CHECK THIS FIRST LINK TO READ THE ORIGINAL BLOG POST ON FindAShoreHome.com  This blog post for September 10, 2011 was to a question posed to me the other day asking is this a good time to buy a shore property? Let’s start out with some background by saying I worked with my first real estate company in Atlantic City in the spring of 1985. During that time the market at The Jersey Shore was showing signs of topping out and starting to rollover. The Atlantic City real estate market was being fueled by the massive speculation of gambling and was still on a tear because casinos and investors were still buying the dream. Also in this time period new high rise condos were being brought to market by some out of the area real estate developers that were probably late to the party but were in no ...

Ok ! I'm trying to populate some of the newer sites. I was wondering where that came from ? I started with three and now have 18. These aren't all of them, I have about the same amount that aren't real estate related more like community related. What do you think about multiple sites vs. multiple pages ? After returning to Sea Isle City after the Irene storm on Sunday when Mayor Desiderio approved entrance back on to Sea Isle, I dropped off my personal belongings and set out to see how fared. To my surprise I found that we were very lucky. It was like the Twilight Zone as no one was around and it was warm and the sun was trying to come out. The beach in Townsends Inlet was in great shape and the beach patrol was bringing out their chairs and rowboats. Irene was good to us and she will not be missed. Forecast Uncertainty Title: Tropical Cyclone Forecast Track for AL092011 (Advisory #20) Description: The NHC official track forecast in KML format is an experimental products that the National Hurricane Center is testing during the 2010 hurricane season. This product will aid in the visualization of an NHC official track forecast, the forecast points are connected by black line segments. The track line(s) are not a forecast product, however, and because there are an infinite number of ways to connect a set of forecast points, the lines should not be interpreted as representing a specific forecast for the location of a tropical cyclone in between official forecast points. It is also important to remember that tropical cyclone track forecasts are subject to error, and that the effects of ...

##### My passion is Jersey Shore real estate, but I love the beauty of the shore so for come reason I not to save some of the special moments and share them with people dont have the opportunity to be in this area of the country. Sea Isle City is a special place where you are so close to some of the largest cities in the country and is tucked away on a small island on The Jersey Shore. It has a year around population of 1,500 and in the summer when the crowds come we explode to over 40,000. By Ian Lazarus on December 6th, 2010 In Cape May County, demolished homes mean something bigger is on the way Category: In the News, Legal Issues, Ocean City, Sea Isle City, Stone Harbor, Tags: Sea Isle City, teardown properties For years building lots were being built on and single houses were being torn down to build larger singles and townhomes. In the last year or so somewhat newer duplexes and twins are being torn down to make way for even larger stuctures in Sea Isle City and Avalon. New ordinances in Sea Isle City give landowners less restrictions for density if they build commercial/ retail on the first level. New trends and new ways to build a mousetrap are always evolving at the Jersey Shore. Read on. . .  Thanks, Ian By CAITLIN DINEEN Press of A.C. Staff | Mon December 6, 201...

Got to love those Sea Isle City, NJ sunsets in the Fall. November 9th at 4:45 pm. Nice Orange and yellow skies ! The background music isn't mine. It was done by David Wahler, Apollo's Lyre. Really super stuff. I hope you enjoy my Jersey Shore sunsets and sunrises @ BeachVu.com .   The Townsends Inlet Bridge, which links Avalon to Sea Isle City, reopened Saturday at 3 p.m. The bridge was closed on October 8th as part of $4.8 million in work on two local bridges. The bridge, which is owned by the county, was repainted and its railings were replaced.  Hooray ! Now I can get to Avalon in 5 minutes instead of 20 minutes !

Not really but just as much ! Im spending my whole day at my sisters house in Toms River, NJ helping her fix her computer. I drove an hour last night to clean it up and find out this is going to be a project. I decided to stay over and do it in the morning. So far I have been working on this for two hours. Ouch !  " So how did this happen ? I asked, Well " I downloaded something from the USPS label maker. blah blah blah. Well this was the worst computer virus I ever saw. I have been spending the whole morning saving the all of family photos, etc . . . . .   Now I'm restoring the harddrive . . . . How much fun do you think this is ? Well I'm going to get a home cooked meal tonight for spending the day in T.R. ! Blood is thicker than water ! To be continued . . . . .

Filmed on location in Sea Isle City, NJ November 7, 2010 at 80th Street on the bay. What an incredible sunset. Truly Autumn Colors. The song is not mine at all. It is a beautuful tune by Denise Young. I thought it was the perfect song to go with this colorful sunset. I hope you enjoy it and please pass it along.

CAPITAL PLAN WORKSHOP:  The City is in the process of capital plan development.  On October 26, a very productive public workshop with City Council was held to review the administration's draft of the five year capital plan.  Based on the feedback received at that meeting, the plan will be revised for public discussion and review at the next scheduled workshop on December 14, at which time council will be presented with a resolution to adopt the Capital Plan for 2011-2015. 80TH STREET WATER TOWER PROJECT: Major renovations began on September 13 at the 80th Street Water Tower, which was built in the mid-1960s.  Allied Painting of Cherry Hill has been contracted to tackle this huge effort, which will ensure that the tower will serve our City's ongoing needs.  The project will include reh...

When I finished this project I didn't even write in the caption. The video speaks for it's self. The sunrise was filmed on the beach at 78th Street in Sea Isle City. The background music was by Stanton Lanier "Awaken the Dawn". If you like it please pass it on. Thanks, ~ Ian

Consumers often focus on price and interest rate. Not wrong, but not always right either. "I'm going to wait for the market to hit bottom before I buy" is a common stance. Ok, so what if we have hit the bottom (let me know when we are there please), the economy improves also, and rates go back up from their current all-time lows? Here is a historic mortgage rate chart, fyi.  Paul Luykx, Mortgage Specialist" created some useful tables and a calculator to run your own scenarios. As you will see, If property values remain the same and rates increase by 1% you will be paying 8% more over a 10-year period, 17% more over a 30 year period" (at 95% LTV). Or conversely, you'd need to buy at as much as 15% lower price to "break even". Consider the cost of ownership, not just the purchase price! ...
