Recently, I went on a listing opportunity. The home was truly beautiful with great upgrades throughout. In addition to the upgrades they had an artist come in and paint murals in the foyer, up the stairs, three bedrooms, hall bathroom and kitchen.  As part of a list to get the home show ready they were asked to neutralize the murals. A few days later they emailed asking if neutralizing the murals was really necessary. Here are my thoughts: When listing your home you want to appeal to the widest group of buyers as possible.  Think of a funnel with the wide opening directing buyers to your home. Now think of a home that is dated or has wall paper or funky paint, the opening of the funnel starts to narrow taking potential buyers with it. In the case of this house the upgrades throughout...

Whether you're decorating your first Christmas tree or your tree of many years needs a "sprucing" up, these ideas can help you have a beautiful, elegant tree by reusing what you already have! To begin, the only real investment after the purchase of your tree will be the lights.  For the most elegant look, I suggest white lights.  White lights are classic, serene, and elegant.  If that's too dull for you, go for a single color.  For a more fun, casual look get the multi-colored.  I never recommend blinking lights inside the house.  Too busy!    Now, for the free decorations!  You probably have the makings of some great ornaments around your home already-- you just didn't know it!  A lot of everyday items can be turned into ornaments-- you just need to see them in a new way.  Here's how! ...

It’s Halloween Once again the weather is cooler, the leaves are changing color and Halloween is upon us. Many of the homes here in Mount Laurel are decorated and ready for young ghosts, witches and goblins to take to the streets in search of tasty treats. So if your youngsters will be out “Trick or Treating” here are a few tips for a fun and safe night. ·       Avoid trick-or-treating alone. Walk in groups or with a trusted adult. ·       Fasten reflective tape to costumes and bags to help drivers see you. ·       Examine all treats for choking hazards and tampering before eating them. Limit the amount of treats you eat. ·       Look both ways before crossing the street. Use established crosswalks wherever possible. ·       Enter homes only if you're with a trusted adult. Otherwise, s...

Townhomes and condos can be a bit more challenging to sell because often they look very much the same as many of the other homes in your neighborhood.  One can easily blend right in with all the others-- not good when you're trying to attract buyers! So how do you make your home stand out from the rest?  How do you encourage offers on your home instead of the others?  You've already heard the advice for homes in general-- declutter, clean, paint, and make repairs.  But what specifically can you do in a townhome or condo that will make a difference?  Here are my top five tips:  1.  Spiff up your curb appeal!  Within the limits of your home owner's association, add special touches that will make your home stand out.  Add pots of flowers to the front step or just outside your door.  Hang a...

From my sister Lisa, my Guest-blogger! Hunting for a new house can be so exciting!  Potential buyers have a vision of a desired lifestyle, they crave the "perfect" house, they know everything will be better in "the new house."  Isn't life grand?  They've done everything by the book.  They are ready to buy.  Their agent brings them to your house and then? No offer.  Why?  You may not know it yet, but your home may have just been labeled by the consumer.  Or worse, YOU may have been labeled by the consumer! As a consumer, I have visited Smelly House (not just a smell-- this odor remained on me after a 10 minute drive with all the windows open.)  Note:  Don't wear open-toed shoes when house hunting for bargain priced homes!  Which brings me to Squirrel House.  I wanted to run away crying fr...

I found this video that I would like to share. It's Johnny Cash's Ragged Old Flag. So let's take a minute to reflect on our country's history as we celebrate 234 years. Let us also be mindful of our military around the world. Keep them in our thoughts and prayers.     Happy Birthday America!

As the July 4th Holiday weekend approaches, more an more, we will be out in the Sun. Whether at the beach, the ballpark,a picnic or lake, we need to protect ourselves from the Suns UV Rays. Follow these four tips to a safer summer. Keep covered up with clothing. A good rule of thumb is if you can see light through the cloth then UV rays can get through also. Sunscreen Slather it on and re-apply, re-apply, re-apply! Be generous! Wear Sunglasses with UV protection Wear a hat. Remember to pay special attention to children. Many children's beach and swimwear have a UV built-in. There are also products available used in the washing machine to make your own clothes UV resistant. Have a healthy, safe 4th of July and rest of the summer.

A 203(k) loan is a good solution. The program helps borrowers get financing that cover both the purchase and repair. It is a FHA program for owner occupants to take advantage of attached or detached single family homes, condos, PUDs REO's, 2-4 unit properties. The standard FHA investment is required - max 96.5 loan-to-value (Loan-to-value is based on the lessor of: The sales price or as is appraised value plus repair cost minus sales concessions, or 110% of as completed appraised value.) The types of eligible improvements depend on whether a FHA203(k) Standard or streamlined loan is used. Here are type of improvements allowed: structural alterations and reconstruction modernization and improvements to home's function elimination of health and safety hazards changes that improve appear...

I received an email from a friend today asking for help for a dear friend of hers!  She has a daughter with Cerebral Palsy and so has made a friend in this local family who is also struggling with the same disorder.  Meet Dominic!  He is a 7 year old boy who need your help!  He suffers from a disorder that causes him and his family many struggles.  Therapies and even daily living is difficult for them in the condition of their current home in Mt. laurel New Jersey. You see the home that was built in 1940 was once a chicken coop!  Unfortunately the 614 sq. ft. building that had been renovated to a home was all the family could afford!  They have since outgrown the home and the condition of it is quickly deteriorating. It is difficult for them to live there on a daily basis, then throw in...

HUD released a new mortgagee letter on September 18th, 2009, mortgagee letter 2009-28, that is titled Appraiser Independence. HUD wanted to clarify a few things in regards to FHA loans and adopt some of the guidelines from the HVCC guidelines for conventional loans. HVCC - Home Valuation Code of Conduct   FYI – I read a blog from Friday that was title, FHA is adopting HVCC as of January 1st.   This is misleading and I wanted to clarify this. HUD is adopting some of the rules & guidelines set within the HVCC. In the new FHA mortgagee letter, it specifically stated this : "FHA does not require the use of AMCs or other third party organizations for appraisal ordering, but recognizes that some lenders use AMCs and/or other third party organizations to help ensure appraiser independence." ...
