On Saturday, November 6th several friends and I walked in the 7th Annual Heather Saler 5K Lungevity Walk along the Cooper River in Pennsauken, NJ. It was a beautiful, sunny and blustery day with a great turn-out of fellow participants. As of Sauturday afternoon this event raised $90,000. Lung cancer is the leading killer out all cancers and is the least funded. More and more non-smokers and those that have stopped smoking many years ago are diagnosed with this disease. As someone said " if you have a set of lungs, you have a chance of getting lung cancer." I received a question last week on a consumer real estate information website, and it hit home that some people are still at a loss as to where to turn to find a good Pennsauken, NJ Realtor.  Sometimes, they are not actually asking the right question. Here's a good question from a local real estate participant in Pennsauken, NJ 08109 zip code, but it applies to anyone listing or buying real estate in NJ... "Concerning the ethical rules of a listing agent... is it legitimate for them to tell a prospective buyer that the seller declined a prior offer?," the homebuyer asked.  She went on to say, "Specifically, would it be proper for them to tell that prospective buyer that the seller was offered X but declined so that if they want the property they need to offer higher? Hi Everybody.  Summer's here and while we all want to kick back and relax and enjoy our summer activities or head "down the shore" (a south Jersey colloquialism!) there's a few things that we should keep in mind to keep our families safe during the busy summer months. I was recently speaking with an investor who is relatively new to real estate investing.  He had recently taken some course about purchasing real estate 'No Money Down', and wanted to know where these deals were.  Now I know that a lot of agents make fun of the late night 'real estate gurus' who advocate buying real estate 'No Money Down', but I'm not one of those agents.  I happen to have bought my first two investment properties with 'No Money Down', and on one of them I actually did get cash back at the closing.  This new investor wanted to know what the secret was to finding these deals, and this got me thinking a little.  I realized that there really isn't a secret, it is just a matter of looking at a lot of real estate and making a lot of offers.  I think that this is why many age...

A recent response to one of my posts was very troubling, and I wanted to address it in a new post.  Another agent had suggested setting up an LLC to hide certain fees he charged during a short sale from the foreclosing lender.  He also suggested that the buyers purchase the stove from the sellers for $2,000,(clearly an above market price just to give the seller some extra cash in the transaction).  These are two suggestions that I hear a lot, and honestly I'm appalled.  Usually these agents will defend their suggestions, saying that they are acting in the best interest of their clients, but I disagree.  In both cases the seller is opening up the potential for a mortgage fraud case, and I would say that this is never in their best interest.  Let me remind you that I'm not a lawyer, but I...

As many of you already know, a lot of the buyers in the market today are investors.  This is especially true of short sale buyers.  This is because many regular buyers don't want to wait to move into a new home, or may just be scared from stories that they've heard about short sales.
