understand what you can afford. However, when you need to stick to your budget, even a small increase in the mortgage rate can make a big difference.According to the National Association of Realtors (NAR), today, the median exis...

As more people continue to identify their changing needs this year, some are turning to the upscale housing sector for more space or finer features. In their most recent Luxury Market Report, the Institute for Luxury Home Marketing (ILHM) shares:“In a snapshot of 2020, despite the devasting effects of the coronavirus pandemic, the luxury real estate market has seen one of its strongest years since 2008. In comparison to experts’ predictions in early 2020, it is remarkable how significant demands for property type, location, and amenity preferences have changed amid the pandemic.”With more opportunities to work from home and a growing interest in having extra space for things like virtual school, working out, and cooking more meals, the desire to own a home that can meet these needs cont...

We have been working with numerous buyers looking to purchase a home for sale in Albuquerque. With low inventory levels driven by historic low interest rates and the current forebearance that is in place for home owners, it has become challenging for FHA/VA buyers. Cash buyers and in some cases conventional buyers have more options at their disposal. A big one is the appraisal waiver. This is something FHA/VA can't accomodate. We are seeing this happen in many cases win the deal. If Buyer has money to use for an escalation clause, this may be an option. We must be transparent with buyer when going this route. We never want to create a situation where a Buyer is left with having to cover a 15k difference. This happens in a escalation clause sitution. Other methods we can use is asking fo...

It's definitely a seller's market. I have buyers, and I must write creative offers. I wake up and have my coffee. I then login to flexmls. I see the low inventory we have. I start reserving showings and that's complicated. Listings getting multiple showings. Buyers are making offers without even looking at the house physically. It's hard to get a tour scheduled. Renters are now realizing they want to buy because of the historic low rates. Sellers are on pause because of the pandemic. Demand is higher than supply. There are times a listing sells for 20k above asking price. We are now using an escalation clause. Maybe even 1k towards sellers closing costs. What are you doing to be creative?

Albuquerque Housing Market August 2020Albuquerque real estate market experienced huge increases in home prices, average home price is up 15.8 percent, and median home prices increased by 14.2 percent.  This is the direct result of low inventory and strong demand to purchase homes.  It is very difficult to purchase a home for $350,000 or less. There are multiple offers and these homes are selling in a few days. Home owners in the $200,000 price range are receiving multiple offers in the first 24 hours. Now is a great time to sell if you own a home valued under $350,000.The number of pending sales increased by 32.1 percent, I expect to see home sales increase in September because of this increase in pending sales. This is going to remain a sellers’ market as inventory is low. This won’t ch...
