  Happily, Real Estate activity in Westfield has not screeched to a halt, as shown by the 38 contracts signed since the 1st of the year.  Selling at the current pace, and if no more homes are listed, Westfield would sell out in 8.9 months (absorption rate).  That is down from 12 months last fall, though it took some considerable price positioning to get there, as the chart also shows. Westfield is faring pretty well, because. . .people want to live here! What separates the dozens of houses sold from the multitude of "on-the-markets?"  What makes a seller sincere right now?  The successes are prepared, presented and priced in a truly businesslike way. Here are the raw numbers for Westfield NJ for the 2 month period from December 1 through January 31. Later this week, I will be posting the 4th quarter numbers and comparing that quarter to the 3rd quarter and the 4th quarter from a year ago, so you can see where are market is, and maybe even where it is going. Here is the data for those 2 months: Closed Sales: 19 (this is very low compared to past months) Avg. Sales Price: $785,842 Avg. Final List Price: $828,421 List to Sale Price Ratio: 94.8% (this is as low as I've seen this number in a while, indicating a very sharp decline in home prices in the 4th quarter, like I shared in prior blogs) Avg. Here are the raw numbers for Westfield, NJ Real Estate for the Month Ending October 31, 2008. Average Sales Price: $659,488 Average Days on Market: 48 Average List to Sale Price Ratio: 97% Closed Transactions: 21 The sales activity declined sharply from prior months, as the financial news in September caused buyer activity to also decline sharply due to uncertainty, and a further tightening of the credit market. There were still a good number of closings for the fall, but I anticipate this 4th quarter total to be much less than a year ago. Check back for year over year comparisons, as well as quarterly comparisons, so we can see where we are in the market trends. As a home marketing specialist, and Westfield NJ specialist, I must frequently excercise the discipline of averting my eyes from the real estate "meltdown" portrayed on national TV to look at our local market from various angles.  Last week two sales closed in two days for over list price, provoking me to post this report on the state of the Westfield home sales market.  To mangle Mark Twain's message to Westfield buyers, sellers and homeowners: reports of our demise are grossly exaggerated.  Looking over contracts signed in 2008 and already closed, there are 119 to date, with 23 at list price or better.  Avg Sale price: $754,031.  Avg SP % of LP: 97%.  Avg days on market 73 (including new homes listed a year or more before they can sell).  Of the 23 star sales, 2 or 3 were simply under...

There was some furniture here in this home in Westfield, NJ, but for the most part, the homeowners had taken everything with them to the new house.   Westfield is another NJ swanky community on a direct train line to New York City.                  The dining room set was already here.  We changed the table display, the lamps, and moved the furniture around a little.         I try so hard to get photos from the same angle.  I always remember the blue tape afterwards!         and here is one of dem dere prop TVS:-    I was so pleased it came with a football picture - the house opened for Super Bowl Sunday!!   Yeah, what's up with those dots?  I'm assuming it was condensation from rain or snow that day.             Lots more photos, including the master bedroom and bath at ttp://juliet.ph...

Tonight, I am fortunate to have the opportunity to go to the new Prudential Center in downtown Newark, NJ to see hockey's New Jersey Devils take on the Buffalo Sabres. I have to admit, I am not a Devils Fan, in fact, having grown up outside Philadelphia, I grew up hating the Devils, mainly because they won too much. Anyway...I digress... I am excited as a resident of Westfield, NJ to simply hop on New Jersey Transit at the Westfield Station (less than a half mile from me, so I can walk) and take the train right to Newark Penn Station, where I am told there is a nice pedestrian walkway to the arena.
