I’m back down in Ocean City , NJ since 10/26 .It was only a matter of time before I would want Seafood Marinara from Windjammers in Somers Point , NJ.   Linguini , Scallops, Shrimp,Mussels , clams and Crab meat . Salad and rolls topped off with a good Cabernet Sauvignon.One of my Summer favorites.             Heading back to Lancaster , PA tomorrow tofinish painting a unit we will soon have on the Market .      We had a blast in Carlsbad , CA last year . We woke up everyday with agreat view of the Pacific and it’s Ocean Breezes .  We toured all over town and enjoyed as many Local Restaurants as we could . On one of our stops,the server recommended a Pinot Grigio to us , Terra Alpina by Alois Lageder . We immediately moved it into one of our favorites .     Upon returning home to Pennsylvania, finding our next Bottle wasn’t going to be easy . You see the State (PA) controls 90% of Liquor Sales, and run what are known as State Stores . Your choice can be very limited . SOMERS POINT MARKET Somers Point appeared to take a hit during the first quarter of 2007, as that quarter's median sale price fell drastically from $289,000 in 2006 to $214,000 in 2007, a drop of 26%. When looking at those numbers, we need to consider that the first quarter of 2007 saw a high ratio of sales for homes in need of renovation with 7 of the 16 homes sold in need of serious renovation. As mentioned in last quarter's newsletter, in a buyers market the prohibitive value of a necessary correction greatly increases as there are more homes on the market from which to choose.For this past quarter, contract sales in Somers Point have remained in line with the same time last year and there is only a slight increase in inventory of unsold homes from the same time last year. The first quarter of 2007 in Somers Point showed 15 single family homes sold, compared to 17 in 2006. The average sold price had a drastic reduction from $326,058 in 2006 to $235,633 in 2007.  This drastic change is due in large part to two factors: Higher end homes are selling much slower, and rehab & fixer-uppers are selling for much less. With a lot of inventory for buyers to choose from, homes with "issues" are much harder to sell. When buyers have alot to choose from the prohibitive value of the  "issue" greatly increases as buyers opt for the choice that offers less inconvenience.For example, the cost difference between a 3 bedroom / 1 bath home and a 3 bed / 2 bath home in the last six months was $11,000.
